So, it was time to organise a snagging company as completion for our new home was on the horizon. I chose Michael as the reviews were positive and felt naturally confident after reading them. Brilliant survey and very professional with 134 snagging items its worth every penny!! Michael definatly knows the trade, making the process very detailed. Great communication throughout and by producing a document at the end, we were then able to forward it all on to the developer. He also helps the developer by placing spots and detailed descriptions so they can locate snags with ease. Good to meet you Michael, thanks again for carrying out the survey. All the snags have now been actioned and are well on there way of being completed.

What can I say? Michael at MDR is a consummate professional. We got in contact with MDR through their website initially based on other reviews and got a response directly from Michael himself. He answered our queries very promptly so we booked in on their website. He kept in touch seeing how we were progressing with our purchase to ensure an appropriate date for the inspection. On the day he was friendly and sociable, on time and did a thorough and impeccable job snagging our new build house. 176 snags!!! We took it to the developers and agreed what we wanted them to rectify and anything we were willing to give on, they are now rectifying these, some of which were big issues we wouldn’t have noticed or have had knowledge on regarding allowable tolerances. One entire side of our shower is being ripped out! WORTH EVERY PENNY! He has extensive knowledge which was invaluable when taking the issues he found up with the developer to get resolutions. After this we would say if you are buying a new build a snagging survey is essential. You won’t necessarily want everything on the list rectifying but if nothing else it’s great bargaining power to get other things done if you willing to overlook certain minor things. We received our report very quickly, following the inspection. We chose MDR Home Inspections, as we do not have the experience or knowledge to adequately check and clarify, which work is outstanding/not to standard. A must for a all new build buyers

Mike attended my property after a recent purchase with Keepmoat Homes. His communication before attending was spot on and also after with a follow up call once I obtained the report. Prior to Mike attending I had found around 10 issues...Through Mikes diligent and thorough investigation, he found 175. For the price you pay its worth its weight in gold and would recommend any new build buyer get one done. Michael has done an amazing job on the snagging report for my new home. He made himself available at short notice and noticed snagging issues that i hadn't even seen. The report was turned around within 48 hours and looks perfect. would not hesitate to recommend.

Michael is a star! He responded very quickly to our snagging request and drove all the way to Cambridge just after Christmas and did an excellent job! He found more than 120 issues with the property, a few of which were actually quite major. The builder has accepted the inspection report and is currently rectifying the issues. Fantastic service. Michael offers a friendly service and is great to deal with. So glad we went with him, located 153 snags, many of which we would have never known about which would have definitely caused issues down the line. We have never bought a new build and decided to get a snagging survey done having read several disaster stories. I contacted several companies - but Michael was the only one to respond promptly and book a site visit quickly. I should add that he lives in Hereford and we live near Glasgow. He didn’t ask for an extra penny and travelled several hundred miles, a 6 hour drive each way, and stayed in a hotel at his own expense to carry out our survey. He then had to wait 4 hours for the Taylor Wimpey Sales Executive to turn up (even though I had booked and confirmed it with her). Nothing was too much trouble for Michael. It really was a world class service. My husband spotted 3 snags - and we had looked at the finished house really carefully. Michael found 187! Within 36 hours we had a written report itemising each snag and remedial action to be taken. It was just fantastic and better than any survey we have had done on older properties over the years. If you are buying a new build home, this survey is the best and most important service money can buy. No wriggle room for the building company. Independent evidence that is incontrovertible. One of the best decisions I have made with buying my first Home was instructing MDR Home Inspections to carry out a snagging survey. Michael was excellent from start to finish. Michael picked up on 138 snags with my home- many of which I don’t think I would have ever noticed but no doubt would cause problems in the future. The inspection was very thorough and detailed and Michael completed the survey report later in the week as he promised (which I felt was well presented). One thing I really liked about the process was that Michael didn’t just come to my home, do his inspection and leave, he spent time talking to me about the snags, what problems they may cause in future and how they should be suitable rectified by the builder. It was very clear he knew what he was talking about. Could not recommend highly enough. Thank you!

Big thanks to Michael for his time and subsequent report. My OH and I were wavering on whether to have this done or not but decided that it would be well worth it as Abbey Development seemed to rush the final stages of the build. I'm so glad we did. Michael arrived at relatively short notice and found 187 points to be addressed - from minor to more major (but not devastating ones). Some of them we decided not to pursue but the others are still a work in progress due to further shoddy workmanship from some of the workmen that came back to rectify the original mess they made. Thank you Michael - I think we would have been pretty much lost without your report and anyone that doesn't have a snagging report done on a new property these days will end up regretting it. As the saying goes, they don't make them like they used to !

I would highly recommend MDR home inspections to anybody who is buying a new home. This is my first purchase and I was encouraged to get the flat snagged. I did this and I am so glad I did. Michael picked up on so many things that I wouldn't have seen at all. The snagging report that Michael provided is very clear and we'll layed out. Showing issues broken down into areas and rooms which was a big help for me. I also like that the defects were marked with dots so when I went to the flat I could easily see the issues that Michael had detected. I would highly recommend MDR home inspections to anybody who is buying a new property or has bought a new property in the last 2 years which is guaranteed by the NHBC. As the house builder/ developer have to repair anything which is not right within the first two years. Micheal is a professional house builder, who is no longer working as a house builder but a professional snagging inspector. I recently purchased two new apartments in Luton Town Centre, believing naively that they were going to be all lovely and new with no problems whatsoever. However, when I went to inspect my so called brand new apartments, I realised there were lots of tiny things that were not right. However, as I wouldn't classify myself as a competent builder I picked up on around 10-15 faults on each apartment. Due to not being happy with the finish, i decided to go with MDR home inspections to carry out a professional snagging report. Micheal Reynolds from MDR picked up a total of 115 issues with one apartment and around a 100 in the other. Not only were they the cheapest snagging company I could find, but also the ones who would carry out the work within 48 hours. Whereas other companies were charging more money and wanted me to wait 3 weeks. The snagging reports are worth there weight in gold, considering I have just spent £180,000 on a brand new apartment. I want it to be perfect so for the price of a professional report to carried out by somebody competent, what they charge is next to nothing and well worth it. Because now I have a professional report, which states all of the defects in both of my properties. Therefore, the developer has no choice but to put things right. Plus it would have cost me a lot more money to put things right. I can't thank Micheal enough for his professional advice and his very detailed and thorough snagging inspection reports. I am a Chartered Engineer with 10 years’ experience in the construction industry and I thought I had a pretty good eye for picking up snags. Turns out that I was wrong! Mike is absolutely first class. He spent several hours surveying the property I had recently exchanged on and as a result of the detailed list of snags he picked up and reported on, I delayed my completion date until the contractor rectifies the snags. Remember if you get snagging done AFTER completion, you are going to be facing the scenario of “Well we can fix that for you mate, but do you really want all that mess in your new home for the sake of fixing a bit of bulging plasterboard?”. So ideally get it done before completion. I would estimate that fixing these snags would have cost me in the region of £10K – £15K so the survey that MDR did was probably the best purchase I have made in relation to purchasing this new build.

When someone does a good job and is a good person I believe it is your duty (in today's age) to recognize that. Michael surveyed my property for me and he was great. Flexible on time, empathetic and bottom line really knew his stuff around the house. He knew exactly where to look and found things I would never in a million years have look for. All these things add up and the fee paid to Michael is insignificant to the service he delivers. Great guy, very knowledgeable, definitely worth your time and money.

I lost confidence with the builders in the weeks leading up to completion. I noticed lots of bodges and shortcuts been taken and got concerned with the " well it conforms to NHBC standards" line they liked to use when I queried issues. As this was the most expensive purchase of my life, I decided to get 3rd party advise on the matter, and booked Mike to view the property the day after completion. If you are reading this thinking's should I / shouldn't I , do I really need to spend money on a snag report etc, then trust me - it's worth every penny. His report was very detailed with his recommendation on how to fix / resolve. The fact he lists the remedial advice is extremely helpful, as it gives that extra ammunition to use when the builders try to bodge / repair on the cheap as opposed to doing it properly / replacing. By getting Mike in as soon as we completed, it also meant that the builders couldn't accuse us of causing the damage / issues which were identified. One top of that, Mike has also provided some excellent after sales advise via email. Well worth every penny and I would recommend him to anybody thinking of buying a new build.

We used Mike's services after having a full flat refurbishment. He was extremely thorough and brought to our attention many problems that were not at first obvious. It's been very helpful having a full report, bringing to our attention problems and issues with the work and reassuring us that we had good grounds to complain. The report has given us the confidence to approach the builders and point out their lack of quality in the work they did. Mike also offered advice on how to resolve the issues.

I thought twice about getting a snagging report done,after all,you can do it yourself,right,WRONG.Michael found many items that i'd missed,and produced a comprehensive report,which my builder intitially said,he hadn't received.Michael duly resent it,and eventually the builder had to respond.There were so many faults that needed rectifying,that they had to come back on 5 or 6 occasions.For starters they had to replace every double glazed unit,because of bad scratching,all the electrical sockets in the kitchen were misaligned,laminate flooring errors,toilet replaced,outside work that hadn't been finished,the list goes on.Michael insisted that i was fully entitled to expect a finished apartment that was done to a high standard,thankfully we are at last achieving that.
