This company has been bullying me into paying for services, where in fact they owe me money. They have taken my money from the previous factor and have sat on it for months. This issue is being escalated to the Tribunal, local MP, local press and Trading Standards. Avoid this company at all cost.

I have a beautiful flat high up in the Barratt Q Development at Newhaven Harbour. Over 11 years I have had 3 successive Property Managers from James Gibb, with the current one David McAllister being the best of all. David is very attentive, always deals promptly and efficiently with any issues, and keeps us informed on problems and progress. He has a very good grasp of the technicalities of this quite complex building, and has a good range of sub-contractors well versed in the main challenges, some of which recurr from time to time. Thank you David for always being understanding, responsive, and keeping in touch. Bill Drysdale

We have always found our contact at JamesGibb, David M (Technical Manager) to be very responsive and helpful. Whilst some issues at our flat in Newhaven have been complex and long-winded to sort we have been kept in the loop with timely and accurate information about progress. Overall a very professional service!

Our home is at 68 Newhaven Place in Edinburgh. We are currently overseas. We really appreciate the service we are receiving from James Gibb, our current factors. Their Technical Manager is keeping us fully informed on any issues with our property and importantly updating us on how he is resolving any problems. Since James Gibb became our factors we have received the best service we have experienced in the 14 years we have lived in our flat. Thank you, David and James Gibb.

As a Contractor that has worked with James Gibb for a few years now. I can confidently say that I've found the staff and property managers at the Aberdeen office to be first class. Its a thankless job they have, constantly dealing with peoples problems, but they manage to do it with a smile. Jo Cooper has been a constant help and support to us , she's always so professional and efficient ( She gets things done ). Big shout out to the rest in the office to, you do a great Job . Working as a contractor with James Gibb we find all the development managers are polite, efficient and get back to us promptly with any query we have. We communicate with the Aberdeen and Glasgow offices and all the staff are first class and very helpful.

Can only speak about my experience with the Edinburgh office which is absolutely terrible. I had to chase a complaint seven times and when I eventually got hold of a member of staff were rude, dismissive, defensive, and unapologetic. Seems to me like the courteous responses on public sites like these are all for show - doesn’t match the rude way James Gibb actually deal with customers in person.

I am extremely satisfied with the input of Jo Cooper of the Aberdeen branch. She is very professional, competent and efficient with excellent communication. Her input has been of a consistently high standard. I have had some difficulties with the company in the past but Jo has completely turned this around which is a great relief to me and reassuring for the future.

I had never heard of this company and started getting spam emails including invoices regarding a property I neither owned nor lived in. It then transpired that they employed an individual who was involved in a previous sale and this knowledge was used as cover to defraud me. I sent a mountain of evidence but this only ceased once I had reported the crime to the police. I am currently still pursuing the matter through the proper channels.

Worst factor company. Avoid if you possibly can. Refuse to answer emails and even when escalated to complaints nothing done. Development managers constantly changing and hide behind generic office contact details. When they do respond, the pandemic is trotted out as an excuse. Absolute nonsense as we have ongoing issues with their lack of communication / response times since well before 2020. Only thing they do reliably is bill you.. always quick of the mark to take their 'service fees'. Appalling service

Absolutely awful. Don’t reply to emails. Don’t reply to phone calls. Pluck repairs out of the air then never hear about them again. Rude receptionist. Extortionate. Useless useless useless. Avoid at all costs.

Have a flat in Giles Street Edinburgh , flats adjacent ( council) keep dumping rubbish in our refuge area and then JG invoice us for it . Tried to explain this but no interest and very unhelpful. Try everything not to deal with it . Terrible service

Awful company. I have had a leak in my bedroom which I reported 9 months ago and regardless of how many times I request someone to come and deal with it, no one bothers to turn up. Another repair, window sash on landing reported a year ago also not fixed. Basically they don't do repairs. We got JG by default, certainly not through choice. Worst factors ever.

As a follow up to my previous review, we dumped James Gibb from my development factoring at the end of March. Final invoices received today and expected refund of deposit (illegally transferred to James Gibb by a previous factor) but James Gibb have magically added so many charges not applicable to me, I am owe them!! Completely made up invoicing calculations, and proven my previous review of them being complete crooks

I had several instances of water leaks over the last two years. Being on the ground floor is difficult at these times. Several diffierent reasons noted but have to say all checks were done by Jame Gibb to find out where the water was coming from. All reapirs done that could be done.Alison Edwards was supportive and professional through out these difficult times. Can't thank her enough.

Hay Brian how long have you worked for James Gibb … please it doesn’t take a rocket scientist to work out your 5 star review is totally false just like anything Gibbs promise all the negative reviews for these chancers are 100% fact they are the worst. If there was an industry award for the most incompetent factor they would win it hands down every time. So do us all a favor and have respect for us that have had or are having the misfortune dealing with this bunch of cowboys .. GIBBS SHOULD BE PUT OUT OF BUSINESS

I was surprised about the number of negative posts because I have found James Gibb over the years to give excellent service. They look after the Glasgow property in which my daughter lives and any problems I have reported are promptly dealt with. There have been a few changes in property managers but service has been consistent and the staff supporting the manager are excellent. A special mention to Lyndsey MacDonald for keeping me informed and who deserves a 5 star rating all to herself. A credit to your company.
