United Kingdom | 20 June 2021This whole ''deposit protection scheme'' should be renamed to ''landlord protection scheme''. The only good thing I can say about them is that customer assistants I've spoken to over the phone were always friendly and helpful but that's about it. Rogue letting agency Apartment Wharf ( they have their office in the Isle of Dogs, East London) I had misfortune to use, made ridiculous claims about apartment not being cleaned properly at the end of the tenancy and made a £100 claim based on few tiny bits of limescale ( no permanent damage was caused). I got in touch with Justice for Tenants regarding the issue and they agreed that letting agency' evidence was really poor and that £100 cleaning fee was vastly exaggerated and could not be justified. I decided to raise a dispute with My Deposits hoping they will see how absurd these claims were but unfortunately they didn't see eye to eye with Justice for Tenants and made landlord biased decision. I was extremely disappointed and shocked they actually awarded £75 to letting agent based on some really poor quality photos and the receipt issued by the agency itself. Thing is, the agency has it's own housekeeping team. Since they are the ones issuing the recept they can cite whatever figure they like so it's obvious they will issue dodgy receipt that supports their claim however this doesn't mean it's right, this should never be used as evidence. I really expected adjudicator to be ''impartial'' and ''independent'' ( as they should be according to MyDeposits website). The only explanation I received was - letting agency produced £75 receipt = they get the money. Well done, hope you can sleep at night knowing you gave my hard earned money to shady letting agency with a bad reputation simply based on the receipt they issued themselves. Whole process took over 3 months which is extremely long for what should be very straightforward case. What's really frustrating, once you decide to use their adjudicator it's almost impossible to appeal their decision which I find really unfair. It just seems that the whole purpose of this scheme is to legally allow their clients ( landlords ) to extort and launder as much of your deposit as possible in order to keep them happy and ensure they keep using this dodgy scheme. Absolute joke and waste of time!

I requested amendments due to unforeseen change of tenancy commencement date. This was done promptly by Stacie.Thank you Mydeposits!

United Kingdom | 14 June 2021I took the time to use the online portal and submit all my case evidence, which took me hours. The portal is outdated and shoddy, but simple enough I guess. I received an email last week, telling me I could no longer submit evidence and the case would be reviewed soon but I would be waiting up to 3 months for a decision. I had no problem with this as I knew there was a lot of evidence to review. Less than 5 working days later, the decision comes through!! Not sure how it was completed so quickly! I refuse to believe that all the evidence was considered! It's no surprise that the landlord, who uses MyDeposits on a regular basis, won the case (bar a £30 fee, that was only awarded to me due to a lack of updated paperwork from the landlord). Clearly MyDeposits have made a rushed and bias decision. They had awarded the landlord 'betterment' of his property, which I'm sure, isn't allowed?! What is the point in schemes like this if they do not protect people from being taken advantage of? My landlord wasn't fit to do his job. He overlooked health and safety matters continuously, not just for me but for the other flats he owned in the block. Absolute joke! Avoid..... Unless you are a landlord, I guess. Updated, to respond to MyDeposit: Thanks Emma, I will take a look at the link you provided. The landlord was awarded betterment by you though. As there was no photo evidence of the state of the property at the start of the tenancy, you took his work and awarded him 80% of the costs and me 20%. Surely if a decision can not be reached, it’s at least a 50/50 split? I cleaned the property for 6hrs prior to moving out. I notified the landlord 3 times that I would be cleaning it myself and the dates in which I would clean and I notified him afterwards of what the clean involved. He then tried to charge me for a professional clean, even though one was not conducted prior to the start of my tenancy and you still award him 80%!!! It’s a joke. Completely bias.

United Kingdom | 08 June 2021I have been using MyDeposits since 2009 and have Protected around 200 Deposits with them After the latest shenanigans I won’t be be using them again. It would be disingenuous to say they favoured Landlords or Tenants I just think they are pretty much clueless... For the 2nd time in the last year they have accepted disputes that go against their own Deposit Dispute Criteria! That’s right...their own terms and conditions! The first one was a dispute that was raised after the 3 month window and the 2nd involved a Tenant that gave No Valid Notice, and left midway through the monthly rental period owing 3 weeks rent, Sounds simple right? Not so... Trying to talk to them is like Banging your head against a brick wall, (Painful) You will spend a lot of time talking to well meaning but uninformed and inexperienced call handlers, you will encounter lost evidence, and calls and emails will not be returned etc... They seem to have minimal knowledge of basic Tenancy law, NRLA contracts/Rental periods / Notice periods Chaotic and uninformed. AVOID

I'm daunted by raising a dispute, but looking forward to sticking up for my rights and pleased that tenant's deposits are now protected in this fashion. It's scary renting and being at the mercy of slum landlords.
