I bought many flats off plan from Solomon’s and we all later found out that the property reports we had been provided were far from accurate. Alot of the flats weren’t even completed by the developer (Empire) and went into administration and hence I lost all my deposits! The flats which did get built had all been over valued by at least 40% in the property reports. This meant that no mortgage lender would lend which ultimately, for me, meant I was unable to complete and hence lost those deposits also. In total I have lost over £200,000. There is a long list of wrong doings this company does (and still is doing) and the matter is now being investigated by the police! You have been warned

Denmark | 16 January 2025I paid a deposit to this company for a 1-bedroom flat in a new redevelopment at Wilberforce Court in Hull in September 2022. Throughout 2023, this company sent videos to me and other investors showing progress on the development which all turned out to be untrue. The company sent an email to all investors in January 2024 that they were owed money by the developers and had ceased trading; this is probably untrue as well. When I visited the site in Hull in January 2024 I was shocked to discover that no building had taken place since I paid my deposit in September 2022 and that Solomons’ updates had been smoke & mirrors. Needless to say, there are several investors who would like their deposits repaid. Don’t go near this company in the meantime.

United Kingdom | 16 January 2025Been scammed by this company and lost a £36k deposit. The promises of ready approved lenders, interest to be paid on the deposit on developments which are either not completed or not mortgagable. It is now apparent they market the units at under market value, the reality is they were all sold at inflated prices of upto 30% under misleading and negligent marketing. The worst however is how they shut shop leaving hundreds of investors lives ruined........only to reopen as ES1 under a different Ltd company name. Same directors, same staff, same premises. How have they been allowed to get away with this? Who is to say these fraudsters haven't reopened under a new name ready to scam more innocent investors.

Over valued properties, the list is endless. Take your money and buy something around where you live. Lost all my hard earned money to these criminals.

United Kingdom | 16 January 2025They convinced me to buy not one but 2 properties. I paid the deposits and Empire sold the Wilberforce Court buildind last year without paying the money back to the investors. Stay away from these guys. This is a fraud, you will never see your money back.

Solomon Investment Partners has recently closed its doors and no response and set up as a new company doing the same thing again. DO NOT USE THEM. The same people have opened up a new company so check first who the directors are and if they were previous working for or part of Solomons. You will loose everything

I have been advised through a contact that Solomon Investment Partners has recently closed its doors and no response. No response, numbers cut off, Lockings Solicitors are refusing to have any acknowledgement around the holding deposit paid through to Solomons.They mentioned to me Deposit is gone It is an absolute scam...

Changing your name to ES1 is a cheap attempt at obfuscation. As an organisation - you should be ashamed of conducting business in this manner. Save yourself the heartache and headache and put your savings with more reputable and trustworthy enterprises. Need recommendations for insolvency lawyers in order to salvage funds from the failed Wilberforce development

In name of helping impacted clients, they are offering property at 40% premium and that too with cash buy! Is there a group out there I can connect to take this forward with others who are impacted ?

United Kingdom | 18 March 2024I put a deposit on an apartment in Bootle, their communication was poor from the get go which I flagged up numerous times. After not hearing from them for several months, I decided to call only to hear the operator say the number you have called is incorrect and then all emails bouncing back. I wrote them a letter and sent it which I have proof they have received it, I have contacted companies house and know they are still trading but as Portus Group. I have had NO response to my letter or anything. They are absolute THIEFS, I hope you as a company never ever make a single penny again, you’re scams and scum, hope you all become broke and live on the streets after what you have done to people and their life savings. And I hope you can actually sleep in peace at night with your families knowing what you have done and I hope the same happens to you and your families. Wish for nothing but the worst for you scums.

Switzerland | 15 March 2024Fraudsters - I have had my money stolen. The company with which I have my contract is not Solomon, they were the middlemen. Solomon then ceased trading I was told in an email back in November 2023. The company with which i have the contract (now called HITWIL after several name changes) is now been looked into by PKFGM a receivership company that are working on behalf of the bank that lent the money for buying the building (which for my is Wilberforce Court in Hull). As NO work had been done on the building except rip everything out so it's now basically a shell, the value of the land and property is low and so the chances of another buyer taking it on and there being a hope in hell of me and the other investors getting our deposit back is almost 0. Litigation at this point seems pointless but perhaps as a class action? My solicitors have had no reply from who they believe to be the solicitors of HITWIL Ltd, and neither have PKFGM had a reply from HITWIL despite chases from both parties. I would be happy to manage a Facebook group or WhatsApp group if anyone could be interested? My facebook is Anna Buckley, please find me there.

United Kingdom | 20 February 2024We spoke to BKPlus who stated today that the final info has been received and they are awaiting the final due process to be appointed as the insolvency practitioners for this company. The Solomon directors have not been diligent in providing info so it seems. When asked to comment re the liklihood of getting any money back as a general rule/experience/expectation (as opposed Solomon specifically), they advised a recovery is unlikely. I also sought comment re no win no fee companies. The advice was proceed with caution. Even if you do - the return - if successful- could be heavily depleted by the fees charged to the point of uneconomic. Success rates are low. Make your own call here. If there is no money in the pot, group actions may just be a waste of time. Ultimately, the insolvency act dictates who has first bite. Ironically, those individuals who's money it actually is seem to be at the very back of the queue. Part of the info Solocon have to supply basically details their assets and liabilities indicating if they have money to liquidate or if it's all blown paying for Bentley continentals and crates of babysham espresso cocktails. If you haven't done so, register your interest with Mr Tonks at BKplus. Personally, we are not wishing to have anything to do with the Portis group and especially ES1 who Solomon staff tried to redirect their existing clients to. My understanding that this company is driven by the same directors as were Solomon who's to say lightning can't strike twice. The sales team at ES1 seem to be the same as Solomon too so no reassurance there. We found them vague and elusive about any question or providing even basic info. Proceed with EXTREME CAUTION is all that I can say. Bitterly disappointed. Our project was Bayer strawberry hill Newbury via Empire Property. To date, we have to say that progress has been very slow and we are close to giving up on them. They say the project is progressing and they will try and do new deals with their clients but getting a response or anything in writing has - at this time- proved fruitless. We will see but a very expensive lesson learned

United Kingdom | 26 January 2024I received an email today 26th January 2024 from Richard Tonks the appointed solicitors, who have confirmed that in writing that and I quote "we are not able to progress with the assignment at this time", "in the meantime, please not that the company is not (currently )in liquidation". This scam is deeper than you think, please do your due diligence when looking to purchase through ES1 or Solomon New Homes as these are run by the same directors .This information is available in the public domain check out companies house. Just click on find company information and search for ES1, Solomon Investment Partners and Solomon New Homes and you will see for yourself.
