Austria | 19 January 2024We also bought into Wilberforce Court off-plan. We are contacting our solicitors but it would certainly be a good idea to band together. In fairness, we had a successful investment with Solomon IP with a flat in Leicester which went through, and we are getting the promised 8% return on the managed rental. The costs are higher than we thought but the arrangement works.

United Kingdom | 16 January 2024I think we will need to group together legally. I was sold Wilberforce Court off plan. The delays and more delays came and went and the interest on my £35k deposit stopped being paid after 2 months. That's when I realised something was very wrong. Sadly I didn't realise before I handed over my money. If there is a facebook group this would be wise. I might start one and call it Solomon Investment Partners Legal Action (if there isn't already one).

United Kingdom | 13 January 2024As like other comment here, Solomon have taken our deposit money and closed their doors. We invested in The Lock development which we have now understood is delayed. The blanket response from Solomon to people below washing their hands of this by stating the contract is between the investor and Empire is disgusting, given we put our trust and funds with Solomon and they should remain culpable, responsible and accountable.

United Kingdom | 12 January 2024Hi all Solomon Investors, I am in the same position as you all, in fear of never recouping my deposit for an apartment that will now not be built. However, I’m guessing if we can wait for the builders to complete the apartments, we might gain something, one way or another but I don’t know? Are there any social media groups where I can join in and get support? Standing together must be better than standing alone, power in numbers? I am on Facebook and hoping to hear from you… Zoe and my second name is a tiny science 🧫 chemical dish! Petrie dish

United Kingdom | 23 December 2023I'm shell-shocked to hear about Solomon Investment Partners not completing the property. It's hard-earned money which we invest. I bought the property in Wilberforce Court in Hull; I was expected to get the property delivered in the summer and then delayed to December. I was checking updates and found the email dated 27th Nov that they have stopped trading with just an update to contact Empire directly. After reading some other feedback, I discovered that even solicitors are not responding. I'll contact lawyers to see how we can get our deposit back. I highly recommend creating a group of people who are struggling and losing their hard-earned money to make a joint group and then take legal action.

United Kingdom | 16 December 2023I am writing to share a harrowing experience with Solomon Investment Partners (SIP), a real estate company that has demonstrated a shocking disregard for the well-being of its clients and the integrity of the property market. My recent interaction with SIP has left me compelled to raise awareness about their deceitful practices and the urgent need for action against this organized real estate scam. In January 2022, I purchased a unit in Consort House under the promise that it was a mortgageable property. SIP assured me that my investment was secure, even pledging to pay interest on the deposit until the completion of the purchase. However, when the time came to mortgage the property, I discovered the shocking reality - the property was impossible to mortgage. To add insult to injury, SIP's solution was to force clients into exorbitant bridge loans with sky-high interest rates, completely betraying their initial commitments. What's more disturbing is SIP's feeble attempt to save face by claiming they consulted a litigation solicitor to explore solutions for buyers at Consort House. Their excuse for canceling a scheduled meeting with the litigation solicitor due to "air traffic control chaos" is nothing short of absurd. It is clear that SIP is attempting to cover up their misdeeds and divert attention from the fact that they have sold flats under false pretenses. This is not a mere oversight; it is a well-orchestrated real estate scam that has victimized hardworking individuals seeking a secure investment. It is disheartening to witness SIP's blatant disregard for their clients and their apparent collusion with other companies in the sales pipeline. The intricate web of terms and conditions they hide behind is nothing more than a smokescreen to evade accountability and mock the judicial system. They are now operating under the name ES1, and I implore you to exercise extreme caution and avoid any dealings with them. I am calling for immediate attention to this matter in the Parliament, urging lawmakers to investigate and hold the culprits accountable. The victims of this organized real estate scam deserve justice, and it is crucial that swift action is taken to prevent further harm to unsuspecting individuals. Additionally, it is imperative that the media shines a spotlight on the alarming practices of Solomon Investment Partners (SIP) and brings this organized real estate scam to the forefront of public awareness. A thorough investigation by reputable media outlets can serve as a catalyst for justice and contribute to the collective efforts to expose SIP's fraudulent activities. By amplifying the voices of victims and shedding light on the extent of this deceit, the media can play a crucial role in urging authorities to launch a comprehensive inquiry into SIP's operations. This not only protects potential future victims but also ensures that those responsible are held accountable for their actions. I implore journalists and news agencies to champion the cause of justice and help unveil the truth behind SIP's reprehensible conduct. In conclusion, I strongly advise anyone considering real estate transactions to steer clear of Solomon Investment Partners (SIP) and their affiliated entities. Let us unite against this egregious exploitation and work together to expose and punish those responsible for this reprehensible scam.

Thailand | 13 December 2023Today, Solomon's website shows a statement that they have ceased trading. We are looking at a loss on 2 properties - H5 in Runcorn and Wilberforce Court in Hull. There is little information on how to recover deposits and we are unable to add contact details here. However, I would appreciate if anyone has any progress or information if they can post here for other victims to be able to act.

United Kingdom | 09 December 2023Starts off good and then downhill.... Highly knowledgeable and helpful to start.. Things will suddenly go quiet once your reservation fee and deposit is made. All of the interconnected enttites(solicitor, broker etc) will be working on your purchase. Be wearing when any company has a split of 5 star and 1 star reviews. Take note and don't be another victim. The entity ES1 say they aren't connected to Solomon Investment Partners yet they're quoting on the relationship of a separate company and developer. Flags raised. A long suffering customer

United Kingdom | 06 December 2023My review was removed, please avoid any of the companies run by the directors (ES1 & Solomon New Homes). They have lost my savings, avoid at all costs. They have lied to their investors for months to protect themself.

United Kingdom | 04 December 2023Morally corrupt company that would sooner run away with your money at the slightest sign of adversity, than to really serve the interests of customers who they duped into pouring tens of thousands of pounds (in my case more) into over-valued, late running, mortgage unfriendly property investments.

United Kingdom | 02 December 2023Solomon & ES1 We had invested in a build project at Strawberry Hill Newbury through Solomon. We got a message late on a Friday advising that Solomon would cease trading the next day. Effectively, under 3 hours notice. We were told we needed to transfer to ES1 but they are part of the same group and the directors are the same. Out of the pan into to the fire perhaps. The builder of the Strawberry Hill project (Empire) have informed us that our substantial deposit should have been passed on to them and we are awaiting their confirmation to this effect. If so, they say our money is safe. Solomon have not told us where our money is despite repeated requests. Requests for even the simplest info from Solomon has been stone walled or claims of ignorance. Pathetic. We are reluctant to instruct ES1 as from our perspective - it is the same team that has been transferred from Solomon and once bitten twice shy as the saying goes.. Solomon has appointed Richard Tonks of BK Plus as receivers richard . tonks @ bkplus . co . uk Empire can be contacted at sales @ empire . property (nothing else) if you want to get a different angle. We feel really peed off with Solomon/ES1 as they gave us 3 hours on a Friday to make important decisions, have pressured us to switch to a new company with the same directors that sunk us in the first place. Obtaining any information from Solomons - even into what type if account our deposit was paid into - has effectively been blocked/ignored and stonewalled. Even told to go look up 'information' ourselves. I kid you not. Solomon are - well were - members of The Property Ombudsman, Approved Code and PRS Property Redress Scheme. Also, we will be looking to contact the Insolvency Service 03006780015, CAB - local office is best. Their national contact is a nightmare. Action Fraud 03001232040 if you feel that you have been scammed which is obviously a "personal" call. These may be our next approach when we find out if Empire have our money or if Solomon did not pass it on and its effectively lost. Please - DO YOUR HOMEWORK BEFORE COMMITTING TO ES1 as we feel we have been taken by them nor can we get any proper feedback we can actually trust or rely on. If you are a client of Solomon and invested in Empire project at Strawberry Hill Newbury, perhaps speaking to Empire may actually shed some reliable information as to where your money is or isn't. Note to Solomon/ES1 - please don't post your "reassuring" message and apology. All we wanted was simple information and all you have done is messed us about and claimed ignorance or have failed to update your front line team. Until we find out where we ACTUALLY STAND any comment will be ignored as we cannot trust you to be transparent at any level. I hope that is clear.

Kuwait | 27 November 2023I have recently been informed that the company I bought from has not been delivering to Solomon and that they basically have nothing to do with them. I am left here not knowing what my future is and have been left to deal with this whole thing in the dark. It is my first and worst investment experience and one of the biggest mistakes of my life.

United States | 26 November 2023Do not use this company who have now become ES1. Their generic reply on these reviews shows their lack of care. Hiw have multiple of their developments failed to come into existence? Because they are con artists. Stay far away from their investment schemes.

Andrew Marsden
United Kingdom | 26 November 2023I purchased 2 properties in 2 of their developments. They promised me a completely hands off experience. They pushed me into their recommended solicitors and seemed to rush the process through from there and took my money. 2 years later, I was constantly trying to contact their client care team about the progress and when they started the mortgages. They never answered. They forced me into using their recomended broker as this was the only point of contact for the developer. They could not find lending on the property after applying 6 weeks before notice to complete was served. At this point I had nothing. I tried several brokers and came back with nothing. I fear I may have been mis sold properties. I complained to them on the 8th August, they replied back to me 5 weeks later when I emailed Andrew Ward directly. He called me to ask me to take down my review and he would help me. I did as he asked and all that he promised have been lies. He promised to sell the property on, and never put it on the market. He promised to consolidate my deposits into 1 and never did. I the spoke to a Joseff Lyddon and he put it on the market 2 months after my initial conversationwith Andrew Ward, but this was too late as second notice has now been served. I have now sent another complaint that is being ignored.

United Kingdom | 24 November 2023In return for making a reservation to acquire a property, The Portus Group Ltd T/A Solomon Investment Partners ("TPG") agreed to pay my wife 3% interest per annum on her deposit, the interest being payable monthly. On 23 November 2022 Lisa Cooper, Director, informed her in writing that interest would no longer be payable monthly but would instead be payable on completion together with a 10% uplift due to the change in timing. After completion the debt remains unpaid and Lisa Cooper, Director, informed my wife that TPG has now ceased trading. The Directors of TPG are Lisa Cooper, Marian Ward and Andrew Michael Ward, who is, I understand, a person with a significant interest in TPG and who is also subject to a Disqualification Undertaking). Properties previously marketed by TPG are now seemingly being marketed by Esolone Ltd (of which Lisa Cooper and Marian Ward are directors and of which Andrew Michael Ward is, I understand, the owner via Solomon Group Holdings Ltd). Do not deal with TPG and I highly recommend you do not deal with Esolone Ltd due to commonality of Directors and owner.

Australia | 20 November 2023I am in the same boat as so many posting on here, I purchased a property through Solmon Investment for Ringway, Newcastle, and I am set to lose in excess of 40,000.00 pounds. I have been advised through a contact that Solomon Investment Partners has recently closed its doors and are now trading under a company called ES1. No response, numbers cut off, Lockings Solicitors are refusing to have any acknowledgement around the holding deposit paid through to Solomons. The whole thing is an absolute scam...

United Kingdom | 15 November 2023I invested in a property in Newcastle due for completion in Q4 2022. It was clear things had overrun but no one contacted us to advise. Only when requesting our deposit back were we told that it would be pointless as if the developer went to administration no one would get anything and so we just left it. New end date in the lovely glossy brochure still states Q4 2023 but still no contact or preparation time for us to get finance sorted. Call them and email them no response. I am not yet sure if I have lost the deposit and exchange monies or if this will ever complete. But my complaint is more about the customer service from Solomon investment, they are so hot and attentive to get you on board and now I can’t speak to anyone. I was told by Lockings solicitor that they had had no success in obtaining deposits and exchange funds back since the long stop date clause is not met. If anyone has been successful then I would like to know how.

United Kingdom | 11 November 2023Im in the same position as all the other investors which have been scammed. Have been served completion notice on Linacre House Bootle which is nowhere even close to being finished. So many issues: pre planning breaches, long stop date breached, whole site not completed to promised specifications and etc. Please check all social media platforms and try to get in contact with one another so we can start to collectively fight back.
