There was no communication from the property managers, every couple of months/ years there were demanding money that we have already paid. They said we paid then followed with they paid it back to us which is an absolute lie. I am now out of the tenancy and they are still sending me emails regarding payments. I have proof of every payment. The move in was also a nightmare. DO NOT USE THEM. For all the people at the back, DO NOT USE THEM.

United Kingdom | 06 July 2022DO NOT USE AT ALL COSTS! This is about Tower Bridge Cluttons - I have no idea who's running the branch but it's nothing short of a mess. By far the worst property management service I've ever used or dealt with (and I've worked in property management). Their staff simply do not respond to emails or calls both in emergency situations and when it comes to day-to-day issues. After poor service all year, they then tried to take every single bit of our £3k deposit for the flat we'd only been in for 12 months. When we left, we had a professional clean (costing £350) with zero damage to the flat whatsoever, they claimed it wasn't up to standard and then charged us an additional £400 for a new clean claiming there were 'crumbs in the toaster and residue in the tray on the washing machine' and other hilarious reasons. It's now been 2 months since our move out and they have simply stopped responding to all emails and we have not seen a penny of our £3k back. If you are a landlord, do not use and if you are a tenant, avoid unless you have no need for help with rats in the building (arc house) and constant hot water issues.

I thought it was maybe just our experience but looking at other reviews I can see it’s not. I won’t use going forwards

Hong Kong | 10 March 2022Entirely avoidable management service from Cluttons. Very slow to respond and not proactive in dealing with issues. Repairs through Cluttons’ network is extremely expensive. They don’t have tenants’ or landlords’ interest in mind - never once have I proactively received proper explanations for high costs or alternative quotes (unless I asked). Massive conflict of interest as Cluttons receives commissions from the contractors for works done - they are incentivised to over-charge. Of all the big agencies, Cluttons falls the most short in service. Quick follow-up: - the kickback for Cluttons on repairs is 12.5% (reiterating the conflict of interest). Took over a week for them to get back to me - I have written in to the head office, and while they have acknowledged the feedback, they have not responded to any of the points I have raised.

Unfortunately, there were some initial teething issues, but Cluttons responded quickly to our concerns and resolved the issues. Upon arrival, the boiler was out of service, leaving us without heating for a couple of days. We reported these issues to the agency via email, and in less than 24 hours, we were contacted by a contractor to arrange an inspection/repair. The contractors brought portable radiators to tide us over, and Cluttons has also offered a rental reduction to compensate. Before moving in, the agency maintained good communication with us and responded promptly to our queries. Overall, we are happy with our experience (much better than other agencies)!

United Kingdom | 26 January 2022When we moved in to the property, none of the promised cleaning and repairs had been done. Our dish washer remained broken from the day of our viewing until the day we moved out a year later. In fact they fixed it 3 days before our contract ended by which point we had vacated the property. And now they are showing the same level of unprofessionalism with our deposit. We moved out 50 days ago and had a formal inventory check in and check out organised by Cluttons. We paid for a professional cleaning company to clean the place (even though it was already cleaner than the day we moved in). We even had them come back and rectify any items the inventory clerk raised. After numerous unanswered phone calls and emails we have finally been told that our deposit will be returned to us in full. This was 7 days ago. We have repeatedly asked them to give us an indication of the date we are likely to receive it and have been ignored. We are still waiting... Our overall experience has been dreadful. Renting in London has never been easy and they have only made it harder.

Italy | 27 May 2021First time review writing for me. I truly wish I had read the numerous reviews on Cluttons before renting a property through them (I used the Islington branch). It is astounding how similar my experience has been with others who have left reviews. Awful response rate from the property management team (you have to keep forwarding your initial email on a weekly basis), lacklustre resolutions (no boiler during winter, mould throughout the property) and, to place the cherry on the cake, they performed the check out report when the professional end of tenancy staff were performing a deep clean, which resulted in my deposit not being returned, and I still have no clarity almost 3 months later. While I appreciate the above reads like a mini horror story, it is truthful and I truly urge anyone to reconsider.

United Kingdom | 18 May 2021Terrible management of the properties Cluttons' sales forgot to mention that the property had an adjacent wall to a secret night club and the property we rented was incredibly loud at night. When it was time to fix damp issues and mould growing all over the ceilings, they were non-responsive and dismissing. We didn't have a working boiler for the last nine months of our tenancy as they wouldn't engage in solving the issue. Two months after moving our, we're still waiting to receive our deposit. Agencies like this give London a bad name. A complete disgrace.

United Kingdom | 15 April 2021I wont hold back, what a bunch of SCUMBAGS. I reported a leak in December, afterwards my room began to start literally pouring form the ceiling, then to have part of my ceiling collapse..and guess what, they still didnt send someone over until a month later!!! my ceiling / leak was only fixed a few weeks ago. Over 3 months to get it done!!! no compensation, nothing except a half ass apology. Oh yea and took about 4 months to get the loose doorknobs fixed... 4 MONTHS!!!

United Kingdom | 13 March 2021When you think of a horrible estate agency, it's Cluttons. From the day I moved, no one was there, only to discover there was no heat (in winter) and broken appliances...to when they charged me hundreds of pounds for their own obvious errors in their closing inventory count...honestly I don't have a single good thing to say. When there was construction needed for a leak (known by them for months, though they ignored it until we were on the brink of emergency) they would send contractors to my flat without any warning, and then act like I was the annoying one when I requested (the legally required and contractually written) 24hr notice! And just to be the worst, they never apologised for anything, never even acknowledged any mistake. They honestly don't care about tenants or landlords at all. I don't know how they stay in business. It's obvious but I'll say it anyway - AVOID AT ALL COSTS!

United Kingdom | 09 November 2020Put our property up for sale in June. They found buyer very quickly. We emphasized that as it was a BTL we needed a motivated buyer as we had to pay service charges etc for an empty property. They said the buyers were first time buyers keen to move. Then the delays started. It took two months for them to get a mortgage offer. we are then told they want to rent it out, i.e. they will not be in a hurry. at the beginning of September when we inquire if they are ready to exchange we are told they have not yet instructed the searches, 3 months after making the offer. When these finally come in at the end of October, still nothing. Our solicitor not getting replies. Then we are informed they want access again (they have been to the property about 4 times by now) and we look on Rightmove and Zoopla to find that they have advertised our property for rent without our permission. I would give them no stars if I could. Here we are in November, it looks like the buyers were always investors not first time buyers, in no hurry, probably committing mortgage fraud by pretending they are first time buyers and they want to rent it out so they do not have a void period on completion!!

United Kingdom | 05 October 2020After more than 2 weeks vacating a flat they simply ignore any emails. I have 5weeks of deposit + 1 week of overpaid rent and they just do not answer. ESCAPE from Cluttons Islington branch! Zero respect for customers.

Islington Council returned the overpaid Council tax within a fortnight, ditto every utility company - smooth and painless process with them, esp Sky who were brilliant. Just rude emails from Cluttons, blaming everyone else and apologising that I "feel" this is poor management.

E-mailed there managing partner and hot an automated response. Eventually sorted more than 50 days after vacated property. No response/apology from managing partner. Self evident that poor customer service comes from the top.

Firstly they put the 10 year construction certificate through a company that has gone bust and we are all having to pay £250 to transfer to another company despite having paid all these monies up front. I wrote to them asking for them to pay it but have had no response. If I don't pay it I will not be able to sell my house for 10 years as very few mortgage companies will lend without a certificate. Secondly, I have a problem with the drain from the downstairs loo. I was referred to my insurance company!
