Dear People, please be aware of this: I rated Northwood Ipswich but probably it is common problem for all other their brunches. The real rating level is here on Trustpilot becasue they can't pay them to create fake reviews. Maybe they are racist and they don't like other nations or maybe they are perfect in scamming. They are using the platform Trustist where people are writing paid reviews. Be careful renting house from them. Their standard as they confirm: bathroom shower tap replacement - 5-6 months, bathroom fan replacement - 3-4 months, kitchen tap replacement - 5-6 months or more, fence replacement - 4-6 months. They inform these are not important things for them and you need to wait in queue. If you need a help ask independent lawyer or solicitor.

Northwood Coventry - BEWARE AND STAY AWAY FROM THIS AGENCY !!!!!! Signed an agreement in February 2022 under guaranteed rent scheme. Till date no information shared about the tenants and tenancy ! Requested access to the property for a valuation for remortgage, been told tenants refusing access and therefore they can't do anything ! Was willing to give plenty of notice. Suggested options are - end the contract and start eviction process or pay 1 month's rent and moving cost to the tenants to end the contract ! Prior to handing over the property, clearly advised them that it must have to be a single tenancy as per my mortgage provider's terms. Now neighbors raising concerns about possible HMO. Asked clarification, but yet to receive any response ! Unprofessional and disrespectful. I am currently going through their internal complaint process. Don't know if anything will change as the director has already said that its my 'lack of understanding and that's not basis to complain'. It's been 3 days since i sent my complaint; no acknowledgement or response yet ! I am about to lose my mortgage offer !! Singed up with them seeing good reviews, but now know that their management changed in December 2021 !!

Landlords beware don't use Northwood. Our property was returned Trashed, the Tenant was breeding dogs in the House!!! To cap it all Northwood reneged on a hand shake agreement made with Paul Ryder and hid behind legislation so they didn't have to honour deal.

The lees office are helping us buy a new house and sell our own, and they have been absolutely amazing. Emma Owen and David Yates have been extremely helpful and very knowledgeable on all aspects of the buy and sell, and both very responsive to all communications. Would highly recommend this office and the staff there and would definitely use them again if ever needed. Thanks Northwood Lees!

David Yates and Emma Owen in the Lee's office were simply terrific. Nothing was too much trouble for Emma and David was very knowledgeable about the market and superb at showing the apartment - according to one client he was "the best I have ever come across". Thanks to you both. David and Hilary

I'm really disappointed about that agency. They start making problems from the beginning. Can't properly take the record of the tenants and make wrong spelling on names, even when they got ID. Really poor respons on costumers needs even when you report maintenance issues. On 2 years living in property they couldn't fix thermostat from the beginning, cannot pick up letters for landlord, instead they only interested of inspection and to cheat you on the end. They try to charge you for some issues which have been reported from the start of letting. When I show them proof of issues then they start explaining the person who was dealing with it is already gone and they didn't have any record. Weird cause I have mine with them on email. Overall could not avoid take money from deposit, cause the really want to take something from tenants so they said - we gonna charge you for curtain poles. Those which wasn't damaged but taken down for cleaning. It was enough to fit them back which I told them. They said is to late because you surrendered keys from home and you need to be charged 60 £ for that pleasure. As a tenant can't recommend this agency but if you decided you need to be prepared they gonna charge you no matter what. One star note in my opinion is too good for them.

Brian from Northwood solihull office has been nothing but a delight from start to finish. Himself and his team where more then happy to help on every occasion we needed them and went above and beyond for myself and my partner with our property that we brought. I would most definitely recommend this solihull office.

Currently in my search for somewhere to rent in Norwich my only negative experience so far has been with Northwood. Whilst all other agents I've spoken to have been professional, friendly and easy to deal with. Northwood have been the exception. After enquiring about a rented property instead of being made to feel like my enquiry was welcomed, my possible custom appreciated and go through an easy process to sort a viewing. Instead I was given a long email with what read like a series of non-negotiable hostage demands which was immensely overwhelming, the whole tone and structure of the email read as very hostile and cold and like I was being treated with suspicion from the outset. I know COVID hasn't gone away and that procedures should be followed to protect possible tenants and staff but it doesn't need to be rammed down my throat in this way. I get it. Plus you can't make someone feel they are being treated with suspicion just because there may have been incidents with tenants and possible tenants in the past. It instantly made me decide to not go any further with finding out more about the property and sorting a viewing. Whilst all the other agents I've dealt with so far I will be happy to continue dealing with, Northwood I will be avoiding and I suggest other possible tenants do aswell, there are better agents out there that make you feel more welcomed from the start and don't overwhelm and intimidate you from the outset.

Birmingham office: forced me into breaching my contract by not fixing a broken exterior lock and making my property unsecured and then, at close of tenancy, tried to dock money for black mould around the bath (in an unventilated bathroom). Derby office: did a viewing and then when we said we absolutely wanted it, told us there were two other viewings and they would let us know… never did. How they are still trading never mind award winning is baffling. Avoid at all costs unless you like being mucked around by cowboys.

What an absolute disgrace if you just happen to live next door to 1 of their tenants who let’s be honest should be vetted god help you . All these people are interested in is taking the benefit money these people take and have no consideration in what problems these people cause to the neighbours in the surrounding houses . If you see a board going up saying Northwood lettings get your house up for sale because once the problems start you will never be able to sell it . I am expecting the usual sorry to hear this message from Northwood lettings please contact us to discuss this well you should have sorted this out before it got to this point .

Their Solihull branch are amazing. Hands down the most responsive, helpful and pleasant estate agents we’ve ever rented off in our collective 10 years of renting. Even came to lend me the spare key when I got locked out at no notice. Such a lovely family feel to the branch with very caring people. Can’t thank them or recommend them highly enough.

Their Bolton branch are Childish rude very unprofessional when selling properties they think they are above the law . If your a seller. They won’t get you the best price If your a buyer. Be prepared to be talked at and looked down on Kids playing estate agent’s

Rented from the Crawley branch for near 3 years, had multiple maintenance issues which werent addressed. Terrible mould issue that we contacted them about over the space of the 3 years and was never resolved. Constant issues with the garden that were again, never resolved. Have finally left the property which was left in a better condition than we received it (was professionally cleaned)and now they are trying to charge for professional cleaning services which there are legally NOT allowed to do anymore under the Tentant Fees Act 2019. Will definitely be disputing and cannot wait to be rid of the viles vultures!

I would honestly say that Northwood Heswall are the worst letting agents that I have ever dealt with, substandard properties, non-existent customer service skills (except Sam she tried on some occasions to help), they are the type of agents that give letting a bad name. We moved into a property that we were told was long term let, from day one we had nothing but issues from the actually cleanliness of the property at handover – Claimed it had been professionally cleaned, well if that’s what they call professional then I dread to think what their own homes are like it was thick with grime, disgusting and rather offensive that they would deem it acceptable for a new tenant. Every time there was an issue it was an uphill battle to get anything done, always an excuse from poor communication within the office to waiting on approvals basically take no responsibility. In some cases repairs were not undertaken for over 100 days despite them stating that they will react within 28 days. Each email sent was ignored and constantly had to chase up the office. Some of the issues we had Northwood Heswall were clearly unaware or lacked basic understanding of the legal requirements particularly when it came to electrical installation works. The substandard level of some of the so called tradesmen they send out its debatable, more like odd job men that qualified tradespeople so they obviously do not have any quality management system in place. The staff are rude and incompetent and appear to never talk to each other or have mastered the art of playing dumb. They’re meant to act as the agent between you and the landlord but actually do nothing for you as a paying tenant but treat you with utter distain as if being a letting agent makes them any better than you and didn’t even help us the tenant when the landlord breached contract. Northwood Heswall don’t reply to formal complaints raised just more evidence of the lack of professionalism and customer service skills of the management at Heswall, that’s if you can actually make a complaint as they have one generic inbox that when you chase up they claim to have not seen your email. Whilst our complaint was eventually acknowledged there was no formal rectification or response from the management pertaining to the issues just a statement trying to absolve themselves of the issues raised. If you value sanity and a simple life do not bother entertaining a rental property through these cowboys its honestly not worth it. I’ve let properties in London, Dubai etc and these are by far the most substandard organization that I have ever had the misfortune to deal with and advise anyone to steer clear of Northwood Heswall at all costs.

BRIAN DODD from Northwood Shirley Solihull, absolutely patronising evil vile little man!!!! Do not rent or buy from this company as you will never hear the end of it. They will find any excuse to take your deposit. Give me a section 21 as I am chronically sick and didn’t want people steaming in my house every 5 mins for viewings with extra pressure from Brian’s cronies right before Christmas All BRIAN DODD is interested in is money money money. Feeble waste man. I really hope his wife if he has one, don’t come down with my illness and watch his whole life fall in front of his eyes… Thanks for nothing Northwood and Brian Dodd :-) I’m now in a lovely property, I wouldn’t want the house in denaby grove even if I was given it. Potential buyers beware********* Major work needs to happen inside and outside this property

Great customer service, I was looking for a property immediately ( within 2-3 weeks). Website/viewing listings was easy. I was grateful the whole ' bidding war' other estate agents like to use, this company didn't do that- I put an offer in and got accepted straight away. Although I didn't go ahead with them I most certainly would use them again. My point of contact Alex was great to deal with ( I'm a problematic customer who askes a million questions) my wants and needs were understood and relevant properties were shown to me.

Tenants steer clear, this is an estate agent for landlords. I rented a house for 4 years with Northwood Bolton, failed to sort repairs, issued incorrect information on tenancy agreements, raised rent without notifying beforehand, never chased landlord to sort repairs and kiss goodbye to your deposit, they will find a reason to keep it even if you kept and left the property spotless! They won't tell you this on the final home inspection before you leave, they will wait until after you've left and provide innacurate fabricated report. The deposit holding service is a con, they will release it to the agents based on their report and don't fairly look at disputes. Absolute disgusting process for tenants.
