Absolutely Shocking Property Management Company. They do not respond to ANY emails or requests for repairs. They leave the estate in a complete mess and simple fixes are not done. very unhappy with them. The only correspondence you get is their bills which are extortionate considering the complete lack of work completed on site or checking that work has taken place.

So James Gibb are owed some money from a previous tennant - what has that got to do with me, nothing right? But JG have charged me and my neighbours for their legal costs in recovering this debt - are you serious????? Why is this my issue!!!! AVOID THIS COMPANY AT ALL COSTS!!!

If I would give them no stars if I could. We have many properties in Scotland and this bunch is the most inefficient, useless and expensive factors I have ever had the misfortune to be involved with. It is only due to the apathy of owners and the difficulty in removing them as factors that they retain much of their business.

Poor service beyond belief. Utterly inept Accounts Department, I'm now being taken to Court by them. Never return a call, never reply to an email, fictitious 'work' being charged for, they are an absolute shambles. Just note, because this is not a 5* review written by a friend or crony there will be no reply from James Gibb.

The development where I own a property was managed by James Gibb. Happily, the owners have sacked them. By the time we got rid of them, the development was in a very shabby state - flaking exterior paintwork, brickwork needing attention and weeds everywhere. No meeting or AGM was ever held. Only one was ever offered - mid morning on a weekday - knowing hardly anyone would be able to attend. Requests for an alternative time were totally ignored. Development "managers" came and went like the seasons...not that anyone ever saw them. An inspection attendance sheet in the entrance was never signed. Photos on the portal, supposed to have been taken during inspections, were duplicates of the original, with "no action required" attached. When they left, they hit the owners with other owners' supposed debt and ignored all requests for evidence of its existence or legal action taken to recover it. With reference to the previous review about not getting access to the Dundee office: I sent a recorded delivery letter to James Gibb's Dundee office using the address they give. Royal Mail told me it could not be delivered as the address does not exist. Do not believe one word of Gibb's glossy promotion promises. Their written statement of services was "revised" regularly - each time giving them more unjustified reasons to increase charges. The only "works" carried out were to send their roofing buddy to do piecemeal repairs to the guttering.....half an hour at the most, no materials, just a power drill, plus erecting and taking down the cherry picker. The bills? Just short of £1,000 with £600 charged each time for HIRE of a cherry picker, in spite of the fact that the roofing company is also a plant hire company and OWN the cherry picker. Why not check the whole roof in one visit?...because, without any consultation with the owners, Gibb gave themselves up to £1,000 to spend as often as they liked. Back handers? Surely not! I love my home and the area it's in but was seriously considering selling up due to stress over confusing billing, failure to provide evidence for charges and an overall complete lack of respect. Basically, they don't give a stuff for the welfare of the properties they're supposed to maintain or the owners. Their frequent appearances before the Tribunal mean nothing. Any fines they do get are no more than business overhead to them. Their hierarchy (which PMAS is stuffed with) boast of being in regular contact with the Scottish Government. Who is looking after the interests of the homeowner who is nothing but a cash machine for Gibb to feed the maw of their owner Strathspey Capital Holdings? I would advise anyone looking for a factor to steer well clear of James Gibb.

USELESS & INCOMPETENT. Notified of leaks in December, still not repaired. We keep chasing and just get fobbed off. Now more leaks and property is being ruined. Their choice of staff and tradespeople leaves alot to be desired.

cowboys.had a roof leak for over a year now, send handymen to sort it over 7 times now and still leaking.plaster board ceiling in bedroom and living room down for over a year now and have buckets under the ceilings.General maintenance of building is shocking , lights out, carpets threadbare and the total lack of communication is a joke.Are also cheeky when you question where your money is going when you email to complain.They have now put up my monthly factor fee from £88 a month to £180 a month with no prior warning or reason.Most of the contractors they are using are clearly getting back handers from someone within the company as they are brutal and there workmanship is shocking and this is from a fellow tradesman

My dealings James Gibb were via Jackie Anderson. Excellent to deal with, knew what she was talking about and got repairs underway with near immediate effect. I am 74 years old and have dealt with very few people of this calibre, an ambassador for the company.

I own a number of flats in Edinburgh. One of them is with James Gibb, and I have found that the factoring has improved exponentially since Kayleigh joined. From never hearing any feedback, and getting no action after requests, suddenly there is speedy response and action lists on the block of flats, and updates from Kayleigh. Her proactive and effective management style is far superior to any of the other many property agents I have come across in the Edinburgh management and rental market. Hopefully she will stay with James Gibb for some time to come.

I have had a recurring problem in the common area, just outside my flat. Despite its recurrence JG has taken no action. I have asked them to repair it. No reply. I go to complain but their complaints process does not allow complaints to chase up repairs. Amateurs. In response to your response: What do you mean, “contact your office”? What do you think I have been doing? Via trust Pilot I gave you my account number, email and phone number. You said you would answer in 5 working days. You still haven’t after 7 working days. To reply? No to fix. Just to reply! all you have to do is answer my email

What is the point of James Gibb, our estate used to be run by LPM which at least would email you back or contact you back. This bunch of cowboys do nothing but send you invoices we have several matters within our estate, the old company would send the estate manager out to speak to you this company does NOTHING. So what is the point of having them? The gardener and his team do an amazing job within the estate but what is the point of having an admin team or building control manager if they do anything............

On the occasions that I have had to contact Factors James Gibb, regarding issues on my development, I have found my local Development Manager, Gemma McAllister, to be extremely courteous, helpful and more than willing to try and resolve any issues raised with her. Gemma has always responded promptly to any issues raised with her. James Gibb have, in my opinion and experience, proved to be much better factors compared to the previous one.

James Gibb are factors for my development. Woefully inadequate and incompetent just about sums them up. If there was a zero star rating, they would deserve that. 5 attempts to contact them for information, and absolute silence, they are unable to answer simple questions for the clients who pay them. If this is the experience from a homeowner perspective I dread to think what a tenant’s would be. If possible, run for the hills before engaging with these cl@wns.

I've been waiting for information and clarity on an outstanding issue from James Gibb for c. 2 months but they're clearly not interested in responding in any meaningful way. Service levels extremely poor and if I could rate less than 1 then I would. I rarely, if ever, provide ratings which in itself tells a story.

UPDATE: Ignore James Gibb's ingenious response, no one contacted me and I have chased them up twice with no action. They are in breach of the Factors Code of Conduct and there are plenty of complaints upheld about them that are published on the Property Factors Decisions section of the Housing and Property Chamber website. Give it a google. --- Awful service, had to chase our property manager, Lauren Blackshaw, for over 6 months to finally hold an AGM. 3 months later no minutes or any action taken on any of the issues residents raised. Only time they respond quickly is when chasing you for money. They also over quote on works, we had lift repairs that originally were quoted at 14 grand by them. A neighbour got an independent quote and the work was done for a third of the cost. I can see us switching factors soon. They take a management fee for doing zero active management.

Our new Property Manager Rachel has been beyond helpful. She is very personable and seems to genuinely care about the issues at our property. She has sorted out repair works to our roof that we have been conplaining about for a long time. We hope she lasts!

If I could give -0 I would we have had a blocked waste drain for over a year James Gibb have tried to pass the buck on to the Scottish water board but it’s private land being told this James Gibb are still doing NOTHING…. the smell coming up through the drains is disgusting it’s a health and safety issue along with the rat infestation, leaking asbestos roofs, faulty down pipes I could go on our development is in need of a lot and James Gibb are doing NOTHING but taking their fees. If you’re planning on taking these cowboys on as your factors DONT they are a terrible company. The drain has now been emptied and is back to flowing normally. Other problems still needing fixed at the Winning Quadrant. I am not a landlord only a tenant so can only complain about problems through my landlady who seems to be getting no where fast
