As a completely new investor, I was researching on the internet for a reliable company to guide me in this journey. This is how I found Solomon Investment Partners and after reading all the reviews I decided to send an inquiry form. I was contacted very quickly for an initial conversation. The agent was very nice and it did not sound like an aggressive or "too good to be true" sales agent. After the initial call, I was introduced to a property specialist that can explain to me more about the services that the Solomon Investment Partners provide, the property that they have on the market, the network of specialists they are working with and many other information. The property specialist allocated to me was Josie Hartley, and we had quite a few hours of Zoom meetings trying to find the best investment solution for my particular situation and budget. Josie is very friendly and has a lot of knowledge, expertise and confidence. The communication is great and she was always available for quick questions or information. I decided to purchase a property in Liverpool and I'm quite excited about it as this is one of my favourite cities in England. However, the completion date is only next year. So far the process was clear, informative and smooth. I'm looking forward to the completion and I will definitely come back with a feedback review of the whole journey. Until then, 5 Stars for Josie and Solomun Investment.

I have a number of investment properties but this is the first time I have dealt with Solomon. I purchased 7 flats in Scotland, however they were not new build (which I think is a little different for them). I dealt with a great Sales agent who was very helpful. The original deal was sold as a 10% discount against the value and a 10% guaranteed rent (with the current rent about 10% anyway). There was also some other additional bits like reduced legal and broker fees. I managed to agree some different terms: a lower deposit (phew) A price reduction would be applied if it didn’t value up (as I was concerned they were over priced) and after a strange abrupt conversation (where I was told that they didn’t think I was going to take them irrespective of what we agreed) I reserved them and paid the deposit. Unfortunately turns out the units didn’t value up and not only were not worth 10% more than I was paying, but were worth about 5% less. Luckily I had agreed if that happened at least the price would be reduced. The current rental figures were closer to a 6.5% yield, not 10%. I Was then almost ready to complete and I needed my deposit back to pass to my solicitor. They were not willing to return it until post completion. I am still not sure why! Fortunately for me I had extra cash to be able to complete (to make use of a lower interest rate before the loan offer expired). 4 weeks on now and still no return of the deposit. I do hope I get this back! Luckily I have done this all before, but for someone less experienced, I see between the down valuation of 15% against the expected value and the current rent much lower than expected, to find yourself at the point of spending almost £4K on legals, brokers, valuations, to then decide to walk away or not! I have nothing but praise for the sales agent, but given the whole experience, I wouldn’t use them again and fingers crossed to get my deposit back.

Further to your response which is a whole load of incorrect information, we have evidence to prove that we mentioned before exchange via email that the property was for serviced accommodation and you mentioned that you had other landlords purchasing property for the same reason. The keys were not given till 25th March a month after completion and the email we had was permission had not been granted to release keys and we have proof of chasing this up with solicitors as well after the 6th March you mention below so to see a load of lies is hurtful to people who have lost their money. There was no address of our accrued interest payments as that is still ongoing and we have serious concerns of your ability to pay. We will not be stopping until we get our money back late completion fees unfairly charged and the accrued interest. We are contacting everyone and have a legal team working. Have spoke to the New Homes Obusdman and they have confirmed that neither of the references given below are registered with them for Feather foot or Solomon homes, could you clarify which body the registration refers to? We have previously posted a positive review, however it was at the beginning of our journey. At the start before and shortly after exchange things were really good and so was the communication. Things got sour for us when we realised that the lease does not allow for the apartments to be used as serviced accommodation even though we had specified this before exchange that the flats were specifically purchased for that. I would advise using own lawyers rather than the recommended ones whose legal fees are paid for by the developers. We completed on 27th February 2023 and we did not receive the keys to our 2 apartments until 25th March which is a month after completion and we had to pay a mortgage for 2 apartments that we have not had keys to or used for a whole month. We chased for the keys regularly and replies were slow or none. One of the selling points is payment of interest payments on deposit held, we completed over a month ago. Despite chasing and no responses at times, we are still waiting for our interest payments and like others are taking legal action to recover our money back and the interest. Including interest we are owed over £9500 for the accrued interest and the late completion fees charged. Completion of apartments were delayed by over a year and a half, no compensation besides withdrawing from contract which again is not easy and there is no reassurance that you will get your deposit back quickly if they cannot sell the property. We were given notice to complete which came at a difficult time with changes in mortgages and high interest rates. We were not given enough time to find a new mortgage and there were delays on solicitors and Christmas holidays which meant that we were charged over £3600 in late completion fees. There has been no consideration of delays that we have experienced as a result of the build and the small delay we have had of less than 50 days has resulted in thousands being charged. There is a reason why they are not registered with the New Homes Ombudsman Service, do not ignore these warnings.

I worked with Jordan in purchasing a couple of properties. His service and the way he guides you to pick the right investment bespoke to myself was fantastic.
