Hired for pre-purchase property inspection. Sold an elephant and delivered a cat. Don't fall for the words. Do your research. Good: Gave some valuable advise in report about minor defects and list of things to ask for from seller. Can improve: Poor customer experience and limited communication about the whole process. Advised customer to attend inspection (which is good idea) but didn't communicate to approach agent to come along for inspection. Didn't cover customer's major concerns from existing building reports. Lack of understanding and empathy towards customer requirements.
