United States | 27 August 2021We have been trying since the start of the summer to get the lock to the back court yard repaired or replaced. JG keeps saying they are on it but it is not 3 months on the door still does not lock or open properly. JG seems to have an excuse for everything raised to them including telling me that they are "on top of problems." Baloney. Their service stinks and has done since I began to do business with this Mafia outfit. You can bet that if the lock on their office door was not working that they would be right on it. For anyone else that has the same issue, they could care less. I keep the number of the city police handy in case any undesirables get into the building through the broken door. JG keeps saying they are on top of things. They are not. It has now been almost a year since we were advised the bulding roof needed to be replaced and JG is still gouging owners for roof repairs several times a year. NO idea why JG cannot manage to get anyting done except to say they are extremely incompetent with all their activities. DO NO TAKE THEM ON AS A FACTOR AND IF YOU ALREADY HAVE THEM, DUMP THEM AS FAST AS POSSIBLE for your own sanity and safety. They are totally useless and then some!!!

United Kingdom | 21 August 2021Please, please please avoid this Company. For the last 18 months to 2 years we have been trying to change one of our Contractors. This came about as Glasgow City Council changed the bins uplift to every 8 days. Our Contractor's long day was a Wednesday, as he had to have all the rubbish prepared for uplift. During that time I have dealt with 4 Development Managers. Just as you think you're making progress, staff changes, and you're back at the beginning. E-mails are very seldom answered. I made an official complaint, which was passed to a Regional Manager on 11th August. No response from whoever it was passed to. Customer Service is non existent. I live in a Retirement Complex, and the last thing any of the owners want is hassle with the Factor. If James Gibb monitor these reviews, please deal with this matter urgently.

Cant wait till they are gone

The regular development inspections are informative and highlight any issues. When I have highlighted any issues Jo is “on it” immediately and gets things done. This helps to maintain a good standard around the development, I very much appreciate The work Jo does.

United Kingdom | 09 July 2021Utterly appalling. If I could give them 0 I would. Horrifically overpriced, unhelpful and utterly incompetent imo. We have now technically left them but are still fighting to get our floats back. They are trying to stiff us with a 'debt' from 3 years ago which we knew nothing of and are ignoring our requests for detailed information. Do not touch them with a barge pole. I understand that, allegedly, questions are being asked about them in the Scottish Parliament because of the amount of complaints they receive!!!

United Kingdom | 08 July 2021Absolutely shocking level of service. Complete lack of haste and communication no matter what the issue is. Going on for 3-4 months now, the flat below me has had a leak in their ceiling and water damage. I’ve been asked if a contractor could be sent out to look at my balcony because apparently it’s coming from my balcony. They send some useless contractor out who literally eye balls the area and is like “oh yeah something wrong here we’ll be in touch”. Then out the blue, James Gibb tell me it’s my issue, I need to fix it, I also need to pay for the entire thing and here’s a £2600 quote. Absolutely ABSURD! No indication of the fix, no indication as to why I’m liable. Oh and Martin Murphy our account manager just accepted the buildings insurance reply saying “we don’t cover that” - cover what?!? Absolutely useless. With ZERO communication and have the cheek to just say “ball is in your court” - laughable really. Since then I’ve had 2 roofers out telling me there is NOTHING TO FIX on my balcony. My balcony has zero issues and there is nothing they can quote to fix. This caused even more anger as what the hell were James Gibb’s contractors going to fix?!?? I’ve had ZERO communication with my useless account manager Martin Murphy. After emailing him EXTENSIVE proof and evidence that my balcony has no fault, he COMPLETELY ignores the content of my email and just states he is sending it onto his Operational Manger - Alasdair Wallace. Now he has still yet to contact me 2 days later. It’s just appalling. They’re quick to take your money but whenever you need something done they are USELESS. They are an absolute joke of a company and don’t help their customers whatsoever. I can’t believe how useless their staff are - have a sense of god damn integrity and do your f***ing job.

They are our factors in our estate yet half the work never gets carried out and recent "urgent" work which apparently was urgent to go ahead without consultation took over a year to apparently be undertaken yet no residents have seen any work being undertaken. Slow at responding, poor customer service and a waste of money

United Kingdom | 05 July 2021I've now been waiting over 8 months for repair work to be undertaken and other jobs logged with them have never been actioned. Emails go unanswered, there is no way of checking the status of repair requests and their Property Managers don't seem to be interested in doing their job and it's left to administrative staff to cover for them. They only seem interested in getting money from you and appear to have next to no interest in actually doing what they are paid to do. If you are unfortunate to have James Gibb as your factor I strongly encourage you to move away from them as quickly as you can. The day I stop having to give them money will genuinely be one of the happiest days of my life. A truly appalling experience all round.

Cannot get a return call as promised, cannot get through on the phone only to be put on hold, try a different region they tell me they cannot speak to me, although I explained I cannot get through to the region required. Cannot make payment due to the site or automated service not working then get charged a late payment fee. Eventually do speak to one person who cannot help they advised a sean will call me back still waiting 3 weeks later, cannot make payment are they going to charge me another late payment??? Disgrace please call me back EH48 2QB no 33

United Kingdom | 30 June 2021Wonderful service received from James Gibb/Martin Murphy, ref to promptly responding to my notification of various areas of internal fabric damage, requiring rectification, due to minor water ingress damage @my flat property @the Laurels. Martin/James Gibb responded the same day and organised sub-contractor investigation call outs and the remedial works very promptly and I was kept informed by Martin at every stage. Sometimes property factors, generally, can get a bad name IMO, however I have found Martin and James Gibb, in my sole experience to date, to provide an excellent service. Well done!

In December 2020 I wrote to them advising that I had sold my property and would be vacationg it on 20 January, also supplying details of the new owner. My solicitor wrote to them in January telling them the same.mMy final account showed a fine of £30 for not giving 2 weeks notice, even though they admit receiving my letter. They state their rules are that they must be informed by a solicitor.I did argue for a while, having worked within the law for many years, their rules are not specific. However, I eventually gave in and paid. It is now 24th June and I still await the refund of my deposit.A horrible, money grabbing company, with no sense of customer service. If possible, stay away from them

United Kingdom | 24 June 2021Not even worth one star. Complained to my landlord at Fair a Far Cramond Edinburgh re leak. He in turn contacted James Gibb factors who in turn did nothing. Other tenants and owners of flats complained. The problem worsened to the point the ceiling and lino in my kitchen are ruined and walls covered in black spores. This has gone on for over a year and still no repairs. If James Gibb factors had listened to concerned residents from the start and repaired the roof , none of this would have happened. Useless , grossly incompetent and neglectfu is the best way to describe them. I'm hoping to move on out of the area soon. It cant happen quick enough. It takes more than grass cutting and stair cleaning . Pity I can download photos of the kitchen. It's a disgrace.

They give contracts out to their dodgy cowboy pals (McGregor Property Maintenance and CleanSweep) who do nothing but make existing problems worse and walk away leaving you out of pocket and a with a bigger repair job on your hands. They also charge through the roof for services. Their staff don’t have a clue and leave caseloads of work for months unattended to. They have, on several occasions, authorised non essential work to be carried out on properties without owners consent and then pass these charges onto owners without informing them until it’s left your bank account. If you don’t pay they’ll reclaim it and charge you the legal costs too. Have never met anyone paying what i pay for factors fees on a 2 bed flat.

I have had such a bad experience with everything from the so called “development managers” who are useless, to the senior members of staff and last but certainly not least the finance team! Can’t do anything right. Every experience has been a shocking one. I am now actively trying to get the majority of owners to sign up and agree to change factors on two of the properties I own in large developments that they factor. Clearly do not adhere to the code of conduct and I have reported this issue. No doubt they will reply to my review saying get in touch with us blah blah blah but they are useless and will do nothing. Again - do not use.

I have tried for more than a year to get my property liaison to invoice and proceed with a communal repair. He rarely replies and the last time he gave me the excuse that he was new, and couldn't access the office to get help with the systems. James Gibb has effectively shut down as far as I can see over this pandemic - I tried phoning them, but they refused to speak to me, saying that it was not an emergency. True, it wasn't, but how are we supposed to proceed if your development manager won't reply to my emails or phone calls- or if he does, he says that he can't do anything? The customer service has been very poor in my opinion.

Recently I have called them, twice, advising someone will return my call within 48 hours; still waiting! I have also contacted them via FaceBook and their online portal and still nothing.

Also the fact they take £ 160 deposit that u don't get back unless u leave u house is not right that's a lot of profit for them in bank. Also shrubs are poor and I could do a better job myself.

They employ companies who don't carry out works and then invoice the owners for mystery works that where never completed. Emailing them is a joke and they fail to respond to other owners so they can claim that they haven't received concerns. Their directors are listed on companies they use but claim no financial links with these business. Invoices are never challenged and when you do they fail to hold the companies to account saying the invoice has been paid even if the works has not been done. My suggestion change factor from this bunch of cowboys. The property manager Tracey provides copy and paste responses without investigating a single concern saying ill get back to you with nothing. Appalling outfit. They never ever tender for works stating oh its less than x or is an emergency more like cant be bothered they never check if the work has been completed and when you state there where no works done they say ill check and get back to you well 12 months later no breakdown no getting back and no written details of what was done. Then there is the response to your review from James Gibb oh Im sorry give us your details so we can tell you why we don't accept responsibility. Unless I have missed something the only way I could give you my account number was to put it in the review for all to see.

And the aftermath has damaged my property that is yet to be resolved. I have raised complaints with Alasdair Wallace (opps manager) and Loraine Stead (Director). After over 5 weeks of asking to speak to Loraine she is yet to even reply to emails. Appalling customer service that goes to the top of JG.
