United Kingdom | 07 June 2022I have now withdrawn the tenant held deposit and secured instead with TDS, I hope a more competent and understanding company, time will tell. Sadly when you rent you’re property through Openrent you are left with no choice other than to secure the deposit through Mydeposits. I have taken this matter up with Openrent and at present they only work with Mydeposits, it’s a little one sided and you can feel like you’re being ‘Railroaded’ although if enough negative issues are raised against Mydeposits then they may be forced to look elsewhere, you are also free to withdraw anytime from Mydeposits although this can be a fairly lengthy procedure. I am now considering taking Mydeposits to the small claims court so that my case can be reviewed objectively and fairly to claim what rightfully belongs to me. My previous tenant was awarded her full deposit and left me with a bill for damages for over £1000.00. The tenant even admitted in correspondence that she was not allowed to exercise her right for the cleaning company to return under her cleaning warranty agreement, POST VACATION OF THE PROPERTY. I took the matter to the CEO of Mydeposits, a man called Eddie Hooker, initially sympathetic, but ultimately not prepared to overturn the decision and must have felt compelled to stand by his adjudicators decision. I will instruct a small claims court to investigate this matter, I will rely on the fact that the tenant even admitted the property had been left in a ‘poor domestic standard’ upon her vacation, and I even have a statement from her at the beginning of the tenancy thanking me for handing her the property in such a nice clean condition, all of which Mydeposits failed to pick up on. If you are a professional landlord and you are considering using Openrent, you will have no choice but to use Mydeposits to secure the deposit, do yourself a favour, withdraw it at the earliest opportunity if you want to stand any chance of withholding a genuine amount for damage caused by the tenant.

Extremely disappointed with the decision It seems that the adjudcator takes the easy route and return all the deposits to the tenant I will not be using MyDeposits in the future

United Kingdom | 02 June 2022My advice? As a tenant, go through the process of raising a case but don't spend too much time or hope as this organisation is incompetent. Once you exhaust their complaints process, then make a small courts claim. The whole process will take months but it will take less of your time and get the correct outcome. Dutifully completed forms and met timelines for this incompetent company to make wrong decision. Ruled in favour of landlord who claimed falsely and without any evidence. I complained to the deposit company using my evidence that decision was obviously unfair. Without any investigation, rehashed their decision saying it was not negotiable and there was no chance of appeal. Took months to respond missing all timelines they themselves promised in their emails. No one took calls. Ended up taking the landlord to small claims court when I finally got my deposit rightfully returned to me. Months of delay and time wasted completing in forms.

United Kingdom | 27 May 2022Appalling customer service. Vacated property 3 weeks back. Contacted them, and was informed its an insured product and not custodial deposit. Kept chasing my landlord who kindly agreed to refund full deposit, but wasn't sure of who actually is holding the deposit ie landlord, letting agent or mydeposit scheme. Finally got an email from mydeposit that they actually have my deposit. Still waiting for them to process my refund request.

It's not ,this company favours the landlord and protects the landlord not the tenant.. had nothing but problems with my deposit and its inability to download and format information correctly and curupt useless adjudication process that's not fit for purpose. In 2020 I wrote to my landlord giving him 2months notice as required with in his tenency agreement for the property ,notice starting 23/10/2020 -23/12/2020...moved out the property leaving it in good clean condition...January 2021 I applied to the landlord my my deposit back of £295.00...of which he refused stating he had not received my letter to terminate the property until January 2021 which given I had sent the letter in the october 2020 I find amazing ,the landlord also stated I would be charged the rent up until he could find a new tenant for the property which he did February 2021 and charging me council tax and rent for the time he could not find a tenant for his property even though I had sent him a letter ending the tenency. I rang my deposits and raised a dispute against the land lord keeping my deposit and him refusing to recognise my letter of termination of the tenecy until the February of 2021 when he could find a tenant.. I sent to my deposit all evidence of facts,copy of letter to the landlord giving relevant notice of the 3 months and other email evidence regarding the matter..I was shocked when I received a email/letter from my deposits to say the adjudication officer had granted the landlord £121 of my deposit stating he could not grant me my full deposit...the landlord had stated he only recognised my letter of end of tenecy from January 2021 and notice starting from 6th January even though he had received the letter in October 2020...also the adjudication officer acting for my deposits had not received a copy letter from me sent to the landlord notifying him of ending the tenency.. I questioned this and asked for copy of all paperwork I had submitted to my deposits by perso regarding my dispute with wardbright properties Hull..of which they sent me... Received the paperwork and was shocked to find that the paperwork and images had been download in the wrong format by staff of my deposits and that the copy's of photos I relied on as evidence only a small portion of the letter had been copied/ downloaded and printed off and then put towards my dispute namely the top corner of the letter..my address so could not be viewed properly... I phoned back my deposits to complain of this that evidence I had sent hadn't been down loaded and formatted properly and also that I had sent the file properly and also submitted letter to the landlord stating end of tenency of which the adjudication officer had stated I had not sent a full copy of....I was asked by Danika whom I spoke to to send the email and file back to my deposits disputes again while she was on the phone with me of which I did and Danika agreed that I had actually sent the email and attachments correctly just who ever had received then had not formatted them properly and that Danika would pass this on to the relevant people to have looked at again and also sent me a dispute form to have the case looked at again of which I did. Was gobsmacked again to find the adjudication which had been looked at again was not granted in my favour but the landlords even though mistakes had been made by my deposits staff in the handling and processing of my information and out come of any decision made regarding the return of my £295.00 deposit...I received an email back to say my deposits are not responsible and cannot be made responsible for any mistakes made in the handling and processing of documents,emails and the downloading formatting of that information and that files cannot be handled and down loaded and sent above 20mb of date of which when sent by me the second time exactly the same as the first time I sent like for like the person on the phone received my file 9 pages long complete...result now is I've lost my deposit also my ex landlord has used my deposits adjudication against me to claim back rent and also for council tax for a property I no longer lived in,gave the recommended notice on via the tenency agreement and has got away with it thanks to the very people who I entrusted with my deposit and who I assumed protected by the my deposit guarantee.....scandalous and curupt..

United Kingdom | 25 May 2022I have been a customer of MyDeposits for many years now without complaint but recently the service has deteriorated. The company is custodian of my tenant's deposit and I have been trying for weeks to get it released to the tenant but have faced the following challenges: 1. the website returned an error page at the end of the tenancy release request process (tried on different browsers and different devices) 2. chat function not working on the portal page (fails to load) 3. slow response time via email - only generic responses then request for the info I have already sent. To date still no further email response (11 days now) 4. tried the website again to authorise the release but OTP did not send despite multiple attempts 5. tried webchat on the main website (does not work on the portal) and although the agent was helpful they clearly experienced the same issues as me saying they were sorry they could activate the request and it would need to be escalated to IT. To date, my tenants are still awaiting their deposit leaving both myself and them extremely disappointed in the level of service

I sent a lot of evidence- check ins and check outs with photos by an inventory company - invoices quotes etc- My Deposits awarded me 190.00... The new carpets were ripped up,plaster damaged and painted on,garbage everywhere,floor had holes in it etc- Totally rubbish amateur and not fit for purpose organisation
