Very bad agency.. it’s been around 4 months since we moved into the house but many issues are still pending and not being addressed. They gave us appliances which did not even work and fooled us. The fridge is not working since 2 weeks and we’re living without a fridge. I don’t recommend. They don’t pick up calls or address issues. Average time to address issues is 2 months - update the fridge will now be delivered even 10 days later !!!! They’re inhuman and don’t care about tenants

Do Not Ever Choose This Agency! As a tenant of 2 years under this agency, my most sincere advice is to avoid it. Agent Eduard treated me as his dear guest until I paid off my rent; then he ghosted and left the property's energy account unsolved. Property manager Tyron would never reply to emails within a week. The flat was flooded for months, and no one takes it seriously. At the end of the tenancy, they came to me and asked for an additional £344 for professional cleaning even though the flat has been well cleaned. When I asked for my deposit number for further disputation, they vanished and ghosted, as you can guess. Till now, I still have not received any replies or returned deposits. AVOID TOXIC AGENCY.

We’ve consistently had issues with Life Residential’s lack of responsiveness since moving into our flat. Despite internal changes and promises of improvement, the situation remains the same. Recent problems, including a week without heating or hot water during winter and a recurring safety issue with a broken fridge door, have been completely ignored despite multiple follow-ups. This level of service is unacceptable for a property management company.

I have been in contact with Rosita for several months since vacating my flat at the end of my tenancy, as I was seeking the return of my deposit. From the very beginning of my claim, Rosita has been actively involved, demonstrating empathy and providing invaluable guidance throughout the process. She consistently liaised between me and the landlord, working diligently to achieve a fair and satisfactory outcome for both parties. Rosita remained unbiased and demonstrated a strong knowledge of the relevant rules and regulations. She provided clear advice, keeping me informed of all possible scenarios, particularly when the landlord sought to deduct amounts from my deposit for repairs that I was neither aware of nor responsible for. She explained the dispute process and outlined the deadlines for raising a formal dispute. Additionally, Rosita discussed the landlord’s claims with me in detail, emphasizing the importance of evidence for any deductions and ensuring that fees adhered to the appropriate guidelines. Her communication and negotiation skills were exceptional, always maintaining a fair and neutral stance. Ultimately, I reached an informed decision and agreed to resolve the deposit issue amicably. Unfortunately, I did not have sufficient photographic evidence to challenge the landlord’s claims regarding damages found in the property after I moved out.

Professional scammers. They will steal your deposit by unprotecting it, not returning it to you, suggesting bogus deductions AFTER it has been unprotected (which is against the law), and then ghosting you until you raise a deposit dispute.

Rented a 1 bed in Westgate House from Life Residential for a year. Expensive - £1700pcm, especially given the experience of living under them. I cannot begin to tell you how unprofessional their whole team was. We had Life Residential estate agents unlocking our front door at 5pm on a weekday to show prospective tenants our flat when we were midway through our tenancy. This happened twice. Issues were almost never fixed, we had 5 property managers in a 1 year tenancy, none of whom responded to emails or were ever available when you phoned the office. Life Residential refuses to ever give us our landlord's details, which is literally illegal. We almost lost our new flat to move into because our property manager never responded to the referencing company. When they did they said my wife never lived with me even though she was literally on the tenancy. We paid for a deep clean when we moved out and Life still tried to charge us £120 cleaning fee. 2 weeks after our tenancy ends and we are still chasing for our deposit, having to go to TDS to get it back. There were hidden charges in the rent - the heating and ventilation added another £100 a month to the rent which was not discussed. Pets were said to be allowed but then when we moved in we had to pay a 'licence' to have them. We had severe issues in the property itself, including terrible plumbing, standing water, poor ventilation. Issues took months to fix or were just ignored, both through their online system and email/phone. The '24/7' concierge was never at the desk, we had parcels stolen and drunk homeless people walking around our hallways and trying to break into our front door because the 'secure fob' doors were broken more often than working. We had to call the police several times for this. The gym in the basement flooded with sewage water (as well as some people's flats) and also was out of order many times. Run a mile.

Relates to Life Residential North Vacated in August - requested deposit back a week later, have some egregious deductions proposed to us - the deposit was £2596 - we were being told we would be charged £1700+ for a flat that was left in the same condition when we moved in. Fast forward 4 months later on the 20th day of the dispute we opened through mydeposits a worker phones us to admit that the charges against us were unfair and they agree to our proposed deductions of £529 (£300 was professional cleaning we did through them) All in all we could have received our deposit minus the deduction we have now agreed on £529 many months ago instead we have been engaged in a very drawn out process. Long story short please open a dispute on whatever deposit protection agency was used to protect your deposit as this "speeds" up the process somewhat however I am still waiting for my deposit back even after coming to an agreement on the new deductions.
