She promptly took action to resolve the situation, demonstrating a level of efficiency that was greatly appreciated. Dealing with Jo was an absolute pleasure, and her exceptional customer service truly stood out. I highly recommend Jo Cooper and the team at James Gibb Aberdeen for their professionalism and dedication to customer satisfaction.

United Kingdom | 28 June 2024The person tasked to help seems sufficiently dedicated to replying to queries (albeit I saw him - unbeknownst to the person doing it - being spoken to like garbage by the senior James Gibb manager for a minor infraction of not setting the meeting room front table up in the way that they like at an AGM). No direct issue with our 'handler' - I feel sorry for him, he seems to be treated like excrement by his managers and the property owners alike! That said - we've had a lift that's been broken at least 5 times (at least) for long periods in the last year causing significant accessibility issues for disabled and elderly households, and a garage gate that must (literally) be in double figures for the amounts of times it's broken (which has resulted in numerous instances of car break ins/thefts and even people being confronted with intruders who've brandished knives!). On Christmas eve the pipes burst and Scottish Water came out immediately to fix their parts but left a damning report on how the sections that James Gibbs were responsible for had not been checked and were in a dangerous state for an electric fire - they did not get that issue sorted promptly leaving people with terrible Christmas with no water and serious concerns for a block fire! The James Gibb business model is horrendous. Despite the apparent cost cuttings on hiring quality contractors, they've been charging us hundreds (no exaggeration) over the normal fees for nearly a year now trying to correct suspected mistakes in the electric meter readings. It's quite confusing to track what reason/excuse they have for absolutely raiding our pockets for such a sustained period despute all this. What yo expect if James Gibb take over your establishment: 1) Unpresidented increases in fees - 2) Repeated and costly fix 'attempts' that don't work, resulting in serious safety concerns - 3) Long obfusicating justifications for the mistakes and costs, making it incredibly hard to see exactly went wrong (and therefore harder to complain) - 4) A poor brow beaten 'handler' slowly turning into a husk in the attempt to mediate between James Gibbs terrible business model and furious householders. If they come knocking at your developememt run a mile!

United Kingdom | 28 June 2024The worst factor I’ve ever experienced. Our block of flats was badly flooded on Christmas Eve. 1. The fire brigade had to attend and shut down electricity etc. it would have been extremely helpful and quick to have staff from james gibb there as the firemen requested so. I asked james gibb and they point blank refused to attend. The fire brigade had to force their way into several areas that could have been easily opened and would have been faster and less damaging. BIZARRE The lift has broken down many times and at one point was broken for over 6 weeks with nonsense excuses and complete incompetence. Disabled residents had to slide down the stairs on their posterior. It’s a 6 floor building. Absolutely bizarre The gates to the car park are broken again and again and when a report was made about it they replied they don’t have enough resources because they are doing other basic tasks like separating the electricity bills for the different buildings. A job that was forced upon them by an emergency general meeting. What this really means is there isn’t actually enough staff to do basic jobs and the staff that are doing the simplest of jobs don’t have the basic skills. The bills for most jobs are astronomical and the highest bills I’ve saw for any factor. I doubt very much they took any time at all to shop around. I did see that there was around 40k set aside for a single cleaner who I’ve saw leaving half day most days. 😂 Simply put, the worst factor in existence and has made all residents life hell at one stage or another. Simply unbelievably incompetent. Also be wary of many positive reviews as one resident has said they have been written by James Gibb staff 😂 I am simply amazed they are still in business

United Kingdom | 28 June 2024Bought a house where this company look after the estate. It is basically a license to print money. The deeds of conditions make it almost impossible to replace them so they have free reign over what they can do and what they can charge. They do not listen to residents and hide behind the conditions of the deeds. If you are looking at a property and this company manage the development, walk away would be my advice.

United Kingdom | 27 June 2024Sub standard service. I do not recommend this company. Emails do not get answered, phone calls do not get returned. For what I am paying - £97 monthly- this is an unacceptably poor level of service. There's an issue with abandoned bicycles in our development. I first raised this with James Gibb's predecessors in 2017 and have followed this up by phone and email. I've been fobbed off with promises this will be resolved but no action has yet been taken. I phoned on 2nd May regarding a problem with the intercom, following this up with emails and further phone calls. It took 6 weeks before a tradesman was contacted to repair it. Not good.

United Kingdom | 26 June 2024Since Mariola has taken over the management of our building so many things have seen an improvement. The car park rarely has non resident in it, the cleaning schedule has got back on track, plus many repairs have been made.

Both of these people were very professional and genuinely couldn't have been nicer. As a factor, it's getting expensive but everything is these days. If nothing else, the customer service I received from these two was outstanding. 10/10.

Sign 'em up.

My review contained none of the above, if my review was truly illegal, then phone the police and let them investigate! This is just a blatant strategy by James Gibb to remove as many negative reviews as possible and manipulate their rating. It also shows that Trustpilot is a sham. They will remove reviews for cash! They will not reply to emails and are never available when I call, so I am always faced with people who have no clue about the situation. I am so tired of having to deal with this factor, avoid at all cost!

United Kingdom | 30 May 2024Neglectful and incompetent. Zero stars. Still waiting on roof repairs from December. Impossible to get a hold of anyone let alone a response. As a cost-cutting activity, they turned the lights off in communal stairways leaving disabled residents and those with young children in darkness. There's no accountability or process for tenants to complain.

United Kingdom | 30 May 2024Several bins for the building have been missing lids for some time, leading to birds strewing rubbish around while raking through them. Andy Pace has been very helpful about finding a solution for this. After getting no response from the Council, he identified a local firm who stock replacement lids and has an order in progress with them. Update: the bin lids have been in place for a few weeks now and the whole area has been cleaned and pressure-washed leaving it looking vastly better than it has for ages.

This company is truly horrific - They ignore you, charge extortionate fees, make you pay £1.50 for a paper copy of your bill, yes! you have to pay for a copy of your own bill! They are just so utterly greedy it’s gross. My back door to garden was all perfectly nice and all of a sudden the door handle was cut off! When contacted, they never had a CLUE as to what had happened to thr property. It turned out was a random company that came along and cut the handle off for ‘fire reasons’ never heard so much rubbish in my life. It’s 100% not a fire door… looks horrible. Got charged for that too. Massive pitted part of the ground due to leakage on top of roof out back, tried to raise this several times and they don’t fix it, ironically we get charged for building inspection so there is another joke. Once upon a time they were collecting legal fees to chase up their clients who defaulted on payments and charging us to do so. I mean, i was told that this is illegal so I assume that is why they sneakily stopped it. Eugh just gross I am also fairly sure that the five star reviews on here are most likely written by themselves. You can tell who is real…

United Kingdom | 26 May 2024James Gibb took over the factoring of my development (Commonwealth village, Glasgow) and since then I have seen a real decline in the way the area is being maintained. Weeding is non existent grass cutting infrequent. Hedges and common areas not being maintained. Hogweed and Horsetail weed not being managed. Seems to be poor liaison between them and the council. Generally shoddy service. They don't live here, the don't care, but they are obviously happy to take the money every month.
