Kalidass – my new temporary property manager - was immediately very supportive and helpful, but unfortunately this did not last long. During the summer, I had an annual check from Eon Heat, and they discovered problems with my boiler which might have also been affecting my energy consumption (and bills). LR sent a contractor to fix these issues. However, despite the issues were clearly detailed in Eon’s report, the contractor did not bring the necessary replacements. Therefore, I cancelled clients for a full afternoon for no reason, and we had to book another appointment - and I had to cancel even more work appointments the following week. Furthermore, the contractor touched something on the boiler and left me without hot water for days! This also happened for one day after the visit of the second contractor. An agony! In total, so far, I have had to cancel work and clients on 8 (eight) full afternoons, in order to accommodate for repairs and works regarding problems that were in the flat before I moved in, and that should have been dealt with before my move in date. Dealing with these issues has been like having a proper part-time employment, without considering the amount of stress caused by everything. Financially, cancelling appointments costed me a few thousands of pounds. Considering the problems experienced in the flat and the amount of time and money lost, I wrote a formal complaint and requested some form of compensation. The complaint was written on the 19th of July. Kalidass replied on the same day and stated: “"I will review your email and provide a complete response by Friday.". To this date (21/09/2022), no response has been provided yet, despite me chasing this up (and being completely ignored). Between August and September, Kalidass was on leave for a while, and I was assigned to Lauren and Kareena. I explained all these issues to them – it was the period in which I was having issues with not having hot water – and I requested several times that they would inform the landlord of everything that was happening - and confirm this to me. This request was completely ignored. When Kalidass came back, he never provided a response to my complaint. Last time I chased this up was on 11/09/2022. On 15/09/2022, I sent an email and video from my kitchen, as there was an unusual sound coming from behind the wall and I wanted to ask if this needed to be checked, also for health and safety reasons. Kalidass asked me to send the video on Whatsapp, as he could hear no sound from the email. I sent the video on Whatsapp on the same day. To this date – 21/09/2022 – I have not heard anything from him nor anyone else. Since my move in day, Life Residential have caused me an enormous amount of stress, fatigue, anxiety. They proved to be an obstacle to enjoy my own home – which is the opposite of what they are supposed to be - and a company that apparently is very committed to find ways to work less, rather than to support their tenants in the best possible way. Of course, I am sure that there might be other members of staff who are not like this, but this was my experience and I wanted to share it with everyone and to say: be careful.

Terrible Agency ! Stay Away at all costs! I have encountered two major problems; 1) October 2021, we realized the heating unit is not working. Although I explicitly pointed out that I have a 1 year old son at home they were very late in sorting the problem and it took more than 2 months to solve it 2) They influenced the landlord to increase the rent by %40 and did not leave me an option to leave. Upon our check out, although the apartment was deep cleaned they stated that they will deduct a cleaning fee of £340 (which is currently in dispute) 3) Finally, its been 3 weeks for my deposit to be returned back to me These people are late with responses, do not have empathy and leaves very taste. Never again

I have been renting a property from Life residential for last 3 years. And during that time my property manager kept changing every 3-4 months without any information and resulting in delays in fixing maintenance issues. But recently Shruti Shrungarpure took over as property manager of the property i am living in. And since that day onwards she has been really proactive and clear in terms on getting the maintenance issues fixed. She also got my extension done due my personal circumstances despite the notice period served by the owner.

My new property manager Thomas Chan is very professional, efficient and effective. He sent me an introductory email while his outgoing predecessor did not inform me that she was leaving. He also met up with me during my visit to London and was very prompt and responsive both to my emails and to my tenants as well. He was able to source a lighting contractor and initiated lighting repairs which had been outstanding for more than 8 months (which had not been properly attended to by his predecessor). He is very communicative and keeps to his word on follow up and updates. He is by far the best property manager that has been handling my apartment for the past 10 years.

At the start they’re so good at showing you the flats, making you “trust” them and taking your money. It’s all downhill from there. They’re a Very cruel agency, left us without heating throughout all of winter, we brought this up so many times, and Darcey (who is by far the worst “property manager”, if you can even call her that) tried to say it was fixed and it broke again. It was never fixed. They never brought anyone over. They just left us in the cold all winter. Additionally for some reason they held our deposit hostage afterwards and took ages to give it back. There’s many more things we could complain about but it’s too long. STAY AWAY!

I've been suffering from flickering light issues since the moment I moved in. Ironically, my original property manager said after move in the bulb responsibility falls on to tenant even though it is clearly stated on the contract, additional section the bulbs should be replaced before move in. The problem hasn't been solve after 1 week. And when I tried to negotiate with them again received the message they are gonna to be out for around a week. Then I used online chat to complain and the customer service agent send my case to Rosita Kausiute, who took my problems seriously. She figured out and solve the light problem within half a week. During all correspondence she's so polite, caring and professional. She arranged the contractors as soon as possible and followed up for every step. I feel lucky to have her handle my problems. This 5 stars rate is just for Rosita, I'd really like to give 0 for the original property manager who did a terrible job and made me feel offensive. PS: If you have some maintenance problems urgently and are willing to pay the cost (not the appliance), here's the number for life residential maintenance team 02086094644 Very friendly and professional contractors.

About a week before I was going to move out, one of your agents entered my flat for a viewing without my permission and knowledge. You should be thankful I did not report this to authorities for trespassing. When I asked about this to one of the property managers, she did not even bother to respond to me. I only get responses to my queries when it suits you. And now you are trying to deduct the maximum amount from my deposit for "missing" items that are already there but not inspected properly? I can't wait to be done with your company.

It was great dealing with Rosita and getting an issue with our flat sorted. She was quick to pick up our emails and get things moving. She kept up in touch with what has happening and got things resolved quickly. Couldn't ask for more.

I just noticed that Life Residential deleted my one-star review from the past. I rented from them in 2017-2019 (Sovereign Tower, E16), and it was absolutely horrible and disorganised company that has put me through an incredible amount of stress. They couldn't even do their paperwork correctly. They took an extra security deposit from my flatmate because of her credit history issues and failed to protect it correctly according to the Scheme. I remember that there was a delay with getting this contract signed (probably because they were waiting for that extra deposit to come through), but when I asked them what the issue was, no one from Life Residential bothered to notify me that my flatmate did not pass the initial credit checks and they were taking an extra deposit from her, even though we were signing a joint lease and I was supposed to know that she had problems in the past. They essentially kept me in the dark on purpose. When I later tried to terminate the contract because this flatmate stopped paying her part of the rent and was doing prohibited things in the flat, she blackmailed Life Residential to be able to stay in the flat and threatened them with court because they failed to protect her deposit correctly. So instead of serving the notice and terminating the contract immediately, Life Residential continued to hold me hostage in that flat for many more months to come. All the issues inside the flat were also always ignored by Life Residential's management. We constantly had problems with shower in the cubicle, and every single time there was a storm or strong winds with rain, there was water leaking through the ceiling near the light bulb in the living room. Despite my multiple emails about how potentially dangerous it is for electricity to be so close to water, everyone just ignored the issue. P.S. Dear Life Residential, I am entitled to express my opinion regardless of whether you like it or not, so please stop deleting my reviews. This is what Trustpilot is for.

We’ve had a broken washing machine for 2 weeks and there is absolutely no urgency on getting this fixed. There are 3 of us in the flat and our washing has obviously piled up. There’s been no offer of any alternative options such a laundrette claims and the agency couldn’t care less about our situation, plus our contact has gone on annual leave and we’ve had no hand over and just been left to wait until they return. This gives us no confidence in this agency if we had an emergency and we would absolutely not recommend.

Rosita helped me when I had a potential CO leak in my apartment. She was very quick to help and gave me all the information I needed to get someone quickly to make sure it was safe. She also helped me get an engineer to fix my bathroom leak that I was waiting a long time for with my previous property manager. Rosita is the best!

Our old property manager Kalidass used to take weeks to respond for maintenance issues and some issues have been left unresolved. The new property manager Emma was absolutely delightful. She worked very hard to resolve our issues and without her we’d still be stuck at square 1.
