United Kingdom | 21 October 2024I undertook some APC Valuation training with Nicholas Zorpides for my recent RICS APC interview. Whilst we only managed to book the training in at very short notice, Nicholas was able to co-ordinate a high level, fast paced series of sessions to readdress the fundamentals of Valuation, setting a series of mini tasks which we reported on at subsequent sessions, and he ensure we had a thorough understanding of Hardcore/Top layer and Term & Reversion methods, including the different scenarios in which we would use them. I would recommend Nicholas' valuation training for anybody who has previoiusly covered valuations and needs a refresher in advance of their APC.

I was pleased with the survey and Nicholas helpfully arranged for us to have a call to discuss it, he also took the time to offer potential solutions to the main problem highlighted which was really useful. There was a loft space that Nicholas was unable to access, so I sent a few photos photo after the event which he was happy to comment on. As a firm they were great to deal with and couldn’t do enough to help. A friend had recommended them to me and I would also recommend them highly.

United Kingdom | 01 December 2022Edit: Update: He has threatened to take me to court for this review. I think you now know what kind of person he is. He is being investigated by the RICS for my complaint. In response to the below: His website states 2 addresses which do not exist and I have had a lot of trouble with the court trying to identify his address. His company is held with a holding company. He has been a director of many companies which are no longer active. I have of course reported him to the RICS and have sent a letter before action. He has refused a refund and as yet has still not provide an appropriate valuation report. These kind of fraudulent surveyors should be removed from the register and I will be pursing this man vigorously through the courts Regarding his recording of calls this is illegal if not used for certain purposes and it is illegal to share with third parties including the existing of a recording as stated below. I will be contacting my legal representatives to take this further Dreadful Paid £400 for a market valuation. It took a week for the report. When it arrived it contained the wrong address and a valuation that was ridiculously low. When challenged he just says it is a draft. What is the point of paying £400 if he cannot value a simple studio flat. I have another survey from a reputable firm which shows that his valuation is over 40% below the market value. I have referred to RICS as he refused to provide complaints procedure and was rude on the phone. Currently taking to court to get a refund. Do not use - you have been warned.

The valuation was undertaken quickly and met my time constraints. Nicholas explained to me clearly and concisely every step of the valuation process. This was for me incredibly important as it enabled me to understand how the values were arrived at and avoided ambiguity going forward. During the negotiations with the landlords representative Nicholas expertly explained to me their position also. Due to Nicholas professional approach we very quickly arrived at an agreed outcome with the landlord. Nicholas Zorpides is without doubt an expert surveyor, lease extension valuer and a skilled negotiator. I was more than satisfied with the service provided and he has my complete recommendation.
