My wife and I set up an appointment through the poplarhomes.com website to view a rental property and a very young kid showed up and had ZERO knowledge about the property. He could not answer any questions and handed me a card for his roofing company. HUGE red flag to start. We read a lot of complaints on here and will not be moving forward to apply.

Poplar recently bought out our property, they did not reach out or communicate this to tenants well. We only found out because our old company’s rental portal stopped working. We called and were told poplar took over, no communication. Then with rent- poplar had an ENTIRE MONTH to sort out online payment but somehow they didn’t have the portal working till 6 hours before rent was due. Customer support promised rent portal would be up the next day for a week. They are trying to evict tenants to raise the rent. We finally got rent figured out but we were notified by our old company that we were incurring late fees for rent?? Poplar is nearly impossible to get a hold of and employees only care about getting a good customer service. Now come find out you can only pay the full amount all at once with Poplar’s rent portal- so no small payments throughout the month. THEY ARE TRYING TO GET TENANTS EVICTED TO RAISE RENT. Stay away, don’t work with them.

Poplar homes is terrible. They don't send your payments through on the portal and say it's YOUR fault. The online portal wasn't even complete when my old realty company merged with them recently. Everyone's rent had to be late and now that people have paid the rent y'all saying the payments bounced? Don't rent or put your properties under this company. I have always paid rent online with no issues until this company. THEY'RE TRASH!!! If I could give zero stars, I would.

I would give them zero stars if I could. I have a tenant who has lived in my property for years. Poplar just took over. They don’t have much to do because my renter is excellent. Because of what I am going through, I am suddenly worried for my tenant. This is my first issue with Poplar since they just took over this year. I am not impressed with how they are handling it. I can’t get a hold of anyone except a call center. They refuse to let me speak to a specialist, and their whole phone system is a scam setup, which automatically says "Your assigned specialist is not available at the moment," and then they reroute you to a call center. You get the pleasure of speaking to a new representative who needs the whole issue re-explained and must verify if you're telling the truth over and over again. This is professional STONEWALLING. It is the strategy of manipulators, scammers, and con artists. Update: These people collected my rent 29 days ago, and I’ve spent the last 3 weeks emailing and calling trying to hunt down my payout. The firs 2 weeks, they would not allow me to speak to an account specialist or supervisor. Their strategy was to leave me on hold, pretending to hunt down the specialist, until the call automatically dropped. Or they’d tell me they’d call me back and never did. I filed a BBB report about one week ago, since the company was refusing to speak to me and refusing to resolve my issue in a professional way. Since then, I’ve managed to speak to a rep who worked for my old property management company (the one who sold me to Poplar), and I’m still getting the runaround. New information: apparently Poplar decided to change the landlord payout date to the 20th of the month, without telling any of the landlords. But also, it’s the 29th, and here I still am without a payout. I think the issue is much bigger than they’re telling us. I’ve given my 30 days notice to switch to a new (local) property management company.

I'm glad I came here first. Jay from Poplar Homes gave me a call after seeing my Zillow ad. He's based out of the Philippines. He pitched to me his company is in Cupertino and is the largest tenant sourcing company. Apparently, he doesn't know his competition. He pitched me an 8% monthly fee and after placement of a tenant, there is a 50% fee of first month's fee. I told him I can find an agent for 5-6% total commission (I'm in California) for procuring a tenant with no 50% fee. I also told him Zillow doesn't charge me anything and their system is streamlined for anyone that knows how to bank online. He followed up with an email and provided me some basic info along with the company's DRE license number. Be forewarned, this company has been cited for numerous violations. You can check the DRE website and do a license # or name search. Here's what I found since it's public information: 10/20/20 - H-12487 SF FOR CORP & OFFICER GLICK 11/24/21 - REVOKED-RIGHT TO RESTRICTED LICENSE PER H-12487 SF 11/24/21 - FOR OFFICER GLICK REVOKED--RIGHT TO RESTRICTED PER H-12487 SF 01/23/22 - SUSPENDED INDEFINITELY PER H-12487-SF 01/23/22 - FOR OFFICER GLICK SUSPENDED INDEFINITELY PER H-12487 SF 02/14/22 - SUSPENSION TERMINATED Just looking at this, stay far, far away. They are operating illegally from what they told me on the phone. From experience, it takes a lot for the DRE to actually enforce their laws. Also, their "marketing specialists" are unlicensed to conduct any real estate transactions. Also, this company has only 1 licensee and 1 officer. It appears to be a very small company. No wonder, people that did sign up can not get any help. Stay away unless you want to add complaints to the DRE.

I'm a property owner in Oregon, with 2 properties that were managed by Acorn. When Acorn sold their business to Poplar, communication about problems with property management suddenly became enormously inconvenient and unproductive. Poplar Homes is apparently a large "financial tech" company begun with the stated vision of revolutionizing the experience of small property owners. My experience has been that they are actually revolutionizing the ways they can reduce management costs to a minimum while ignoring the grossly inadequate service their client property owners get. Satisfaction of their clients is clearly not a driver in their business model. It has been impossible to get timely responses for any issues, and when and if responses come from overseas, they are inadequate. But the one benefit of Poplar: owner rent distributions to me are 1 week earlier each month - hence my 2-star rating rather than 1. Perhaps that was the revolution the Poplar founders were envisioning. To me, this is a completely unimportant benefit compared to the endless frustrations they have created. I cannot wait to find another property management company. I feel sorry for any property owners who innocently signs up, trusting Poplar to manage their properties

If I could give no stars that is what I would give Poplar Homes. Complete Property who use to manage our property sold to Poplar Homes. They are by far the worst property management company in the world. You're on hold forever, only to be disconnected. You leave chat messages and no one ever responds. DO NOT, I REPEAT DO NOT USE THEM FOR ANYTHING!!!!!!!

I am a home owner. Please stay away from poplar homes. Never respond, have to ping multiple times. Leasing process is a disaster, after a month after they claim home is ready to rent after previous tenant move out, I only find the home still dirty and the garage door has been broken for weeks without repair nor mentioned in inspection report. Waste a month and still far from ready to show.

Poplar Homes does not communicate with you about your property. They try to manage it from 2000 miles away without enough manpower. They will take your money but not deliver. Once they have you as a client they don't do their job and they won't let you cancel. Total scam company, don't do it! Use a local company.

New name, same problems. Onerent now changed their name Poplar (maybe to run from their bad reviews?). They outsource to the Philippines but give their call center employees no authority to make decisions are get things done. Been waiting on deposits to be rurturned for weeks now despite havign switched companies and making several requests. GIVE BACK THE DEPOSIT. Delay tactics similar to extortion.

Update July 19, 2023: As if it couldn't get worse, we've notified Poplar that we'll end our contract with them on July 26th. Yet, three weeks after we're still getting emails from the leasing and renewals team asking us about how much we want to list it for rent. We keep informing them that we are terminating the contract and STILL they have no idea. I am deeply concerned how we'll get our tenant's lease, deposit, spare keys, etc transferred over. I cannot imagine how this business continues to operate. Abject incompetence top to bottom. I have worked with property managers in this community for 15 years. Poplar bought my local property manager with the promise of technology and efficiency. I've worked in the tech industry for over a decade, and I was hopeful that this would mean more efficient communication and streamlined delivery of services. I couldn't have been more wrong. Their tech, though pretty, is so limited. They manage everything through foreign call centers and unique email addresses for every question - Renewals@poplar, maintenance@poplar, customersuccess@poplar, etc. And, it appears the various teams that manage each email don't talk to each other either. We have a renewals manager who for some reason can't call an international number, when we try to return his call, we get directed to a main number and magically he's unavailable. They're trying to see if how we want to renewal the lease and when we've asked about the state of the property, they've never seen the inside or inspected it. When we ask that they do an inspection, it takes 5 weeks to get one scheduled. When we asked for market analysis on rents, they sent us two properties, in different parts of the city and different sized units. Utterly useless context. TL;DR: What an abject failure of the silicon valley VC-backed hype machine. I cannot wait to move to a property manager with local knowledge and something resembling customer-centricity.

On the Surface Poplar Homes seems promising. As a landlord I mostly manage my own property and I have a unit that is up for lease as was contacted by Poplar's business development staff asking if I might be interested in their services. They talked about the rental income guarantee, the $15k eviction coverage and 6% fee. Seeing this seemed reasonable I said sure I will talk to your market representative so we schedule a call for the next day. So about 15 minutes passes and I get an email saying that actually even though it is advertised on their website they do not offer these perks in Oregon, because they are partnered with Acorn Management. So that lost it's appeal, but figured I would talk to them about my property in Washington. Skip to the next day 18 minutes before my call I get a note saying that the market rep was not available and that she booked me for the next day at the same time. Skip forward a day. No call. It's sad as they have a promising product, but they appear to fail and executing it on the local level.

poplar homes rented my place without my approval. they said that they could not get a hold of me so they went ahead and signed a new renter after the previous renter left (December 2022) before lease expiration this coming Aug 2023. What's worse is they signed a new renter and gave them a one year lease which now expires January 2024. second, they keep approving maintenance that I have not approved. third, every time i call to resolve issues, and after i follow the prompts to get to the right department, they always say they would get back to me in 24-48 hours which they never do. fourth, they owe me cleaning money from when i cleaned the property. they have been keeping the money since January 2023. after several calls, i found out that nothing has been done because the rep asked for my case # which i did not have because none was provided to me from the previous calls. i have been trying to relieve them of their duty but again the 24-48 hours of getting back to me has not happened and has never happened.

Trying to rent from this company is a terrible experience. The website is borderline nonfunctional, often not even letting you sign in, and when it does, the forms wont let you input information. The call-in helpline (there are several numbers but all lead to the same call center) is staffed by people with no ability to solve issues over the phone beyond basic tech support, and the application fee was double that which was initially advertised. It appears they bought a local property management company, took on all the clients, and then ran it as bare bones as possible. For a company trying to rent out apartments it's shocking the amount of hoops I have to jump through just to apply.

There’s about 5 different phone numbers, at least three different departments, multiple emails and multiple ways to reach out to them. But they are never able to resolve the problem in one call. Any issue requires a lot of effort on your part. First I waited weeks for a sink repair. They never reached back out and I had to call like every other day to ask why they haven’t initiated the repair. I had to explain the situation over and over to a new person each time. I was communicating in txt and email and calls and it still took them three weeks to fix the sink. Their interface lacks a lot compared to the previous management companies. There is no way to edit or dispute a charge on their site. They are trying to charge me for last months parking that I already paid. I’ve emailed multiple times asking for the accounting number, when I call it says I’m “already in line for a call back”, so far SLOW email has been the best method of contact with this weird company. They definitely do not hire within the country for their customer service either. So this company clearly doesn’t care about anything more than pinching as much as they can off the top. Do yourself a favor and don’t rent at a Venture Capital apartment, where you have to jump through hoops to pay your own rent, while the stress of any marks on my renting record looms over me. I’ve been trying to pay the remaining amount of rent I owe for 4 days now. There’s an error in the portal because what ever dum dum created two entities under my name, one for the garage I rent and one for the apartment. It’s just a clown show with this company. They’ll send you an email saying, “hey we tried reaching you”, but when you reply back asking when was the call and why no voicemail was left, they ghost you for a few days. I emailed asking them for the correct number to reach someone who can actually fix the errors in their system, tomorrow will be 5 business days I’ve been trying to pay rent or get the accounting departments number.

Poplar homes was the property management company for the duplex I live in. They were fired by the property owner in January of 2023. They collected rent from my bank account in March 2023. Luckily I hadn't paid rent to the new company yet, so they resolved it with the homeowner and Poplar. I removed autopay from the Poplar account. April of 2023, I paid my rent to the new company. April 11th, Poplar homes took $1200 from my account. I have spent the last 3 days trying to get the money that they STOLEN from me. Each day I have been assured that someone will call me back. Still waiting. They do t seem to care that people have bills to pay food to buy.they need to consider what happens when you can't pay your bills because they unlawfully took your money. Car payment, insurance, food. Not to mention late fees and negative marks on your credit. It is current April 19th 2023 and no resolution.

This company is horrible. We applied for a home and we were declined for credit issues. They told me if one of us has a credit score over 600, we could be approved, two people from their cust service told me that. My son has credit score over 650. So we applied again and we were still declined because they show on Equifax that his score was 597. That's 3 points under the 600 they required even though my son's Equifax showed 674. They couldn't work with us?? Then I was told even if he's approved then they look at the income, which ours combined was more than enough for 3x rent. They said they only look at the income of the one who was approved and his income alone is not 3x the rent. Well duh! I didn't appreciate this game theyre playing where they tell you this but someone else tells you that. No one explained their terms to us to begin with. I should have listened to all of the bad reviews they have. No one had anything nice to say about them. Please don't think they'll do better with you because that's what I thought. Screw Poplar! We found a better home in a better neighborhood that we were approved for so suck it Poplar! You dirty thieves!!

This is a hoax company. Physically it does not even exist. I spent two hours driving to the company headquarters in Cupertino, CA, and found it does not even exist. Big regret having them manage my property. Big regret!
