I do have some concerns on the staff high turnover rate, which forces us to work with different people almost every time when we need to contact our account specialist.

All this time we have experienced an excellent service provided by Onerent... from maintenance required... to paying the rent.. to communication during the lease closing and return of our deposit in full! I will highly recommend Onerent for future prospective tenants and property owners. The only reason we did not renew our lease contract is because we have just finally acquired our own property!

Joy P. was communicating with me them stopped answering. Always dealing with different people, unresponsive, no follow through. Overall, I was giving them a shot before hiring them on many other units but they are very disappointing! EDIT November 12: I just emailed your email above. I had been following up with your maintenance and leasing teams but they have just gone dark on me.

United States | 30 October 2020My kitchen was clogged and we tried different approaches but it wasn't getting better, when we call customer support right after that I got message from maintanance guy. when I told him about the urgency. He gave us options for day before and I told him we cant use kitchen because of the issue. He offered me that he can come rite now I accepted it the time on clock was 9:30pm when I ask him when you'll reach he said he have to drive 40mins. he reached 10:20pm and fixed the issue. I really appriciate his dedication. I'm glad I leased through one rent

United States | 30 October 2020I have a unit for rent. Two years ago, one rent helped me find the perfect tenant and that was a good experience. So recently, when the tenant move out, I came back to one rent for the service again. But this time, it is totally a nightmare. Before sign the contract, I got 4-5 phone call per day, pushing on sign the contract. Their tenant placement and management plan has changed from two years ago. After spent couple days, we decide sign the contract. After sign the contract, there was one guy called me once, saying he need 45-1 hour to go through something, but I was in a meeting at that time. Then he agreed to call me back the next day. But THAT NEVER HAPPEN. From then on, I can not get in touch with the company leasing department at all. By calling their customer service, after explaining what is happening, they said will notify the leasing department and call me back. THAT NEVER HAPPEN. Based on the contract, one rent suppose to do the advertise and marketing, and I can not post any advertise online myself. So I am totally screwed. Now the unit is empty and I can not find onerent even to terminate the contract. As a result, losing money every day.

India | 29 October 2020We requested Onerent that we want to move a basketball hoop from the property that was not being used and is lying down near the driveway. Onerent did follow up with me several times asking when I was going to take the hoop, Unfortunately the handyman that I was asking to help move it was not available for 2 weeks. When Onerent offered to move it for a small charge I accepted the offer and asked Onerent to move it. Roughly one month passed since then and there is no action from Onerent. In general there are some things onerent does well and there are some areas for improvement. As a home owner I get a feeling that onerent has a slight bias towards renters than home owners.

Once I called them as a prospective tenant and requested very specific things in a very specific area that would eliminate all but my own house. They tried to push me to a different property in a different area. I was on short notice to leave the state for work and didn't have a whole lot of time so I was left with little choice but to hope for the best. Below is a list of things, yes I could have done things differently if I had more time. I had to find my own tenents. One rent charged me a tenant placement fee anyway. They wouldn't even consider a reduction. Because I found the tenants we had each others contact info. They would call me when Onerent wouldn't answer the phone or hadn't returned calls. I often had to hire thumbtack or takl to perform maintenance. Onerent would call back 20 days later claiming they had phone system issues. During the pandemic, onerent sent a notice that would not be fulfiling the contractual obligations of their "rent guarantee" My lawyer sent an email asking for an explanation. The response was we are allow to not pay rent per the Gov of CA law. He responded explaining they cannot charge for a service and not provide said service. He also asked for the specific law regarding this. They never responded When Governor Newsom shut things down Onerent told my tenants they still had to pay rent and they needed a medical note of why they couldn't go to work. They refused to accept the letter of furlough from my tenant's employer (Onerent is ENTIRELY operated out of the Philippines which probably has different laws from CA) Nearing the end of their lease I had not heard from Onerent so I enquired to the tenents directly. They told me they love my place, and think I did so much to help them, but they would rather be homeless than continue to work with onerent. I fired one rent that night. In writing I put my reasons and that I'm losing my excellent tenants because of them. I wrote they(onerent) are to finish out their contract and finish any necessary or legal paperwork. They reply they understood they would be cancelling the contract with the tenants early. My lawyer sent yet another email which has yet to receive a response. Use this company at your own risk. Preferably not at all. They don't meet any commitments. I wound up managing the property for the property management company.

I have used other management services and Onerent is by far the best. April C. is the last service representative I spoke to regarding the expiration of the lease I hold on my property in Fremont. She was very conscientious and listened to my concerns. I was very pleased to hear back from her in a very timely manner with a positive answer to my concern. April responded to my concern within 24 hours! She confirmed the fee I was willing to pay for rental management. I am confident in Onerent services and the team. United States | 19 October 2020Absolutely avoid renting from OneRent if possible and I wouldn't recommend renting your property via OneRent either. It's a lawsuit waiting to happen. Renting from them has been by far the worst and most frustrating rental experience I've ever had. The move in process was terrible. The house did not seem to have been professionally cleaned when we moved in. The place was dirty with trash inside and outside the house. The previous tenants had left furniture and large bins of trash in the garage and in the yard. The recycling bin was also full of garbage that we had to sort through ourselves (the city wouldn't pick it up since the recycling and non-recyclables were mixed together). OneRent eventually sent someone to remove the larger items, but it took about three weeks of badgering them. The carpet looked dirty when we moved in (our city requires professional carpet cleaning for new tenants) so we washed the carpet ourselves and the water that came out of the carpet was black, so it likely wasn't cleaned. The water dispenser in the fridge wasn't working because the water filter hadn't been replaced in so long (we had to replace it ourselves). I suspect that OneRent didn't do a move out inspection before renting out the place to new tenants (how else could they have missed whole pieces of furniture left in the house and piles of garbage in the yard?). They didn't seem surprised by the laundry list of issues we were faced with at move in, so I suspect that this is normal for them. A few weeks after we moved in, the dishwasher broke and we realized that the reason the dryer wasn't working correctly was because the vents were stuffed with lint (a fire hazard). Should have suspected since I found a big ball of human hair in the washer when we moved in. We filled out a maintenance request right away asking for a repair, as landlords are responsible for appliance repair in our city. That was almost two months ago. In that time I had to contact them dozens of times to try and get the issues resolved: calling, emailing, texting, and filling out maintenance requests. I had to file a complaint against them with the city, and that still didn't prompt them to make the repair. On the phone they apologize and assure me that they're working on it and that it will happen soon, but it took them two months to schedule a repair. I asked for a rent credit for the months of hand washing dishes, line drying clothes, calling them over and over, and to compensate for the fact that my rent is supposed to include the broken appliances and received no response. OneRent seems to be a company based on making everything automated and easy, but they don't fulfill the bare minimum legally required by a landlord. They're remote and so they don't know anything about the properties that they're renting out. If you run into a problem, you're on your own. They blame a lot of issues on not being able to get vendors to work with them. Since they're a fully remote company, you would think that they would have repair technicians in the cities they operate in who can take care of issues, but that doesn't seem to be the case. When I applied to my current place I saw the negative reviews saying that they were slow and that there were issues, but I thought I could deal with it. It's been extremely frustrating and I have regrets about signing that lease. I would urge anyone thinking about signing a lease with OneRent to reconsider. They have no regard for tenant rights.

United States | 16 October 2020I started renting a property through OneRent just last Sunday. 4 days and my experience has been the WORST so far. The day we moved in, we reported issues with the garbage disposer in the kitchen sink, oven door, and the dryer. The move-in team asked us to file a maintenance issue on their website. When we did that (with videos & pictures of the water clogging in the sink), someone called us and said they could not access the pictures and asked us to email them. We did that too. After that they set up the plumber to come take a look for next Tuesday - that is 10 days after we reported. We have told then repeatedly that the sink is filling and overflowing with water. Everytime we cal, they just keep keep moving things around in circles(move-in team - maintenance team - third party), but no productive action has taken place and no resolution of the problem. Feeling really miserable. I haven't had such a BAD experience before. I'd give them zero stars if I could

United States | 30 September 2020In the beginning, we appreciated working with Onerent because everything was online, easy and automated. However, communicating with them is a nightmare. When you submit maintenance requests, they will consistently overpromise and rarely deliver - "We'll call you back with an update by the end of the day" or "we'll send out someone to fix that today" are common offenders. I suspect they have a script that requires them to promise a timeline in which they'll follow up, but those promises are only met 10-20% of the time. Recently, I spent two weeks trying to get an update on a single issue. I can never speak with the same person (call center) and the single person who is familiar with my "ticket" doesn't consistently follow up on the requests for a callback. So not only are they terrible about following up with tenants, but their internal communication is clearly awful. But wait, there's more. They have ZERO qualms about hounding you when they want your attention. They will contact you three times in the same day to repeatedly confirm that you intend to follow through with a scheduled appointment. In the midst of chasing answers to my maintenance issue, for example, I attended a Onerent showing for a different unit and they had PLENTY of capacity to contact me incessantly before AND after the showing to confirm my attendance and encourage me to apply (I didn't). When things are going well, Onerent is fine. But communicating with them is such a source of anxiety and frustration that I have no intent to rent with them again.
