United States | 28 October 2024I would not use Poplar to support property management. Sure, you will talk to some local people that are very knowledgeable, but their just the broker/realtor sales team. You will then be put into a shared service support model (Philippines) and never talk to them again. The contractors they have are not qualified, know that all work under $500 is auto approved and take advantage of it. You will have to do things yourself, or find contractors and essentially overpay for a payment and maintenance ticket tool.

After notifying the company of my contractor's scheduled visit, I arrived to find the lockbox empty with no key provided. Most alarming, the back door had been left unlocked for 15 DAYS following their walk-through inspection, raising serious security concerns. Despite multiple attempts to communicate, I received no response from the management regarding these issues. Their negligence and lack of communication have destroyed my confidence in their services. I have terminated my contract and strongly advise others to avoid this company.

United States | 23 October 2024HORRIBLE HORRIBLE HORRIBLE- ….If I could award negative stars, I would. ATTN: OWNERSHIP GROUP — Your manager “Athena” is RUDE, and MOST DISRESPECTFUL. Period. Someone called and said they were calling about a condo I had for rent. Mentioned the correct address; asked if I was the owner, to which I hesitantly (and now regrettably) replied, “yes.” I asked how they got my number and they said it was listed (which it wasn’t — it’s obscured). THEY THEN HUNG UP ON ME. Caller ID allowed me to call them back and learned it was POPLAR Homes. I asked to speak to a Manager but there was so much noise in the background and impossible to hold a discussion. I raised annoyance about being hung up on and Manager “ATHENA” told me to deal with it —that it was a Friday and they were having an event. Athena did eventually identify the person who hung up on me only as someone from their “marketing” department. WHAAAT? This is Poplar’s marketing tool — to call and hang up on people???? I asked to speak to upper management and eventually, the OWNERSHIP GROUP and Athena replied, “you can’t speak with them because we’re not managing your unit.” Athena repeated that statement several more times. When I said I would leave negative feedback, Athena’s response was, “you can do whatever you want”. Athena’s attitude was pathetic, pour, and downright rude. I would NEVER ever hire a company that permits, promotes, and applauds such RUDE behavior. Ownership Group- WAKE UP. Your company harasses innocent people and then has the audacity to speak to its potential customer base with such disrespect and disdain. I WILL NEVER, EVER HIRE OR RECOMMEND POPLAR HOMES AND ON EVERY OPPORTUNITY AVAILABLE, I WILL RECOMMEND —AGAINST— USING POPLAR HOMES.

United States | 03 October 2024They lied about me moving in I have a Harris County Housing voucher and I went to see the property last week and they said someone else had a voucher and they came before me that's was a lie cause right after I viewed the property I asked how can I put my deposit down and then they sent me a link to pay for application fee so I called and a lady said don't pay the fee then when I called the next day they said the property was gone so either they are against black ppl or tht don't know what there doing just a funky mess !!! 😡😡😡

United States | 17 August 2024VERY UNPROFESSIONAL!!!! If you are renting from them, FORGET about your security deposit. We were renting a house for 3 years and we left it SPOTLESS. Even though, I confirmed with them before we left and they said as long as you leave the house in the same condition you received it, we will not charge you a cleaning fee. We've spend 3hrs cleaning house from top to bottom and left it SPOTLESS and even sent them pictures and they still charged us $600 for a cleaning fee. NO MATTER how dirty any house is, there is NO WAY a 2 bedroom house can be cleaned for $600. They deducted $1500 from the deposit including landscaping fee of $950. There is absolutely no grass or trees in the house, it's mostly rocks. They said that they will return the rest of the deposit back. We've vacated the property on 4/30/2024 and as of today 8/16/2024, we have not received the rest of the security deposit back. Every time I call, they said that I have to contact the property manager, Brandi. I keep on calling and emailing and I get no response. And they keep saying that we cannot do anything, it has to be sorted out with the property manager which she doesn't answer or respond back to emails. STAY AWAY OR FOR GET YOUR SECURITY DEPOSIT. VERY UNPROFESSIONAL.

They never followed through with what they said they would do. I had to contact the founder on Linkedin to get them to finally reply to me. Save yourself the aggravation and avoid at all costs. I wish i'd listened to reviews before I worked with them.

I seen a place put an application down got approved….then before the next final step the guy that “helped me NAMED CLYDE” literally waited a WHOLE WEEK TO PULL THE RUG (my application) FROM UNDER ME. Now I have no place to move to and these people here they don’t care they just get rid of your application without letting you know. Oh and the phone tag calls ridiculous. Everyone in the call center should be fired. Why can’t no one in the office help on a file when someone is out of town. Makes no sense. Like what kinda “Business” is this. Dont even listen to them CLYDE told me after denying my application to just pick another property and they’ll just tell the place to approve me. Like how can I trust you after what you just did to me. I had extended my lease at my current to be able to move in Friday. Now cause of CLYDE HORRIBLE COMMUNICATION I HAVE NO PLACE TO MOVE TO IN 2 days. These people man. SMH DEFINITELY DO NOT RECOMMEND

While tenants have bad experience, as a property owner I can confirm that it is the same if not worst on the other side. - Maintenance team doesn't know the lease clause drawn by the Poplar team. I had to point out to them what is covered under maintenance - Emergency line doesn't work. During a major water leak, my tenants ended up calling me since Poplar team was sleeping. The damage costed me +10k in damages since it took me couple of days to fly across the Atlantic ocean to attend to it. - After getting fired, they try to reach out to me for reconsidering them. During those discussions, the sales team guy Mr Kynt Harold Gonzaga disappears for 10 days and then sends the following email: "I deeply apologize for the delay in delivering the promised materials after our last call, which may have caused you frustration. It's clear that we've fallen short of your expectations in this instance. After reflecting on our recent interactions and considering your feedback, I've come to the realization that our current level of service may not align with your needs and expectations. As a property management company, our utmost priority is to provide exemplary service to all our homeowners. However, there are instances where despite our best efforts, we recognize that we may not meet every client's expectations. In this case, it seems we've failed to deliver the level of communication and service that you rightfully expect and deserve. Moving forward, it's important for us to acknowledge when we're not the best fit for a client's needs. While it's a difficult realization, it's essential for transparency and honesty in our client relationships. Should our paths cross again in the future, I assure you that we will be dedicated to improving our communication and service delivery to better meet your expectations. Once again, I apologize for any inconvenience or disappointment caused. Thank you for bringing this matter to my attention, and I wish you the best in finding a property management solution that aligns perfectly with your needs." They have gone from promising excellent service (but not delivering) to accepting subpar service (and still not delivering it).

United States | 16 April 2024We vacated our apartment on the 19th day of the month but Poplar collected from their auto-pay the entire month's rent. I contacted them and they promised that the excess rent we paid will be refunded. When no refund came, I started calling them. Each time they responded that someone will get in touch but no return calls ever came. I also sent emails but no response. DO NOT EVER RENT AN APARTMENT MANAGED BY POPLAR!

United States | 03 April 2024Absolutely RUN. This company is a SCAM doing the absolute bare minimum to keep collecting fees. Majority of the company is based in the Philippines and does not know the first thing about property management or the local markets they're operating in. Unfortunately, they purchased my PM and I wanted to give them a chance to iron out the kinks before running, but this is a dumpster fire. Most of the bids I got from them were wildly over the top for the job needed, and they'd typically tell me they couldn't get an alternative bid. I've now learned that this is because so few respectable vendors will work with them after not being paid for jobs that the vendors who will work with them are not necessarily the A squad.. After approving a bid, I would have to follow up for weeks or even months to see if anything had been done (even for massively urgent hazardous issues.. which I'm positive caused a long term tenant to move out). Multiple times major items took so long to get started or to get an appropriate bid, I ended up having to handle it myself (ie. roof replacement, unit turns, etc.) You have to audit all of their accounting because inevitably late fees will change every statement, utilities are sometimes billed back (or not at all in the case of one of my properties.. resulting in ~$2000 in unpaid utilities), and god speed if you have a delinquent tenant. Reporting is terrible and full of errors, so if there is an issue, you won't find out til it's too late. The tenant screening process seems non-existent, and they have no problem blatantly lying to you (my final straw before finding new management). This company has lost me thousands. I've never posted a rant like this, but I feel very passionately about telling anyone who will listen to stay away from Poplar Homes / OneRent.

United States | 01 April 2024I’m currently looking for somewhere else to live as we speak. I’ve been living at my current residence for 7 years , poplar homes took over last year. I thought it would be a good thing because I could finally make online payments. And this personally been a “crap” show. Unresponsive workers, everyone is clueless and you have to repeat your issue a million times. Unknown charges being added to the rent. AND PLEASE KEEP ALL OF YOUR MONEY ORDERS /serial number recipes. I have one that shows cashed and they keep saying they didn’t receive it. Scammers I wouldn’t recommend rent somewhere else please.
