I would have expected the flat to be in a fully functional state when moving in. Having issues with repairs at places which requires time to be sorted out is not a pleasant move-in experience for a new flat. However, MJ helped out with the issue and got it sorted within the week but I am just disappointed that as initial moving in is always a little unsettling, it would be better to have things completely sorted out and checked before the tenant moves in.

Very happy with the service provided by the office and onsite facilities team. They have always been happy to help and answer any questions with a speedy response. I would 100% recommend renting through them. They helped make our house (apartment) a home. We thoroughly enjoyed living at Kenyon Forge.

We've been using FleetMilne to rent our property for a little over a year and while things started well it hasn't lasted. There have been numerous issues, the door was left unlocked overnight after they had organised for a clean between tenancies, we have been charged for things multiple times, payments are often delayed, information is not provided or is incorrect if you can get a response. The care of tenants has been severely lacking and is resulting is us taking over management of our property as we are being charged a significant amount to not have our investment looked after. Problems aren't communicated to us in a timely manner and when they are we are receiving quotes of £118 to put a screw in a wall. Our tenants were left without a parking permit for several months as FleetMilne hadn't collected it from the previous tenant, resulting in excess of 20 parking fines.

At best they are incompetent - gave 2 stars for eventually acting on most issues with a lot of prompts / complaints. Prior to moving in, they sent me an electrical report stating the flat was unsafe. After a lot of queries/prompting, it turned out the remedial work had actually been done - they had just not sent that document. When I picked up the keys, they tried to get me to sign to say I’d received them before giving them to me. The first person couldn’t tell me which street the gate to the property was on - but then did eventually find someone who knew. They didn’t want to give me the codes to get into the property when I picked up the keys - wanted to email them to me later that day despite me going straight there from the office - but when I insisted to have them before leaving the office they eventually gave them to me. The codes were wrong. The whole year I rented the property, they didn’t seem to keep any records of entry codes / changes to codes. They didn’t pass on code changes, leading me to get locked out (of the property I was paying to rent). When they wanted to enter the flat (to check it & for viewings), they couldn’t get in as they didn’t keep any records of codes, so I emailed them copies of my previous emails asking them for codes and their responses with new codes. This didn’t seem to prompt any recognition of their disorganisation or any changes to their procedures. It happened on multiple occasions. They didn’t know what the keys were for - one response suggested a previous tenant had left a key on the keyring by mistake - I eventually found the water meter cupboard. When they did a viewing, they completely irresponsibly left the flat unlocked after, with all my posessions in it. I asked them to opt me out of all the contact I was getting from ‘move in’ services. They agreed, but then when I moved out, they sent my details to external agencies again for ‘move in’ services. When I complained, the initial response was that the person I emailed last year no longer worked there with no understanding of consent for processing and sharing of personal details. They didn’t seem to have any understanding of the rental agreement - I sent them emails with chunks of it every time they tried to do something ridiculous. Over a month after I moved out, they haven’t paid the deposit back. They tried to claim I needed to pay for normal wear and tear and things that were damaged prior to me moving in (and were clearly damaged and unchanged on the inventory and check out report). Again, this all seemed to be complete incompetence, rather than malicious behaviour, although it seems their policy is to try not to give the tenant back any of their deposit. Altogether, I wouldn’t suggest renting from them unless you’re very patient and willing to keep emailing and keep pointing out obvious incompetence, or unless you’ve had much worse experiences with other agencies. I had no issues with the flat, but the letting agency definitely let the landlord down, and I would suggest the landlord uses a better agency.

Signed up 17 years ago and still with them!! Fleetmilne managed our property for several years while we were living abroad and we found them be professional and competent and pleasant to deal with. I am from Ireland and moved here with work in January but I fell in love with the place (Birmingham) so with that and after work granted me a permanent move and a deadline of May 30th to move out of my current place it was house hunting! My two colleagues got places so I was feeling the pressure. Once I seen a place I might like I called the office arranged a viewing and met Yousaf that same day. He is incredible. Great personality, very welcoming, very personable, very knowledgeable and really knows his stuff. You can just tell when A person has a passion for their job and it shines through..Well he is that. He got me the apartment later that day. I kept asking and texting him loads of questions and he responded so fast and so professional. I'm excited to move in. A great company an amazing employee. 👏

Probably the worst company I've ever had the displeasure of dealing with. At all costs, please avoid if you're looking to rent in Birmingham. I've warned everyone I know to avoid Fleetmilne but feel it needs to be here too so that everyone out there can be warned. The reviews on TrustPilot seem to be quite positive which is odd for a company so bad, especially when you compare to Google Reviews where the only positive reviews are from contractors who are paid by FleetMilne, and the negative reviews are the ones that have actually been ‘liked’ by other customers. Then again, looking through the TrustPilot reviews, it seems they’re actually mostly for one member of the team (Yusuf) which seems suspicious in itself, but that’s beyond the point. I can't list all of the issues because I'd be here all day, but some included - dirt/blood/food down the walls, soiled mattress, broken key fob, broken windows, no hot water upon moving in, broken radiators during winter, and abysmal customer service when these issues were reported. Some of them were only fixed 5 months after we moved in, weeks before we moved out, even though we reported them on move-in day. We were given an apology and a goodwill gesture, which we did somewhat appreciate, but this didn't actually change anything, and I don't want anyone else having to go through what we did. Please avoid at all costs, for your own sanity.
