So here's my story. We were all setup for our house sale in London with a solicitor that had been recommended by a friend. I told them about our flat and then it transpired that there was new legislation (New Building Safety Act 2022) that meant they no longer wanted our sale. Turns out the majority of estate agents aren't able to deal with this, in spite of it applying to all flats over 4 stories high. I was really struggling to find an alternative in London that was affordable and didn't have questionable reviews on Trustpilot. I tried the comparison sites and other avenues, but was drawing a blank from the limited options of conveyancers who were actually able to deal with current housing legislation. I then had a moment of clarity and realised I didn't need to have a conveyancer based in London, so I just decided to look on Trustpilot and just pick the best rated company in the UK, hence arriving at Fletcher Longstaff. I couldn't have been more happy with the service provided. Kerry McGinty was an incredibly efficient, patient and knowledgeable guide through the labyrinthine process of selling our flat. We had particularly difficult buyers and I honestly don't think we would have arrived at the finish line without her help and support. So, believe the 5-star reviews. We have used Fletcher Longstaff for 1 purchase and 2 sales. They have been fantastic both times, quick to respond to emails and very efficient at sorting out any issues we have had. Most of the communication is via email which makes it easier to deal with when you are working, the ID checks etc are done digitally too. We are not local to them but that's no issue as you never need to go to the office. I recommend them completely and wouldn't use any one else. Kerry was fantastic!

Fletcher Longstaff helped me to purchase my first house - in fact, nearly twice - over the last year. The first deal was fully prepared on our side within the June - October timeframe, however the sellers then refused to exchange contracts right before the agreed deadline for their personal reasons. Since I was applying for a mortgage and the offer had an expiry date, this caused a stressful situation due to the rapidly increasing interest rates - a new mortgage application would've resulted in significantly higher interest payments. Many selling agents were convinced it is impossible to prepare and complete another deal within the required timeframe. Fletcher Longstaff however agreed to accept work on preparing for the second deal - purchase of another house - and, without cutting any corners, managed to prepare everything required for completion of this second deal on time before the mortgage offer expired - which included facilitating regular communication with the solicitors on the sellers' side when their responses weren't being received in the respective expected timeframes. Special thanks to Gareth for the thorough explanations in response to everything I asked to clarify for me. The detailed responses were very helpful, especially since it was my first time purchasing a property.
