I've found these factors ,totally unreliable!! They overcharged jobs,thousands,in turn, would cost not more than £200!! There total commitment to home owners,beggars belief .The attitude of there committal to -home owners -verges on Zero .im now watimg on security door ,being painted (12 years).......been flooded,work not completed (full kitchen)..if you have ,common sense do not appoint theses factors ! I also waited 15 months, for repair to my flat ,in turn,one,room was finished .James gibb refusing to finish .I have broken kitchen tiles ,shabby units ,this due to be flooded by neighbour (tennant),above flat .I'm told ,after 5 years of being flooded ,the damage is wear ,and tear ...again James gibb never answered emergency ,in turn ,I contacted fire brigade .there telling me now that buildings insurance doesn't cover wear ,tear .Suppose I've just to forget about water damage .pls do not appoint, James gibb ,your factor .you will regret this !

A shocking company. Never respond to emails or calls, takes months / years to carry out any work. Avoid at all costs. Borderline crooks. Everyone at the Glasgow office should be ashamed.

The James Gibb website proudly states that they 'believe excellence in customer service delivery is paramount' and that they 'take pride in delivering customer satisfaction'. Moreover they are aware of 'the speed and expertise needed to resolve situations immediately.' These lofty claims could not be further from the truth. At 37 weeks pregnant I noticed a leak in our kitchen ceiling and filled with panic phoned the emergency line to enquire about what to do. As it was a Sunday, I was advised that someone from our local office would be in contact the following day. My baby is nearly 1 month old now and I have had no correspondence, despite a further email, except to inform me to pay more money to my account. The factor fees have doubled in price since I first moved into the property and, although I completely understand rising costs in the current economic climate, I can attest to the absolutely abhorrent communication, customer care and service that I have received and I cannot see how this can be reflected in the price increase. I was purely looking for advise and I am still waiting for any sign that my communication has been acknowledged. I really feel that James Gibb should rethink the values that they deem to promote to prospective clients on the website!

This review is in regards to Allan Gillespie the development manager for Dundee. He took over resolving multiple work/charge issues I was receiving and quickly got a correct resolution for them. He kept me updated during the time and always called when he said he would. He showed outstanding communication and resolution skills I felt you should recognise as a factor.

Liam from the Edinburgh office was very helpful, informative and courteous when I phoned the office to let them know I could not access the company portal on line, he quickly set up access for me which was successful instantly. I also informed him that I plan to move into my parent's retirement flat later in the year and he informed me of the procedure and to then contact the property sales team, I contacted the property sales team and the customer service advisor was also very helpful, informative and friendly on advising me of the necessary procedure,thank you.

Absolute garbage. Development in a complete mess, litter and dog muck everywhere. Disgusting. And ££££ charged is disgraceful. Hang your heads in shame. Absolute crooks.

James Gibb is a shocking Factor with appalling communication or the lack of - queries and complaints are not addressed for months even after chasing multiple departments at James Gibb. Account management is shocking where unjustified charges get levied against the account and not credited back for half a year even though the factor launched and lost a court case against me and other property owners in the building. James Gibb also has near to no understanding of the building. All they have is polished policies and newsletters, but active account management is appalling. The majority of property owners in our building are having issues with the James Gibb, issues with are not new rather constant over the past 7 years since James Gibb took over our previous factor. Do avoid James Gibb as a factor at all costs.

Genuinely one of the most incompetent companies I have ever had the displeasure of dealing with. They are utterly useless and won’t even reply to you. Avoid buying any house if this bunch of cowboys are the factor.

Brief update on my review from November 2023. The overall level of service from James Gibb remains woeful, despite assurances from middle and senior managers that the service would improve. After a year of pushing for action we did finally get some basic works carried out to the overgrown embankment, which is good news, but the vast majority of problems remain unresolved. Indeed the company continues to issue invoices for external lighting running costs which it knows to be incorrect, i.e. invoices which are quite simply fraudulent (this has been going on for at least four years). Communication and response times remain poor and despite ‘positive words’ actual delivery on the ground is largely absent. Original review and James Gibb reply is copied below for context. Richard Marsh A dreadful level of service over many years. Our development is managed from the Dundee office of James Gibb and we have experienced a range of problems over many years. Key concerns include; 1. Poor communication, failing to respond to emails within 5 days, failing to meet agreed target dates for providing information and an inability to meet normal business communication standards - for example draft minutes remain outstanding for an AGM meeting held nearly six week ago. 2. Failure to maintain areas of the estate over an extended period of time. We have a woodland area that has received virtually no maintenance for 10 years, it has become overgrown and unsightly. A report commissioned 11 months ago identified works requiring immediate attention, these works remain outstanding and there are safety concerns with some of the trees. 3. Billing errors for electricity charges have been ongoing for several years and despite assurances this issue remains outstanding. 4. External decoration works to metal fencing and gates were poorly executed, despite raising concerns James Gibb paid the contractors invoice in full. Some additional remediation has been done, but overall it is a poor job. The absence of managing contractors is a key concern. Overall the performance of the Dundee office has been woeful. I have worked in property management for over 40 years and have never come across such poor service in all that time. Unable to recommend this company. Richard Marsh : 15 Nov 2023. Awful company. The factors are extortionate. A late payment charge of £40 is taken within days. Fees gone up massively but service extremely poor. Have contacted several times to try and get another fob or car park key. Never a response

We moved to James Gibb as our factor ,18 months ago.Claire Bugden took out our complex and the amount of effort and work she has helped us complete is outstanding. We also had a budget meeting lately and everyone agreed it was the most understandable meeting we have ever had. Well done Clare you are a credit to the company.

I contacted James Gibb, Aberdeen. We had an issue with the satellite signal from a communal satellite dish. Tim Gilbert from the Aberdeen office arranged for a company to attend and the issue was resolved in a few days.

I have owned a flat in Edinburgh, managed by JamesGibb for many years. At JamesGibb, all contractor bills are accepted without question, and no second quotes are obtained, resulting in exorbitant fees for property management. I have dealt with four different property management companies in Edinburgh so far, and JamesGibb is by far the worst.

Shocking company. I've never had any correspondence from them on their 'terms' as they took over my old property from a previous factor. Found them expensive and slow (at best) at responding to anything needed. An example being a wasps nest causing dead wasps to be all over the landing! Looked great when having people come to view my property which was on the market... told them about it for over a year before finally someone came and it took a long time for the 'experts' to find the nest and fix things. Then when selling the house, they dealt with my solicitor and everything was settled. Only for them to send a subsequent 'final invoice' to my OLD address multiple times before issuing a court notice. Thankfully, the new occupant of the property sent the letters to my solicitor who forwarded to me. I called them immediately and was told that they had been trying to contact me (at my OLD address). I confirmed that they had both my contact number and email address which they did, and asked why they didn't get in touch when they knew I was no longer at the old property. The person on the other line kept stuttering and eventually agreed to email the invoice and I would have 14 days from that date to pay. They also charge £100 for you selling your house by the way (it's in the terms that I never received from them nor was it communicated to my lawyer). What that fee is for god knows but their admin staff must be the best paid in the country... Then finally when I've gone to pay, the outstanding balance has gone up because they are expecting me to pay for another invoice issued this month. I sold the property in November and it's highlighted on the final invoice. Still waiting for them to sort that so I can pay and rid myself of this shambles of a company. If considering a factor, don't choose James Gibb. **UPDATE** After being told on Monday I'd get a call on Tuesday morning to sort, no call came. I sent three emails to follow up before finally phoning on Thursday. Was told that I was being charged for an invoice this month (over 3 months since I moved) and a late payment fee for them sending invoices to an address they knew I didn't live at anymore. Was told that if I paid the outstanding November invoice that my account would be closed and no further correspondence would be required. I paid the invoice and asked 5 times in no uncertain terms that my account would now be closed and that they would send me an email over to that affect today. 4:55pm and no email has come so I called back. Now the call handler (same one I spoke to before) said that she didn't say my account was clear and there's an outstanding balance for a February invoice when I don't live at the property anymore! Waiting to hear back on resolution but I've never dealt with such an abysmal company. AVOID!

@Steve Martin - I have had ongoing and recent issues with James Gibb and none of my issues are in any way related to the payment status nor an issue with £ (other than the £ I pay being a waste of money!). They are financially an absolute mess - invoices and charges are all over the place, they refuse to take time to explain the background (not surprising as given the number of mistakes they make they would need to employ a whole team just to make up for the incompetence of the others!)

Our development have a great working relationship with the Dundee office and have had enquires answered by Allan our development manager and the finance manager Geoff straight away even outside office hours. Great work
