They are very clear that all evidence must be supported and substantiated which all of mine was, the landlord made a spurious claim for cleaning of a £1065 with no evidence what so ever, the checkout photographs undated and yet was awarded 50% even though I had provided photographs of each room, cleaning invoice, professional oven clean invoice and a quote to show an end of tenancy going rate, all in all I was a tenant that had come out of a 26 year marriage looking after my own home and treated this place respectfully and yet the unscrupulous landlord was supported by what I can only see is an unscrupulous company who does not follow what it determines is right. Sent information as per the request when they responded to this review have I heard anything - diddly squat!!

Useless website, useless customer service!!! Most options on the customer service number advise you to read information on the website. No obvious way of retrieving your username if forgotten. Managed to speak to an adviser by selecting the option for disputes. Was then told they are too busy and I would get a call back. Service needs to be improved. Be interesting to see the stats on unclaimed deposits. It feels like they deliberately make it hard to get your money back.

After more than 2 months of providing real evidence, mydeposits decided to close my case based on a fake printed email provided by my ex-landlord. He printed the email but without showing the sender. I asked mydeposits, based on law, to ask him the metadata of that email. No reply, no phone calls from customer service, nothing, this is how mydeposits handle most of the disputes. The sad is they are a Government-authorised scheme and not respecting the law.

This company is a scam and highly in favour of the landlords. After living just over three months in the property, my landlord made a huge unreasonable claim of almost two and half thousand pounds. My Deposits had concluded that were not liable for any damages (only cleaning and £37 for decoration). However, because the landlord made the huge claim they thought it was fair and reasonable to grant the landlord %25 of the entire claim (all totalling to close to £1000) just because she raised the dispute.

Absolutely atrocious organisation. Their dispute resolution is a joke. I would strongly advise any tenants with a geniune dispute to opt to go through the courts. If you do decide to use their dispute 'service' be aware of the following 1. Landlords, feel free to fabricate any claim you would like. If Aunty Ethel needs a pearl necklace - now would be the time to put in a claim. You don't need evidence. A blurry photo of the neighbours garden will do. You don't even have to spend any money on what you are claiming for. Absolutely no need for receipts or even proper quotes. Just make anything up and you will be fine. And don't worry if you forget to add something the dispute agent will think of a few things you missed and add those in the claim too, no need for you to stress you are in good hands 2. Tenants, imagine it's a cold winters day and you have in front of you the paper notes of the money under dispute. Now imagine striking a match and setting light to them. Just think of the warmth you'll get and hold onto that thought because its all you will get from that money. It's gone. The sooner you face it the happier you'll be. You can make yourself feel better by sending in evidence but noone is going to read it so you'd be wasting your time. In fact admitting you were the tenant actually seems to go against you so I would say nothing. Do not expect that the law will be followed as it will not and always remember the landlord is king and you have no say and even the most compelling evidence will be completely ignored. 3. Never expect customer service to be of any help whatsoever. They are trained in lying and humouring you to get you off the phone. If they promise to 'help' be sure to know they will do nothing. 4. The most obvious outcome of this is that if you are a tenant stuck between 2 rentals to choose and one of them is using mydeposits, do yourself a big favour and go with the other one. Oh and if anyone decides to take out a class action against this bunch of clowns please count me in. I have never in all my life had to deal with such a disreputable, corrupt, incompetent organisation that dont follow their own rules, or the law and have so much power over people living on the breadline. Additional Note: As soon as this company gets a lot of negative reviews it matches them with fabricated positive reviews (notice how they all say 'invited') Nothing wreaks of a fraudulent, unethical company like trying to sway the star rating on trustpilot!! I'm highly suspicious anyone called Emma even works for them! They probably picked it because its a sweet name.

Really appalled at the experience we've had with this "service" and will avoid another rental agreement if this is who the deposit is registered with. We had to raise a dispute with the lettings agent we'd used: when we moved in, the property was in a disgusting state, despite the contract stating it had been professionally cleaned, and we spent days cleaning it. After a lot of grief, we finally got a written agreement that on vacating the property, the only cleaning we would be responsible for was the bathroom and kitchen. By the time we moved out, there were different people overseeing the property who refused to acknowledge the agreement made by the previous manager and insisted that we would incur additional cleaning costs. We provided all requested evidence to the dispute scheme including the written evidence that we were not obliged to clean more than the kitchen and bathroom, along with the check in and check out reports supposedly done on the property that were never signed by us as tenants, and somehow whoever we were stuck with for this adjudication decided that in their opinion they too could ignore the agreement made and that we should be paying for additional cleaning. They also allowed the agency to claim for repairs using these unsigned reports as evidence. Not even remotely impartial and far from professional

Utterly useless dispute resolution scheme. They don't follow their own rules. My landlord waited well past the deadline for returning the deposit, forced me to raise a dispute and then hit me with demonstrably false claims. Mydeposits accepted their claims (including an unsigned, falsified inventory) but wouldn't let me present my mountain of counter-evidence. I called customer support many times to protest this but they wouldn't hear of it and handed over all of my money to the landlord.

Absolutely useless deposit scheme erring on the side of the tenant. Fair wear ad tear accounted for before a dispute with full independent inventory checks and only 58% of the remedial costs awarded to the landlord. Backed into a corner to use a service which is wholly unfit for purpose.

I am a landlord who received a letter last year saying my tenants deposit had been transferred from Countrywide to MyDeposits. The letter asked me to reply to a verification e mail that I would receive. I have e mailed MyDeposits numerous times to say I have not received the e mail link and they have promised 3 times to send the link and I still have not received it so I am at a loss as to how I go forward with this.
