I wanted to make sure that after my time comes to leave this world, my assets are distributed to my family in accordance with my wishes. Josephine Russen came very highly recommended and I was very happy and impressed by the way she conducted my wishes. United Kingdom | 15 December 2021Excellent criminal defence solicitor for police interview under caution, regarding false allegations Aneka Thirurajah was my criminal defence solicitor who supported me for 5 months during the period I was falsely accused of ABH. She attended the police station with me for my interview, prepared my statement and advised me every step of the way, explaining everything thoroughly. Aneka really knows her stuff, is extremely polite, pleasant and yet is no push over. Aneka's advice prevented me from possibly being arrested at home (after I became completely frustrated by the ridiculous nature of the acusations) and made it clear to the police that whilst we would comply, things would be done our way. Aneka continued this approach over several months and knows how far to push things, what things are worth pushing for and more importantly what things are not. She did not hesitate in informing the questioning officer, that his line of questioning was already covered by our (very well prepared) statement. Today the case was dropped and the police enquiry has come to an end. I would 100% recommend Aneka as a passionate, learned, bright criminal defence solicitor, who will be in great demand in the future.

United Kingdom | 11 December 2021When I was single I used to live with my mother for many years in 2004, I got married in London and both of us, we were living with my mother and I notify the local authority in Hammersmith and Fulham. When my eldest son was born the local authority placed us, private rented accommodation managed by state agent and leased by Shepherd's Bush housing association. Therefore, our Landlord was shepherd's Bush housing association and this property we were living for 10 years and housing register for band B. On 10 February 2019, we received a letter from our Landlord The Shepherd's Bush Housing association notifying us our current flat the ex-council, the estate agent who is representing, managing and responsible the Flat notify them the owner want to sell it ,so you have to moved out and you will receive notice of eviction from the Magistrate court shortly afterwards. On 10 March 2019, we received a notice of eviction from the magistrate court to leave the property on 3 April 2019. So we approached the local authority homeless unit managed by the contractor the social housing letting agency, the social letting housing officer told us, we found for you a 4 bedroom house in Feltham which is part of Hounslow so you have to go there and viewed the house ,she said " I spoke to the Landlord and he will come to see me". nevertheless, we viewed the house and accepted, and we come back to the housing officer and we told her we accepted the semi terraced house in Feltham, but I want to asked you for one question, are we temporary or permanent and what's option available for us?. She replied angrily " I'm not going to tell you either take it or leave it, if you leave it we will discharge our duty and you have to find your own accommodation. The housing letting agency added I met the landlord in 145 King Street { the Town hall} and we gave him incentives as well as paying him one Month rent in advance and one month deposit { it was before the new law about the deposit came into being}. The housing letting agency said to us " I suggested both of you to move to the private property as soon as possibly you can, we pay the Month of April 2019 the deposit and the rent, so the landlord won't ask you anything about this Month rent. Now I noticed that something is quite wrong and the reason was first she threatened us and was rude to us, the second was the housing letting agency she didn't made it clear to us whether we are temporary or permanent { i.e The housing application} or whether she wanted us to rent the property directly from the landlord. because, I'm working I applied Universal credit, the Universal Credit said to us you have to pay your rent directly to the Landlord, and we did. After one we paid the rent the Month of May 2019, the Landlord demanded that we have to pay him the Month of April rent even though the housing Officer paid him. Therefore, I reminded the landlord any issue you have, please contact the housing letting agency officer in Hammersmith and Fulham, the Landlord refused and I told him I'm not going to pay you. The landlord said " you have three options". The First one you have to pay me, the Month of April rent. The second one you have to contact the letting agency housing officer. The third one I will trigger the section 21. I told the Landlord do whatever is right for you, he said to me with effective today I'm going to give you 6 Months notice of eviction for not paying the rent. The Landlord took me to the court and the court sent me letters of claimant and defendant, I filled the defendant form by comparing the claimant form and sent to the Magistrate court Staines in Richmond. On 10 February 2021 the court made its decision and the claimant case was struck out for not given " How to rent a book" since then our relation was not good, because he lost his case. The landlord next day came over and see us and told us I'm going to sell it my house and I will give you another 6 Months notice of eviction. Accordingly I approached the Hodge Jones & Allen Solicitors who advised me once you have all the documents from the Court come to us and we will be able to help you. They also advised me first you should contact and sent all the documents the Homeless section in Hammersmith & Fulham as well as Hodge Jones & Allen Solicitors which I did. I find out that the social letting agency which used to deal my case previously are no longer there. So the homeless section didn't reply my email and my phone call and I was struggling and then I contacted the Hodge Jones & Allen Solicitors and I told Ms Retha Khan the Paralegal that the housing officer is not responding my email, and she said " I will send an email" which she did. Ms Retha chased them up and have a word with them, within minute, the housing officer called me and placed us 4 nights temporary lodge and they offered us temporary accommodation. Retha did brilliant work
