James Gibb is a unfit company and should be invested they moved into our building without my writing permission when they need 100 percent sign up they made no attempt to meet up with me knowing I own 33 percent of the building i am in my sixties and they are making me ill they have sent me a other owener paperwork relating to their financial problems this company should be shut down you only need two go in to their Glasgow office to see their security to protecting themselves and you know right away this company is bad and upsetting people James Gibb need 100 percent sign up to factor a building and I did not sign up with them and they are illegally in the building remove your self from the building

Absolutely horrible customer service. I sent 4 emails regarding my direct debit with them and is 3 weeks now and no answer at all. The way how they treat their customers is disgusting. The worst property management I ever seen. Avoid.

Due to an admin error James Gibb continually try to invoice me for work carried out on the development for a full year prior to me buying a property in the development. After receiving 3 incorrect invoices and emailing the development manager straight away to alert them of the mistake, I also emailed the the general office email address, the accounts team and also the recovery team who had sent several threatening letters regarding debt collectors. So far only the extortionate late payment fee has been waived not the £120ish I am not due to pay as I didn't even live in the area at the time or have plans of buying a house there. Therefore would be ridiculous to expect me to pay for the landscaping. Absolutely useless!!

Where do i start when absolutely everything about this company is terrible. I have no idea how they are still operating as a business. I am fortunate enough that our residents association have terminated the contract with them following years of the most shocking and inept business practices imaginable. I simply don't have the hours to list everything here, but trust me when i say - stay away from them. But even now, 5 months after the contract termination we are having issues with them returning float money etc. If there were awards for the most badly managed company, James Gibb would win easily. If the senior management are reading this, then you know the issues are so embedded in your workpractices that you really need to resign and / or cease trading as this would be the only positive outcome for your remaining clients.

I am being charged an outrageous amount of money by this company. They have doubled the Value of our Tenement for insurance purposes, and they will have doubled their already large commission by doing this. There is also the question of their "Money Pot" or what they call their "Float". They claim this is to to pay Tradesmen for work that needs to be carried out periodically on our Property. Aye, Right..... especially when you speak to tradesmen about how promptly they are paid.

Poor property management at best fraudulent at worst got behind in fees, every time I get near clearing my account balance they refer me to debt collectors then add an extortionate fee without contacting me directly first. They know it is unlikely that people will move from them because it will take a consensus of all residents to do so, so they exploit this fact.

Badly organised, jobs not done, be very careful of your invoice from them they pay contractors late and pass the fines back to the tennants - who ave paid on time. careful here.
