I bought a flat at one of Seven Capital buildings. Had issues raising a mortgage due to high ground rents, but somehow managed to obtain a mortgage. However, the most disappointing thing is the build quality. Everything used from flooring, to kitchen top, to switches, to bulbs, to white goods, to sanitary fittings... is all cheap quality. Most things started breaking apart in 3 years! Seems like it's an investment / private equity type company rather than a proper real estate builder with a reputation of providing quality homes.

I have never met an actual buyer in person that has a positive thing to say. Huge Deposit, Delayed Completion of over a year, Aggressive approach when apartment completed that never allowed a survey prior to moving in, never meets the predicted price, poor construction, builders not following the architects materials, failed EWC due to incorrect cladding materials, incorrect windows for height of building, leaking plumbing, lifts not working correctly from day one, cheap white goods. Stay away from this developer is my only and honest suggestion. And given the legal wording of Seven Capitals response, you look at Regency Place and state where my comments are incorrect.

They have developed Churchil Place property which has failing lifts, glass panels falling off the building, boilers not working and numerous other issues. They are just washing off their hands for anything that they needs to rectify

Avoid these scammers. Bought 3 apartments in Birmingham. Not able to sell any because of leakage and cladding issues. No bank give mortgage if any buyer wants to buy. Avoid

If I could do less than one star I would. Don't go near Seven Capital Developments. I was contracted to buy in Bracknell. The mortgage offer I received valued the apartment at £30000 less and this coupled with the ground rent that is now outside of legal boundaries will make it hard to sell. Yes I know I signed a contact, know that the ground rent legalities were different in March 2020, but being offered a chance to pay £7500 ground rent up front just adds to the cost. I looked at the option of selling but who would buy when the price has crashed and other units have been up for sale for months? So in plenty of time I have Seven Capital legal notice that I cannot complete and wish to withdraw. It's not enough for them to keep my 20% deposit which I understand I have to forfeit but their solicitors are not accepting my withdrawal and charging me daily interest till at least January 2nd 2024 and a service fee till June 2024. So a way to make more money out of me. Yes Sharon at Customer service might be great when she answers the phone. But I would say stay away. If they are like this now I'd not want to deal with them as a property owner.

Read negative feedback before you decide to buy from them, as negative reviews are deleted and most positive are about their service not the product! They will use the cheapest possible products that will cost you fortune to repair (special toilet seats costing £300, special light fittings for £50 each, got water tanks that fail every 18 months, roller shutter that failed several times and takes the manufacturer about 8 months to repair etc, etc). The building was handed over with extensive leaks from windows and into parking which Seven refuse to rectify. Lifts overheat due to lack of AC in the building. After being ignored for about two years, we have formed a Residents Association to direct our issues as a group, but after numerous failed attempts to rectify this by Seven and only a temporary fixes not in accordance with the guidance of independent surveyors Residents Association are taking them to Tribunal. Despite assurances of high return on the investment, most owners are in negative equity reaching 30% for some, with rents not being near those advertised by Seven 4 years ago. You will notice that this tune is common to most reviews on several developments so think twice before buying.

I purchased a property from SevenCapital in early 2020. My tenants moved in August 2020. Until June 2023 all was perfect. Then the problem started. Twice in the space of a week my living room has been flooded by incoming water. It seems like something has changed in the roof above causing this issue. It only seems to happen when the rainfall is torrential but having said that it never occurred in the 3 years prior. I spoke to my neighbour who has claimed she has been having this ongoing problem for 2 years. I now worry. Water damage can be the worst. I have brought new builds from other developers in the past but this was the first time from SevenCapital. I would not do so again.

The altitude of Emma is great, she is polite to me. However, there is a bit delay between the time issue is reported and the contacting the contractor. Overall speaking, the impression given to me from Emma is still good!

Atrocious attitude from this company - bought off plan in 2017 (one-bed appartment) finally took possession in 2018 - building has been beset with problems from Day 1 and Seven have fallen well-short on their promises and assurances - including leaking windows, sub standard lifts which continually out of action - continual water flooding in the lower level car park, defective water softener causing £000's damage to apartment boilers (288 apartments) on top of which service charges etc. are almost double what was quoted and rental income in my case is 20% less than suggested - My apartment is currently unsellable - no-one will offer a mortgage and the valuation currently is 30% less than I paid. That's over a 5 year period when every other property in the UK has gone up! all the poor reviews on here have been systematically removed so I am assuming this won't be on here for long but I will post to Google also - I am a genuine leaseholder and can provide proof of all the above claims so look forward to an email from TrustPilot - this is a very shoddy developer - beware - probably the worst investment decision in my entire life. .... As anticipated - I have already been advised that this review will be removed within 3 days - I'm being asked to provide evidence - for the record I will provide a copy of my purchase from Seven and some evidence of the issues which Seven are well aware.

Bought a property and now it's failed the fire regulations so can't be sold. It was signed off so they have no responsibility.

Beware! They don't put good the problems in the properties the build. We bought a property 5 years ago and can't get a mortgage as it has failed the Grenfell Tower Fire regulations and they have wiped their hands of it. We wouldn't buy from them again.

After I reported to the Seven Capital maintenance department that the hot water to my apartment had gone out, Graven Hill management have quickly arranged a contractor to repair the issue, the contractor determined to solve the problem by bringing knowledgable specialist to check on everything including the water tank switch and fixed the problem at last, Having your hot water go out is a nightmare and both contractor clearly concern our unpleasant experience, and the contractors were able to resolve the issue within an hour with no problems. The contractor revisit next day to make sure the hot water is running smoothy. Thank you very much

I am a pensioner and I bought a flat from seven capital off plan to supplement my pension. I must admit that I thought this would give me a quick profit because surely a property built is worth more than one on paper. The flats were advertised as luxury and high predicted rents were quoted. The reality was different. I can accept that I made a mistake to think in terms of a quick profit but I never expected problems to be ongoing. I lost my first tenant because of leaking windows. For years I had to complain before anything was done. They sealed the windows but this had little effect. I bought my tenants two dehumidifiers. Earlier this year the windows were resealed. Quite a bit of pressure was put on me to write an email saying that after the resealing my flat was dry. I was loath to do this because I didn’t believe that the problem was solved. The flat was dry, this was in August this year, and eventually I wrote the asked for email saying so. I was asked to inform them if I had future problems. Today my tenant has sent me photos of water running down the wall and on the window sill in a puddle. I believe it is condensation. My tenant tells me that they open the windows in the day and always turn on the extraction fans when cooking. My tenant is several months pregnant and I don’t imagine they will stay. I bought this flat to supplement my pension. After costs it barely does that and it is a constant anxiety that I don’t need. If I could sell it for what I paid for it, I would but it is now worth less than I paid for it because of the numerous problems the block has had. Be warned!!
