United Kingdom | 02 January 2025The following statement is my own personal experience, and an accurate reflection of the events to the best of my knowledge. Avoid at all costs! After being cold called and speaking to a company director, I was sold two apartments in the Wishing Well Block, Carriage Grove, Bootle. Sadly, I have been left desolate. I was encouraged to use Gorvins solicitors (Stockport) to expedite the conveyance process, where it was not directly or more importantly communicated with me purchasing an apartment where the building was not EWS1 (cladding) compliant given the tragic events at Grenfell. There were immediate issues following completion, with Elavace Estates the apartments managing agent (same director), with delays in receiving the guaranteed rent. From the onset the building was left in dire conditions (extensively reported by tenants) until transfer of the freehold / management despite collecting service charges. Conveniently the letting agent was sold to Ascend who have been first class. The property freehold was also conveniently sold with a new management agent employed. Instantly in the new financial year recognising the dire conditions of the apartment block, the service charges were tripled! Of concern, the residence are at risk, as a fire risk assessment had been neglected, further adding to costs. The property is now managed by another managing agent, its third since completion in August 2020, with no doubt further service charge increases expected in the New Year. The fire risk assessment report has been completed identifying the building as medium risk. Application has been made for government funding via CSS, however, I suspect they will respond be reporting it is the original developers / freeholder’s responsibility to meet the anticipated significant remedial costs, with personal doubts regarding Elavace’s accountability. My fear is that it will fall to the leaseholders to cover the costs. Not only has the property significantly devalued, it is practically worthless without building safety compliance. Several leaseholders have attempted to sell the apartments for a fraction of the purchase price, however, have failed to do so, as no bank will lend money and solicitors advising against the purchase. I would highly advise investors do their due diligence when investing in such projects being fully aware of the risks. I implore other leaseholders within the block to consider taking over the management of the building and exploring our rights as leaseholders as well as any legal recourse. United Kingdom | 13 November 2024Hello, I’m writing this review as I’ve not had any response from Elavace or IPG in relation to a £10,000 refund for reservations in Cavendish Waters and Sovereign Point. I chose to proceed with these Apartments last year, and whilst going through the legal process, my Solicitor had strongly recommended not to proceed due to the lack of protections in place for my deposit. These purchases were terminated in August and I’ve not had any response from them, and they have not sent any funds back to me. I have sent numerous emails and I have not had a single response, nothing. My legal representation have advised me that the reservation deposit is completely refundable as the contracts (which were the issue) were presented after the payment and are advising me to take them to court for the £10,000 alongside legal costs and interest on the money. I do not want to do this, Elavace please can you refund the £10,000 and save us all the workload that would come with going to court? thank you. Gifty
