We’re do I start. Moved into a property with these in 2022 with my partner and 8 month old son at the time. At the viewing for the property there was a patch of damp on the wall in 1 bedroom, was “promised it’ll get sorted before we had moved in there” which by the way was a false promise. Fast forward few weeks, damp spread leading to 50% of the wall covered in damp. Nothing got done other than they sent somebody out to spray some damp seal that is all, weeks after. Didn’t pre warn us we would need our little boy out of the house as it stunk but also didn’t do the damp any good as it probably just got worse from there. They left us with a dodgy front door with no rubber seal for around 8 months during the winter season. ‘We wasn’t allowed’ any contact with our landlord, at the time houses next door were getting done up. Work men that were there worked for/with the landlord, I had consistently been telling them & the letting agents regarding the damp. I once said to one of the workers the wall needs striping back to the bare brick and treating properly. He then proceeded to tell me ‘The landlord won’t do that as it’ll cost too much” So ours & our little boys lives were just cheap to all of them I assume. We had to buy stuff over and over to sort the wall ourselves, funnily enough the damp didn’t come back once we had done it. But we faced other issues then Windows are such a fire safety issue, were locked shut and we didn’t even have a key. They were definitely over due an upgrade as the mould that grew on them especially the living room window and my son’s bedroom window. Mould grew on everything in the house no matter how much we kept ontop of housework. Grew on our beds, mattresses, blinds, clothes, shoes, sentimental items the walls. Behind my son’s bedroom radiator. Literally everything. Suffered so badly with it past 2 years and had to throw away so many items, mentally drained me for these 2 years dealing with it all, sleepless nights the lot. The damp was that bad at the start all 3 of us was all in the 1 small bedroom for months, then the damp cleared me and my partner moved back into our room (where the damp was) wasn’t even in there 3 months and the mould had gotten that bad both of us had to start sleeping in the living room on the couch. (we then slept on the couch’s for around 6/7 months) until the landlord then wanted possession of the property back after leaving us with a house as such for 2 years. Got told at beginning of tenancy our landlord name was John & he does all the ‘repairs/building himself’ Well that’s a lie, it wasn’t up until we had a Garden fire with my neighbour and then his name suddenly changed to Matt? Was left unable to stay in our home for just under 2 weeks in this duration and the landlord at first didn’t even knock money from our rent. Wanted our rent aswell as us having to pay for food, transport as we was somewhere we wasn’t familiar with & was a hotel so wasn’t exactly the cheapest for food. Then offered us £100 off as we complained, that’s not even a weeks rent. And due to having so many things to replace constantly eg. we had been through 3 prams in the space of 2 years we was there as the other 2 were covered in mould considering only 1 of us worked and we had was on uc, we landed in abit of arrears, not much but considering that this landlord has had still at least over £11-12 grand from us if not more being in that property. Himself & the letting agents can’t think of how much more money they would be getting if the property was actually suitable especially for a baby. We have suffered both physically by constantly being unwell and also mentally affected too as mentioned. Fast forward, we currently no longer live at this property as the landlord basically kicked us out leaving us with no home and to pay £100 a month for storage for our things as we couldn’t just get up & move to another house straight away. They didn’t even have the decency to tell us about the s 21 themselves had it sent through the post, we received it the morning of our inspection! And went to come in for the inspection all nice like nothings happened. Upon all the conversations regarding damp & mould they do these every 6 months. And every time they’ve came out not 1 thing was mentioned regarding a solution to stop damp & mould even though they KNEW we was suffering. I would recommend that you DONT use these for a rented property and also don’t be using any landlord they use called Matthew Burrows. I honestly do not know how they can justify leaving a baby who was 8 months then & nearly 3 now in a house like that for that for such a long period of time. Upon our eviction we did not clean any mould as not only it was mentally draining to do as mentioned but I wanted them to see it. And the cheek of seeing how that property is after we left and how we had to live on a daily basis and they still try to take our deposit! Absolute disgrace.

Excellent, professional and warm service at the Rainhill Branch. Over the last few months, Alex has worked tirelessly to stay in touch with us, the sellers and the solicitors and served as a happy go-between making sure things kept moving smoothly and in the right direction. He has helped find out more details when needed and has always been very polite, friendly and courteous. The service provided is exceptional and I will go on to highly recommend them. Organised to see a property to let. Property was let out in meantime. No communication to cancel visit. They claim voicemail left but not on my phone. Still sent reminder text on the day of appointment to attend. Drove 2 hours to view property to obviously find nobody there.

Stapleton Derby estate agent provided excelled service in the process of my house purchase. It has been a pleasant time with them. They offered additional viewings and all ways there to support me thought the process of the purchase. They even liaised with the vendor on my behalf to bring the cost down on the property. The handover of keys was very good too. I certainly recommend Stapleton Derby for anyone to purchase their property through them.

brynn street st helens If I could rate this company 0 stars then I would! We moved into a property in St Helens with our 3 month old son and less than 10 days in to our tenancy we reported damp in the main bedroom. Fast forward two years (and a lot of complaints and sleepless nights) and the house was full of mould and damp. Our belongings were ruined and we were told that black mould isn’t dangerous!! It took us handing our notice in for the MD to get involved who, on a visit to our home, advised that photos were all well and good but he needed to see the mould (we had to get rid of our wooden dining room table and chairs due to the mould - we weren’t prepared to let our now two year old eat at a table like that). We were also obviously trying to remove the mould daily due to having a toddler! We have literally been told to wipe down our belongings, and that when we move into a property without damp all “should” be fine. Our son potentially has asthma (he was given an inhaler weeks after moving into that property) and so our confidence isn’t great! Stapleton Derby have basically washed their hands of any responsibility and we are yet to receive even an apology from them!! We moved out in November 2023 and the property has only been advertised for re-rent at the end of January 2024 - yet we were told the property was habitable?!?
