I email them on a regular basis and receive no response. Could not manage a rubbish bin let alone a portfolio of properties

United Kingdom | 04 August 2023What a terrible management company administering and mishandling our Service Change on behalf of another bunch of charlatans, Persimmon! Their behaviors, performance, conduct, attitude, actions and deeds require a Thesaurus to provide enough descriptive adjectives about their unscrupulous behaviour. a. Prior to Blenheims appointment, overall cost of maintenance on the estate was £36,427, brought to account with our 2021 service charge payment demand. b. Blenheims came on board on 1/7/21 and earned management fees of £10,788 for that half year, according to the annual accounts (versus the budget we were charged of £22,704 for this service). c. The last 3 years we have paid £178,823 as a service charge for the estate and a total of £215,250 since inception. When you also add in the reserve fund, this total becomes £230,250, at a charge to residents who have been here from the start of £974. d. Post completion of the majority of the estate, we have paid more than £88k for landscaped areas, tree works and arboriculture – 50% of the overall total. Tree works alone in 2021 was £9,2160. Is fair and reasonable? I would say definitely not. e. We have paid £4,500 for public liability insurance. f. We have paid over £70k in management fees for Blenheims – 39% of overall total. Comment: I would ask whether this cost versus their performance is fair and reasonable? I would say definitely not. g. We were charged £16k more in our 2021 bill for anticipated service charge expenditure versus the estate Rentcharge receivable according to the annual accounts. h. Overall service charge has increased by 2.4% from 2021 to 2022 and 10.8% from 2022 to 2023, 13.5% in two years, significantly more than inflation. Shameful behavior from a shameless company. Disgraceful and reprehensible.

United Kingdom | 01 July 2023I live in a development managed by Blenheims. The service is appauling. I had a roof tile fall from my roof and miss my car by inches. I logged the issue immedialtely with Bleinheims with a ladty who was clueless and wouldn't listen. Nothing happened. i followed up a couple fo days later and a contractor came out and took away the tile with no indication when he would return. I have chased 3 times since then with still no action. If another tile comes off and hits my car or god forbid an individual the claim will be much larger than the replacement of the tile. I am going to raise with the directors of the management company and look to have them removed. They are also dishonest claiming that the contractor has returned and has tried to contact me which is just not true. If I could rate lower than 1 star I would!!

United Kingdom | 01 July 2023I never write these reviews but I feel like this VILE company needs one. Absolute thieving scum bags. They charge a yearly fee that’s gone from £100 to £179 a year. Well we didn’t pay this, as quite frankly the small patch of grass in front of our house, I could cut with a pair or scissors. And if they think this fee is for the ‘whole estate’ I could give plenty of evidence of over grown, untouched areas. Only last month, they cut all of our neighbours plants on their front lawn, and last year a stone flicked up and smashed another of our neighbours car windows, without leaving a note or anything. So we’re now being threatened with court and a £965.28 bill. How can these people sleep at night knowing they are charging this amount to people in a world that can barely afford to put food on their table? There are so many names I could call this horrible, horrible company. I HOPE THEY GO BUST AND LOOSE EVERY PENNY THEY’VE TAKEN FROM US AND OTHER PEOPLE.

Also no idea about customer service, seemed to forget he's working for us. Seemed to be insinuating the flats in the block paid different service charges, wouldn't surprise me.

United Kingdom | 19 April 2023despite complaining in writing several times our estate management company / Blenheims send contractors in in 'all weathers' dangerous machine operators sliding around my house on ride on mowers. the house, drive and surround private property are left covered in green waste. I'm left to sweep up the drive and paths, wash down front doors and clean windows etc. I have documented evidence including photographs and video footage as proof. submitted bills for my time and resources to no avail. They treat people / home owners like complete mugs!

They have no interest in managing costs, rather they appear to have regular contractors without any tender process. Nor do they Seem interested in customer service or moving managed property to owner managed. Extortion is another opinion I would use.

United Kingdom | 21 February 2023STAY AWAY! This is an extremely badly managed company. Emails and telephone calls are either ignored or answered EXTREMELY late. Repairs are always dealt with extremely late. Blenheims has no in-house London repair team. Service charge demands are issued late, and service charge reconciliations are issued years late. Blenheims uses very poor quality cleaners and very low quality contractors. The personnel are constantly changing and some are completely ignorant of the requirements of the job. AVOID, AVOID, AVOID.

Complaints are dealt with in a very condescending and a blame the customer way. Had the same complaint last year, which they promised to resolve. Same issue this year and I get a phone from a rude young girl essentially blaming me. From what I can work out they charge an extreme amount of money for their “services”, which seem to be non existent and do very little in the way of work or support. We are tied into this company because of Cavanna, which I am extremely disappointed about. Would give zero stars if I could. Developers should avoid this scam company.

Our property manager, Lindsey Brown, makes little effort to support with issues and mostly does not respond to communication, and there is absolutely no follow up on issue resolution. Resident funds are completely mismanaged- with Blenheims choosing to carry out expensive and frivolous cosmetic works rather than focusing on maintenance and ensuring the reserve fund is sufficient to cover emergency works or when they themselves miscalculate insurance policy renewals. CONSTANT requests for additional funds with the assumption that all residents and owners have a limitless supply of cash to cover the consequences of their incompetent funds management. My advice is to avoid this management company completely.

United Kingdom | 07 November 2022I have given 1 star but would rather not give any. Since Lisa Hurley took over 2 years ago as Property Manager in Plymouth, the service has been appalling. She rarely answers resident's emails unless prompted many times. Even then, she chooses what she will answer, and if she does answer, it's normally in such a condescending way. We have had so many issues, yet she fails to keep us informed unless we keep asking what is going on, or she doesn't treat anything with any urgency, when for some people, things become critical if not repaired quickly. She is the worst property manager for a long time here and we are all fed up with the way things are.

United Kingdom | 09 September 2022Most awful experience for a few years. Bleinhaims have caused so much trouble and frustration at every single event when we needed help. Most unhelpful and dismissive approach and a very useless manager Lindsey Brown. She is unable to cope with problems and never delivered an appropriate nor timely solution for any type of problem big or small. We had to make formal complaints about her more than once and no solution was found by the company. Seems they are re either understaffed or have no possibility to deal with incapable members of staff. A lot of email tennis at every problem big or small; always excuses found to say why things are not getting done when you need them the most, never a constructive and timely solution. Very poor. Awful service. I do not recommend to anyone.

United Kingdom | 04 August 2022Shame on you Blenheims They were sort of OK up till 2019, but 1 or 2 higher up people may have left, so now if anything goes wrong, they can't be bothered! Looks like they like to take a big wedge of money for themselves and do little in return. A year before Covid, they were taking money for redecoration of our estates buildings, inside communal areas and outside. I was under the impression, work was to happen in summer 2020, but never did, then came Covid. No work carried out during 2021 relaxation, no work carried out in 2022 with total Covid relaxation! But every year they continue to take more money for repairs etc. They do however remain very efficient on producing estate management bills bang on time for landlords/owners in order to rip them off further!! I have a mystery leak from neighbours above, that's been running for 11 weeks now, affecting my ceilings and a communal hallway. There is a risk of fire as water is sometimes flowing through a live kitchen light fixture! It made a fizzing sound, so I removed the bulbs, but water still flows off the naked live wires!! Contacted Blenheims in 1st instance and they couldn't be bothered to answer my email, even though I mentioned a fire risk! About 10 days later after 2 emails, I phoned and finally got through to the area agent and she gave me the brush off, saying its down to the people in flats to sort it. Sort of true, but ultimately landlords of properties that is the source of the leak! But she has responsibility to investigate too, when communal areas and fire collars become affected, but she didn't give 2 hoots about any damage to anywhere! My bed has been ruined since 10 weeks ago, so have slept on my sofa ever since! There's black mould forming in my bedroom and kitchen/living room. The anti fire collar around a downpipe from above has water running through it and in the last 24 hours MY CEILING HAS COLLAPSED IN MY BEDROOM!!! Do I recommend Blenheims to manage any property estate....what do you think??

The cost of living in a flat in Swindon is brought to the same level as mortgaging a house due to the prices these guys charge. In 5 years of owning our flat they increased charges over and over and now we are in a situation where we're selling the apartment in deficit due to the people being put off by the immense amount of service charges. 2200 per annum for a flat, really? They didn't fix a thing we asked for, everything was bodged by handymen. The landscaping consists of a person walking around once a month, without any tools. The outside and inside of the common areas look like we're long due a freshen up. The fire system is always faulty. The lights in the common areas either work or don't - regardless of the timed switches.

United Kingdom | 15 July 2022This company is an absolute Joke .they don't pay suppliers on time ..... a true story .equipment ordered from a supplier and requested they set up an account to pay for those goods.the supplier get those goods in they still don't set up an account nor do they pay for the good .supplier sells their goods due to this and again the cycle repeats .in excess of 3 months for this to happen .water leak reported back in February .countless times they have been contacted by different means and not dealt with a speedy fashion with damp affecting properties and is still not fixed as of today's date well as water line not that far from dmpc .this is not a singular occurrence at this site for this issue .projected costings printed in an extremely small font and only covers a small % of the piece of paper .one property contravenes sites rules and totally different pictures are sent.. i hope this builds a picture of there extremely poor and expensive services they provide
