United Kingdom | 30 May 2020I have worked on and off with Blenheims for the past year and I have to say how amazing I think all of the staff are. The management truely have the staffs mental health at heart. I have worked on and off with Blenheims providing office based yoga and mindfulness at their Torbay branch, guided classes at their annual conference and today a Zoom class, in aid of raising money for Cancer Research UK. I believe this care is what makes them more efficient in their job roles and hopefully other businesses will follow suit to care for their staff as much as Blenheims do.

United Kingdom | 29 May 2020I want to leave a review of Blenheims Estate Management from the point of view of one of many contractors used by them to maintain and address issues with properties they manage. I personally have nothing but good things to say about Blenheims, they are very proffessional in the way they do business and respond very quickly and positively to any requests from clients for investigative and remiedial works. I always recieve positive comments from residents and clients regarding the speed and efficiency with which problems are addressed. The name that is mentioned to me most often by satisfied clients is Louise Simms who manages a lot of local properties and who is very professional and efficient to deal with. She is a very personable character and gets the job done...I have found her very pleasant to deal with.

Greece | 26 March 2020I have a problem with water ingress at my property (3 months now) and despite numerous communications with this company I am still waiting to find out what exactly they intend to do about it. Meanwhile my flat is becoming full of mould and damp, and also damaging the flat below. I am disgusted with this company, and given the amount we pay in fees, it is tantamount to being ripped off. Oh now thats a good idea, Rip Off Britain here I come.

United Kingdom | 11 March 2020To understand Blenheim's,one has to understand the definition of the word "Management" (in business) In April 2019 we had water leaking down the lounge wall in our flat. I believed it was coming from the balcony of the flat above. It was reported to Blenheim's via the Rental Agency. Repairs were carried out but unfortunately no one at Blenheim's had the fore sight to trace the source of the problem at that time. In October 2019 when we started to have the fierce winds and rainstorms driving onto the balconies, the ingress of water returned. The matter was again reported to Blenheim's.Since that date they have shown no interest and no remedial work has been carried out. The damage has increased to a metre across the wall and a metre across a lintel over the balcony window. During storms we had to catch water from down the wall onto the carpet. The skirting board has rotted. I have taken many photos, videos showing the damage, paint peeling and turning powdery on the wall. Stains on the wall, coving and ceiling. Some photos have been forwarded to Blenheims, They have shown no interest and made no effort to visit us while the water runs down the wall to see the seriousness of the problem. They have never accepted the fact that the water emanates from the balcony above. For the last five months we, two 80-year-old pensioners, paying top rental, have had to endure this sort of condition. We have been unable to hang curtains to keep the winter cold out and the heat in. Culminating in us leaving the property. Blenheims Management can only be described as irresponsible, incompetent and negligent. My advise to any person seeking rental or the purchase of property, DO NOT BECOME INVOLVED WITH PROPERTY MANAGED BY BLENHEIMS MANAGEMENT LTD. Reference reply from BLENHEIM'S I have no knowledge of any meeting called by them. We were away on the 4th October no one from Blenheim's visited on 17th October. The only person who has been on our premises was the Surveyor on 5th November. He made it clear that nothing would be done until Spring. (Ridiculous ) The only time a person from Blenheim's has been was when I invited a manager to prepare him for what he might expect when I contacted Devon Live News agency, that might have been 10th February. All Blenheim's have done is make excuse after excuse. They are well aware that the Balcony above us fills with water quicker than it drains away during heavy rain storms. It drains into our flat. As regards them saying the place is habitable. Well I am awaiting an officer from Torbay Environmental Department to comment on that point . I recently asked Mr Jonathan Holmes at Blenhiems for a report, he declined stating he was unable to give details to me. Blenheims seemed to have give some sort of report here. A report without complete facts. They state "Whilst we have suffered some DAMP patches. DO THEY NOT UNDERSTAND WATER RUNS DOWN THE WALL TO THE CARPET" They state "Everything within our power has been undertaken to resolve the issue as swiftly as possible" I would hate to think what they would have done, had they taken the foot of the pedal.!!!!!! IT IS NOW SEVEN DAYS ON AND NO CONTACT FROM BLENHIEMS AS PROMISED IN THEIR REPLY . Good old Blenhiems your are so unprofessional .

United Kingdom | 09 March 2020I can’t believe Blenheims suggesting in their responses to some of these reviews that what has been expressed here is not representative of the occupants of 15,000 properties they manage Blenheims - why don’t you do a leaseholder survey and publish the full set of results. That would clear things up. I have been involved with a number of sites Blenheims manage. I’ve only ever come across 2 leaseholders who had anything good to say about them. It’s about time companies like Blenheims we’re properly regulated by a fully independent body. My gripes with Blenheims are as follows: They hide behind complex legislation and soft regulation - you might argue the whole sector does - I’ve seen a couple of better agents. It’s incredibly difficult (although just about possible) to get them to take responsibility for the things they get wrong. I find they will argue they are right long past the point where any reasonable person can see they are not. I don’t believe their preferred ways of working delivers value for money for leaseholders when procuring works. I hope the government make it easier to challenge costs in the future and Blenheims will have to buck their ideas up. I have found their fees to be expensive compared to other local agents (including ARMA members). If I was a freeholder I wouldn’t be confident Blenheims would be able to protect me against a clued up leaseholder with the ability to navigate the regulatory and legal layers.

United Kingdom | 08 March 2020My experience of Blenheims' W8 office is that of being ignored repeatedly each time any service is requested. After much chasing, they promise to attend and then no one shows up and I was left waiting more than once. The accountants that they recommend clients use (MJP) are, in fact, affiliated with them (sharing offices and same directors). After we switched to their accountants, irregularities in the invoices started to appear and they were still invoicing for services up to 2 year after works had ended. We also an extra invoice from their contractors 2 years after the works were ended and all accounts were already settled. Basically, if you don't pay attention and don't question the bills, cost items add up here and there. We terminated them..and our bills have been going down since! I am writing this review because our experience with Blenheims was so appalling that it is a public service to warn others about this company. UPDATE: Re their response, We took a claim against them and got money back from the irregular invoices (about 3x what they offered us originally). Unfortunately the Ombudsman/Court System is only able to rule on areas where we can prove financial loss (mismanaged invoices). The service issues, such as poor service, wasted time in dealing with them, and clear conflict of interests with the accountants etc are not quantifiable but were an even greater loss. Best to avoid them..

United Kingdom | 14 February 2020I've been living in a freehold property for the last five years & belong unfortunately to Blenheims Management Company of which I pay an annual fee to maintain our surrounding area within our estate, the communication with this company is nothing short of "shambolic". I hardly see any work being carried out throughout the year, I don't see any hard work being done, it's just easy money from every household. If your thinking of moving house be very careful as you will be asked to pay for a new Management Pack, which is not cheap, for the next vendors who move into your property as your existing one will be invalid, so please be very careful of this company!

United Kingdom | 05 December 2019Put my review on to see how quickly Blenheim's would respond...ha! Much quicker than when we have problems. Which bill do you want us to pay Blenheim's? The first, the amended, the third or the completely altered one thats had the headings changed because we don't have a park yet that you've charged for seven years for and put the amount under some other false accounting heading. Do your job properly, get your accountants to stop making mistakes, Bill us properly with real figures, get the work done as promised and we may give you a better review!

Then after paying the invoice receive a further letter to say ignore the last invoice as it was incorrect. The amount of wasted time, paper and money is a joke. Paying for goods which haven’t been provided is daylight robbery!! Then getting threatening letters that a late payment charge is due after their mess up!!!

United Kingdom | 21 November 2019Zero Star... I bought my flat in May 2016.. Bhlenhiems confirmed that redecoration would be April 2017,,,,,then I contacted Bhlenhiems... They said Sept 2117,,, There is £13,000 in the mgmt company to do the works... Then in Jan 2018 got a bill for maintence painting guttering et.c for £16000....devided between the four flats..... I went to get a loan but don't earn enough... So now I've got my flat on the market as I can't afford the £4500... Now they are saying pay now or forfeiture of lease... Now they want to spend the total sum of £26000. Im in casino biosness on low wage.... They don't listen.. They don't care plus I've paid £50per mth for three and a half yrs £2000....terrifing.. I'm off to my bank to beg the bank to put this 4500 on my mortgage..... Connels estate agents are sell ING my flat and waycotts... I bought my flat in good faith and have proof that it was painted etc in less than a year.... Help help... MY bank wants me to call the obsusmen..... If I get anymore threats I will and let's go to court...... I'm now very very ill.... Thankyou bhlenhiems....

United Kingdom | 30 October 2019While Blenheims may have individual employees who are good, or even exceptional at their job, the inconsistency of their management is deplorable. Good customer service should mean all staff are trained to a high standard and the service you get should not be a "postcode lottery" In 2018 Blenheims were appointed to manage our estate by Persimmon Homes and while the original property manager was impressively efficient and interacted well with the residents, he was quickly replaced by someone who has failed in every way to provide an acceptable standard of service. In spite of this she has been defended and supported by the Managing Director and our requests for a response to our complaints are being ignored. Persimmon/Blenheims, a truly toxic combination.

We own our own home in Cornwall which had to have a management company in place for legal reasons after being shafted by the original developer of the estate. They have been hounding and harassing us for money for nothing for the past two years, and continuously incorrectly addressing us as tenants! We own our home and they no claim on it. They have failed to provide evidence of work carried out and have failed to supply us with a copy of their contract! All they do is make your life a misery threatening court action for unpaid fees. As company director I have never requested nor given approval to anything to be done as to be honest their is nothing for them to do. Very unprofessional wish our stupid neighbour never brought them into our lives. They are not required and the worst management company I have ever encountered in my life, all they do is try and extort money out of you. Avoid!!!
