I had excellent service, particularly from Miss Sharon Plevin. I was a little disappointed that my lender (Gatehouse) valued the property at 30K Less than what I paid, however, I believe that is common in the current economic situation.

Adding to my earlier review on Seven Capital, specifically the Kettleworks. Had my apartment valued recently and it was less than what I paid for it and achieving a unsatisfactory rental yield. So much for the minimum 20% capital appreciation seven capital sales team heavily advertised at... Waited 3 years for the development to be completed, achieving a low rental yield and a valuation below what purchased. Forgot to mention had hassle getting a mortgage as lenders rightly so devalued the flats.

Purchased an apartment off plan at the waterfront landmark, completed in 2016; property now worth in 2019 approximately £10,000 less than what we paid for it., despite their sales agent in 2015 sending us a spreadsheet showing fantastic increase in equity year on year, however after speaking to local estate agents 5 months after completion we were told these apartments where well over priced and buying off plan didn’t offer any genuine savings. We complained to Seven Capital but were given the brush off in that their equity predictions were apparently based on the areas “Regeneration”, strange because none of that was mentioned by their sales agent, nor before we completed on the apartment, nor mentioned in their spreadsheets. It’s seems to me their sales people say whatever is needed to convince you to buy. In short buying off plan didn’t give us any genuine savings as the property is now worth less than we paid for it. I was informed by trustpilot that my review was reported by them as misleading or defamatory, so seven capital clearly don’t like customers publicising their bad experiences. Instead of trying to shut up disgruntled customers why don’t they contact them and work to resolve the issue?

We live in a property that was developed by Seven Capital. Around 8 months after we purchased the freehold was sold to E&J ground rents which caused our electricity prices to shoot through the roof- over 150% rise in prices which residents were not aware until 3 months after the change. Further, Seven Capital have the car park in the building in such an unsecure state that 3 cars have been broken into and residents are now refusing to park in half of the car park. Many residents also have problems with damp and mould- the councils environmental health team are currently looking into this but they are not happy with what they have seen so far. All of the above have left the building with around a 50% occupancy rate and the value of our property has dropped since we purchased in 2016! Many owners have sold their properties for less than the bought for as they are fed up with the constant problems caused by Seven Capitals lack of regard for its investors/residents.
