My favourite alternative lending platform. I have been investing with Lendinvest since 2016 and have had consistent returns of over 6%. Unlike other platforms I have tried, where businesses have folded, leaving the investor out of pocket, Lendinvest appear to have a grip on who they lend to, as well as having a first legal legal charge on any repossessions so to date I have had no losses. My only downside is that sometimes there are fallow periods with no new loans to invest in, leaving money uninvested in the account, but I would rather this than have money lent to unreliable borrowers as has happened to me with less reliable platforms. Even through the pandemic, my returns have been stable. Very happy.

Lendinvest use fintech to great effect, making dealing with them a breeze for both myself and my clients. Add to that the fantastic support from all of the team and you've got a recipe for success. I foresee a bright future for Lendinvest as they continue to disrupt the lending market.

Dare we write a bad review about a lender who has just lent you money? We are going to take the risk, on the basis that it would not be in LendInvest’s interest to harass us for what we experienced and we say here. We may have just been unlucky. The one staff I manged to get through to, thought so. In Autumn 2020 we put offers for two modest properties (one chainless). The process was horrendous, because of difficulties with the lender (LendInvest) and the lender’s demands to use their own solicitors - Birketts. LendInvest took such a long time to process the details after the swift initial offer managed by broker TBMC (excellent). Sure, we are a limited company, and so it takes longer than with an individual. But LendInvest wanted so many personal documents about our previous work as landlords. They will have seen we have a consistent track record of great credit worthiness and sensible profits. Then they insisted on using their own solicitor (Birketts), instead of using our solicitors, as the big banks do. True, LendInvest did offer that we could use their solicitor, but we had already contractually committed to our solicitors. To buy a modest house with a modest mortgage, no chain, took from October to April! Birketts were unresponsive, inept and several times seriously wrong (the figures that Birketts had asked us to send to them to complete the deal were wrong). Also, LendInvest demanded mineral extraction indemnities on a whole site that has been built upon since 1991. It became a terribly prolonged process, so much that original mortgage offers from LendInvest had expired, just before we were to complete purchase! This brought anxiety and tears to vendors and purchasers alike, for what were simple transactions. Use LendInvest if the rate suites you, but expect a slow process.

Can i ask, do lendinvest base their valuations on bricks and mortar or the yield of the property? especially on larger HMO's of 8 or 9 bedrooms? as i am considering refinancing and lend invest was brought to my attention. Appreciate any feedback.

While the processing of the application was relatively smooth, it was only at the 11th hour that we were informed that we would have to use one of their panel solicitors. The fee for a £80k purchase was £770 + VAT whereas our own solicitor was only charging £500.

Good and responsive communication at all stages of the lending process. As repeat customers, we're appreciative of new applications being considered in the context of previous deals done, reflecting a growing relationship. Sadly, relationships with high street banks have been lost in recent years.
