Sandi Macpherson at James Gibb is wonderful. There has been a huge project at our block of flats spanning several years which related to defects on the original build. Sandi did an exceptional job in project managing the repairs and claims and keeping owners updated on progress. It has taken a huge amount of work and coordination to bring it to resolution and it could not have been done without Sandi.

I want to thank James Gibb and in particular Sandi Macpherson for her time and utmost dedication to those of us in the Hopetoun St development who have for 13 years been involved in trying to sort out issues with the building.At last they have come to a successful conclusion and we can all move on from this,Sandi has never flinched once in her determination to see these issues resolved and I for one cannot thank her enough for her lead in seeing this process through to its conclusion

If I could rate this no stars I would. I am also writing this review as maybe I will finally get a reply as they seem to be able to reply to reviews rather than customer emails. Lack of Communication Lack of Update on Repairs Lack of Carrying out Repair Lack of Help when Calling there Office Roof related repairs should be of high urgency. I am disappointed that my letting agent and myself have had 0 update in regards to our leak in our flat. The weather has made matters worse and now fear that the worst is about to happen. If James Gibb could please get in touch or at-least give me the number for Bruce and Watson Roofers so I can contact them myself that would be great.

I live in a small development in Newton Mearns and was involved along with a small group of owners in choosing James Gibb as our Factor. We have worked closely with them to agree budgets that are set out with clarity and that the day to day management of our buildings and grounds in carried out efficiently. Clare Budgen has ensured that any suggestions and ideas are discussed openly and with honesty. We have access to senior staff who not only listen but hear us. This is a refreshing change from our previous factor.

Following a very unsatisfactory period with another Factor we, at this block of Retirement Flats, appointed LPM / James Gibb as our Factors. The move coincided with the merger of LPM and James Gibb and the onset of Covid. However, in spite of the demands and constraints caused by these two events, our needs were very sympathetically addressed with very definite signs of a better service. Above all, we felt that we were being listened to and that the particular needs of such a Development were being sensitively and quickly attended to. Clare Bugden has been excellent in working along with us, always accessible, and prompt in her responses to our expressed concerns. It has been a real partnership. During our time working with Gibb we have seen a dramatic growth and expansion. However Gibb has ensured the steady employment of professional people in order to maintain and constantly improve an excellent service level. The recent move towards setting up a dedicated department to address the specialised needs of Retirement Developments has been most welcome and promises well for the future. I would avoid working with James Gibb as much as possible. They have been factoring our property for over 5 years and there is work that was due to be done then still outstanding. Further to this, it is a safety hazard and despite numerous calls, emails and complaints they don't follow up. Further to this they don't reply to customers until multiple chasers are sent. Easily one of the worst companies I have had to deal with and am actively trying to get other owners to allow us to change.

Over the last 10 years LPM and then James Gibb have been very supportive during a very complex and time consuming process to ensure that the block in which we own an apartment has been repaired to an exceptional standard. Without their support we could not have fought an intransigent insurance company and their legal team. We must single out Sandi MacPherson's dedication to the cause & her determination to help us get the just outcome we required. She could not have done this without the support of the James Gibb management team and their board. Through the whole period, James Gibb also maintained a high level of service in the management of what was a 'sick' building. I would recommend James Gibb, as their service and delivery ethos is far above some of the other factors we have had the misfortune to have to deal with.

I’ve had discussions with Claire Keith recently regarding a plan and she has been so understanding, supportive and given great advice. She follows up with what’s promised and there to help you without judgement and understands what life can throw at you. James Gibb is lucky to have such a caring and supportive person on their team! Hard to find people like Claire - she is a woman of integrity which can’t be taught.

I can not fault the service of Claire of the Aberdeen Income Recovery team. Professional and supportive during a tricky transition between property management companies, she has handled everything efficiently and effectively- I am very grateful.

Terrible customer service. My 90 year old mother has had no TV for 7 weeks due to a repair needed to the Sky TV cable coming into the building where she lives. Have waited over 3 weeks for someone from James Gibb Factors to call me back - still nothing! Phoned 4 times - no call back, and no repairs scheduled. Very poor service for a vulnerable older lady!

Unbelievability almost, Sandi has managed an extremely complex and difficult challenge (dispute) with multiple stakeholders and high stakes for over a decade. Through thick and thin (and maternity). She has been successful in achieving a great outcome for her clients.

I am writing a review for our new property manager Andrew Pace (48 Thornwood avenue, G11) Since he started a few weeks ago he has done more for us than any other staff at the Glasgow branch has done in the last year. He has been prompt, efficient and most importantly, contactable. This is in stark contrast to the last year where I have had huge difficulties getting any support at all from James Gibb staff for the most basic enquiries. After over a year of increasingly frustrated correspondence from me, Andrew has now sorted out our gardening maintenance contract and has also came to meet me in person at my home. He has been absolutely fantastic and it is a huge relief to finally have someone who is competent, accountable and efficient; thank goodness as another year of incompetence and no garden service would definitely have resulted in a collective formal complaint from our building. He is a credit to the company.

Having given them very clear guidelines, agreed a plan of action and given them 6 months to improve, our development have recently sacked them after 20 years. The straw that broke the camels back - they didn't even turn up to the special residents meeting , called to decide their future. If that is not blatant contempt and laughing in the face of their clients I don't know what is. And just to add insult to injury , having failed to provide their contracted level of service - which they are more than well aware of and have admitted to - they still see fit to charge us + £2,000 exit fees. In fairness I think our property manager is an extremely competent individual but is worked to the bone and management care not less as long as they keep the money coming in from insurance commissions and management fees that they have done nothing to earn. This company will sit back and do nothing while your properties fall into disrepair and devalue.

I have been dealing with Sandi MacPherson of James Gibb for some years. During this time we had a complex problem that became very protracted due to the intransigence of a 3rd party. I cannot speaking highly enough of Sandi. Her energy, commitment and her meticulous attention to detail along with her ability to process complex info, distribute to a large group of parties and drive matters in resulted in a successful conclusion to our problem. I have no doubt that without someone of her calibre driving matters forward, the matter would never have been resolved.

I recently approached James Gibb for some assistance and was passed through to Ronald Dalley. I found him to be extremely helpful, knowledgeable and professional - he resolved my query immediately. Ronald is very approachable - a huge asset to James Gibb!

Have nothing good to say about this company. The area manager Nicholas don’t respond to emails despite being your main/only contact, they copy their manager Jason in & they don’t even respond to you. I ask them to log complaints, never hear back re this. Ask them to provide updates, have to chase the updates 2.5 years after moving in because it’s still not actioned. The worst company I have ever dealt with!!!!

James Gibb were originally our property factors but were replaced before we purchased our property. Unfortunately they didn't seem to get the memo as they have pursued us repeatedly for the past few months, despite the people in their office (grumpily) telling us that we're fine and our accounts are settled. Avoid at all costs.
