United Kingdom | 13 January 2023I have just spoken to mydeposits. As a tenant i am owed £2300 from November 2022. All of the paperwork was completed but my landlord failed to respond to the agent in good time and their relationship has broken down and i cannot get my deposit as a result. I am now being told by my deposits that there are currently an unprecedented number of dispute cases and they cannot tell me when my case will be dealt with. Staff cannot be recruited and even if they were it would take time. i was reminded three times that the service was free. So this is for you Emma, my URN IS 110401, My DPC05948886. Would you please be so kind as to put this in front of Darren Kitchenside as it seems that this is the go to guy to get things done in this outfit. While you are at it perhaps you could suggest to the Mydeposits hierarchy that they should consider doubling Darren's salary and give him authority to pick a team to train in the manner in which he handles his work. United Kingdom | 12 January 2023Rented a room in a property in Leeds. For 8 weeks. £200 deposit. No reason to not return the deposit. Yet they didn't. The sum is to small to challenge in court. Poor service and thuggish staff.

United Kingdom | 23 December 2022Update 03/03/2023 It's been over 5 months now and I'm still waiting. It appears that also Emma from MyDeposit is lost for words. @Emma I would really appreciate an update on my questions below as it will be helpful for other MyDeposit customers to set the right expectation. Update 05/02/2023 Hi Emma, Could we please have an update on the below? We've been waiting over 4 months now and there still doesn't seem to be any progress. Can you please provide us with: a) A realistic and honest expectation as to when MyDeposit will pay the deposit, if at all. b) What interest MyDeposit pays for holding deposits. c) How MyDepoit compensates their customer for holding on to customer deposits for unacceptable long periods well beyond the maximum threshold to complete the processing of disputed deposits set and communicated by MyDeposit within this review by themselves. Besides not being able to rent out our flat to repair the damage caused by our tenants plus the additional costs to repair the damage we get, like I expect many other landlords, cash flow issues. The fact that MyDeposit does not pay the deposit and on top of that provides false expectations as to when we can expect a payment makes these cash flow issues a lot worse. Update 13/01/2023. Hi Emma, Thank you for your reply. My estate agent called MyDeposit again today (Regarding URN code 03400231) A Claim raised well over 90 days ago and was still told by MyDeposit that this claim has made no progress and MyDeposit was not able to provide any update or an estimation as to if and when this will be paid out. My estate agent also informed me that no claims have been paid by MyDeposit for any disputed claims they have submitted in the past 5 months, (the longest now over 5 months ago) which appears to be in line with some of the reviews I read here on Trustpilot. Can you please provide us with a more truthful estimation when we can expect disputed deposits to be handled and paid out? Can you also provide me with the interest rate MyDeposit is currently paying for any deposits as there doesn't seem any transparency regarding interest rates on the MyDeposit Website. Thanks, Boris Update 29.12.2022. Hi Emma, Thank you for your response below. For all transparency, can you please provide everyone here with an estimate of how long it typically takes at the moment for MyDeposit to start looking at a disputed claim and how long it usually takes before we can expect the pay out. Thanks, Original review from 23/12/2022: With current high interest rates, myDeposit appears to have no urgency paying back the deposits and are happy to sit on your free money for ever, as can be seen from all the other recent real reviews. Our tenants moved out on the 4th of October and caused about 3 times more damage than what the deposit would cover. Our Agents says he keeps on chasing myDeposit. Mydeposit does not provide any information to Landlords themselves if they have an agent. According to the agents they are not even dealing with our case yet and it's hanging in a backlog for indefinite with no timeline provided.

United Kingdom | 21 December 2022Our initial deposit holding company liquidated, and we had to go through quite a complex process to get it back. However, this was made immeasurably easier by the hard work and professionalism of Darren Kitchenside and Alex Richards. Both were extremely helpful and really did make a huge difference!

United Kingdom | 18 December 2022mydeposits ADR reference: URN106327 DPC05618271 Fake receipts from landlord ! Of course landlords they know they can make fake receipts and take your deposit as my deposit.co.uk they accept and more that that you cannot appeal their adjudication . I requested bank statement or paper receipts for the amount claimed, not provided ! After I rented a flat for 4 years I hand over the keys to landlord and never return my deposit . I contacted my deposit.co.uk and what I found difficult as I waited 5 months to get a decision and you cannot talk with anyone regarding the case THEY DO NOT TALK ABOUT THE DISPUTE EVER ! All you can talk with agents is collecting evidence . After they give their decision only way is COURT . Not fair . They do that because they don t get fined by they regulator Department for Levelling Up, Housing & Communities therefore they waiting time can be 5. 6. months they do mistakes in the adjudication like fake receipts or other thinks because there never been taken to a real court . They have issue with staff and take too long to finalise the case and they accept FAKE receipts . I have searched the cleaning company does not exist ! Landlord claimed 450£ for tv bracket however I have left replacement in the property and picture provided to case they said no evidence therefore awarded landlord 450£ for tv bracket with a quote from Sony with a random email NOT FAIR ! I comment on the case please provide bank statement or paper receipts, not provided but landlord awarded with all my deposit and I hand over the property in perfect clean condition with clear pictures as evidence. Fake cleaning receipt from just an email landlord awarded . Clearly they have issues you can lose your deposit if landlord puts an email in righting with the title receipt a logo of a company his name and take all your deposit and you cannot say anything or challenge the decision do you think is fair ??? Decision as received mydeposits ADR reference: URN106327 The parties have agreed for their case to be referred to adjudication under the terms and conditions of mydeposits. In doing so, the parties accept the decision is binding and that awards can only be made up to the deposit amount. If the landlord feels entitled to additional compensation exceeding the deposit, we recommend you seek legal advice. All evidence provided will be considered, even if it is not specifically referred to in the decision. For more information on our approach to making this decision, you can refer to the guidance at the back of this document. Deposit Disputed amount £762.89 Awards made by the adjudicator: Tenant £0.00 Member £762.89 Decision The following lists only the key pieces of evidence. Independent inventory dated 31 August 2018 Check-out report completed by agent, dated 23 August 2022, with photographs Tenancy agreement Invoices/quotes Dated photographs provided by tenant Correspondence between parties Claim (1): Missing TV bracket Amount claimed: £450.00 Adjudicator’s findings: Based on the tenant’s submissions, the TV bracket was removed from the property during the tenancy. While I acknowledge the tenant’s claim that they left a replacement at the property, without evidence to show this, I find the tenant responsible. The landlord has provided a quote from Sony to install a replacement bracket in the amount of £595.99 and they are claiming £450.00, which I find to be a reasonable cost, having taken fair wear and tear into account. Therefore, I award £450.00. Award to member: £450.00 Claim (2): Cleaning Amount claimed: £300.00 Adjudicator’s findings: Based on the comparison of reports, some cleaning was needed to remove dust and cobwebs from surfaces and to curtains, flooring, bathrooms, kitchen units and appliances in order to return the property to the standard of cleanliness from the start. As the tenant has a responsibility to return the property to the standard from the start, I find the tenant responsible towards this claim. The landlord has provided a receipt for an end of tenancy clean in the amount of £335.00 and they are claiming £300.00. However, I will take into account the standard of cleanliness at the start, as there were several omissions noted at check-in. As a result, I award £201.00 being 60% of what is being claimed. Award to member: £201.00 Claim (3): Redecoration Amount claimed: £300.00 Adjudicator’s findings: The comparison of reports shows that the wall in the hallway was returned in worse condition. While the check-in report noted some scuffs and patchy paint at the start, the check-out report shows pictures have been glued to the wall. As the tenant has a responsibility to return the wall in the condition from the start, I find the tenant responsible towards this claim. Thank You

United Kingdom | 15 December 2022I just want my money back, why is that so difficult? I keep phoning this terrible service and no one answers or helps. It’s just a constant brick wall. I moved out a month ago, I want my £750 back please. Such a scam.

United Kingdom | 28 October 2022Have spent weeks trying to get deposit back from student letting agency; who can't even follow their own complaints procedure and just said contact 'mydeposits' and raise a dispute. Have spent a total of 50 mins on hold, over several occasions, and then still not getting through to my deposits. Have tried to use the website but none of the searches work. I only have DPN number but says I need a DPC No. Will email one last time before I look at legal options with landlord who is charging £100s for works that haven't been completed.

United Kingdom | 27 October 2022Darren Kitchenside has been extremely helpful during some difficult times involving deposits. Nothing has been too much trouble and I am very grateful for his assistance.

United Kingdom | 27 October 2022Our tenant moved out in May 2022, the process of releasing the deposit from mydeposits was impossible to navigate, unless you have hours to spend on the phone, speaking to their incompetent staff, in the middle of the day, when you're at work. Every time I called their premium number I was at least 7th in the queue, call would last at least 40 minutes and nothing would get resolved. We ended up having to give the tenant her deposit back out of our own money and now, almost 6 months on, we still do not have our £850 back. AVOID!

United Kingdom | 20 October 2022nightmare to deal with - son raised the deposit for a HMO uni student property where everyone had own TA - we were told only one of the tenants could raise the request. suddenly got told that the case would be closed unless all info uploaded but would not tell son what was missing as he was not the first name on the deposit registered 2 years ago. Pedantic, rude, unhelpful and hell would freeze over before I would recommend them. Supposed to help protect tenants? its now 3 months on and we are still wiating for the slightest sign that they could be helpful - and the dire, aggressive and rude landlord may get to keep the deposit because of this lot.

United Kingdom | 18 October 2022This website is really awful. First of all, they have sent me an email with no instructions at all on how to proceed. I need to agree on releasing my deposit so I can have my money back. They are requesting that I make an account with them to get my deposit back when my landlady has released it already. Not happy with the fact that they are requesting information that I am not happy to provide to them in order to get my money back. This can be defined with a name = not legal, but I will l leave this aside. Also, when trying to sign-up, I had so many problems, and the website is not telling you what is wrong, only if you don't create a secure password. I want my money back please. --------- Thanks for your reply Emma but your website is asking for personal information not related to the tenancy, such as date of birth, new address... Very cheeky!

United Kingdom | 17 October 2022Poor website. None of the filters or search functions actually work. Have reported the problems to the company and didn't get a response. So if you have one or two deposits you can live with it but as an agent dealing with many deposits it makes handling/managing deposits an unnecessary burden. My advice would be to try one of the other providers.
