5 starts to Nested! We tried selling our property with 3 high street agents before Nested, with no luck. I would definitely recommend Nested to anyone looking to sell their property quickly, their service can't be compared with any estate agent. They were very proactive from the begging until after completion (all the people we were in contact with, were tremendously helpful specially Susan, Henry and Freddie) they were always available for us to answer our enquiries and the sale progression was handled beyond expectations. Yes, it will cost you more but you will have peace of mind that experts are looking after your property sale as a priority from day 1. We don’t even need to use their guarantee as we received offers over the guarantee price after month and half (but we were ready to put an offer on our new house right away and the guarantee backed up our offer).

I contacted nested after my buyer pulled out. I really wanted to be able to buy the house that we had an offer accepted on and I was worried that someone would beat us to it. It took quite a few phone calls and emails to get responses quickly but the people I spoke to were very friendly on the phone. They came back to me with an expected sale price of £340,000 which was £40,000 below the offer I had received previously. The nested people said that the market is not doing well and so I really couldn't expect more than this. The guarantee amount after fees at this amount would have been £318,000. I felt really nervous after hearing this and almost accepted that I was being too ambitious and actually I wouldn't earn as much I had hoped. I decided to try for a bit longer selling with the estate agent I was already with and shortly after received 3 offers at £360, £375 and £380. I accepted the offer at £380 and have only paid 1% in estate agent fees. It was definitely worth waiting a little longer and not being scared into accepting the lower amount. The price they would have started listing at was even below the amount I have now sold for. Overall, I think the concept is a really good idea, but I'm much happier with a bit of added stress and an extra £55,000!!

I would happily recommend Nested to anyone looking to sell a property (and I have!). Although parts of our sale were not always straightforward, Nested were helpful and reliable throughout. They are far superior to any of the (many!) other estate agents we dealt with, and secured us an offer in a very short space of time. The knowledge that we had the guarantee money to fall back on if we needed it made the process significantly less stressful, and I really appreciated their honesty and genuine desire to be ethical and fair at every turn. The property buying/selling system in England is a total farce, so having a solid and reliable team of people behind us made the world of difference. Definitely check Nested out for your next property sale!

Great Service – Selling with the minimum of Stress. From the first contact with Sharief to having Alex and then Josh take over the sale I have been extremely pleased with the Nested team and ethos. Sharief explained the Nested model and fees clearly and answered all my queries (and there were many!) whenever I called/e-mailed. Sharief recommended some works to the property whether or not I went with Nested. Once signed up he arranged for the works to be carried out and even arranged for a cleaner (at Nested’s expense) to help us clear the dust once the workmen had finished. Throughout the whole process the team has been in constant contact to ensure things were progressing and offering assistance. Both Alex & Josh have ensured a constant stream of viewings and I have been impressed with their enthusiasm. Everyone I have dealt with has been friendly, efficient and professional. Normal working hours don’t seem to apply to these guys ! Their concept is exactly what is needed within the industry and I hope they go from strength to strength. I would thoroughly recommend them and would definitely use them agin. 26.10.2018 Update We exchanged on our property today. There were a lot of mishaps with buyers letting us down at the last moment and the property took a lot longer to sell than expected. Throughout the (long) process The Nested team remained positive and sold the property for 99% of the expected selling price. For me the Nested model is second to none ! Having drawn down the funds we have been in our new property for nine months. If we had used a high street agent we would not have been able move on until the property was sold. Enabling people to do this stands Nested streets ahead of other agents. Yes the 3% fee is higher than other agents but being a cash buyer enabled us to negotiate a lower price on the new property as the seller did not want to tied up in a chain. Unlike many sellers, I wasn't in a chain, but still found Nested's services to be exceptional. After working through some anxieties about this new model of selling property, for me the advantages were many. Speed. The entire process took under three months, with no significant hassles. Financing. Nested helped out when funds were low, bringing in their own contractors to decorate the house and make minor repairs, at no initial cost to me. I also had the peace of mind of knowing that, if necessary, I could use the 10% drawdown facility, with the option of borrowing a much bigger sum. Efficiency. Everyone I spoke to via Nested, from the friendly office staff to the valuers, photographer, contractors and lawyer---and most of all my indefatigable guide throughout the sales negotiatiations, the ever-resourceful Alex---was prompt, efficient, and pleasant. Flexibility. Although I'd initially been afraid that going with Nested would mean a lower sale price, this was not the case. It's important to know that their valuation price (which presumably helps protect them from lending you too much money, via drawdown, in a changing market) is not the same as the asking price, which they advise on, but which is set by you. My house eventually sold at a price that was substantially higher than the valuation, with a buyer who was ready to move quickly. (I had an even higher offer from a buyer who was not as ready). In other words, Nested don't tie you down, they liberate you. I'm grateful!

From the first point of contact with St John, when I contacted Nested, I have been more than happy with the service from this young, but fast growing company. After a visit from James Turford and a realistic valuation, to having Alex Robinson take charge of the sale, Nested quite quickly found interested parties for the house. It did not take long to secure a buyer. Nested break the mould when it comes to Estate Agents. I like the Nested business model and hope Nested will go from strength to strength to help others move when they need to - 90 days is not long. Having a realistic valuation, a guaranteed amount and an enthusiastic Nested team will bring confidence to anyone who signs up with them. Although Nested insist upon using one of their panel of solicitors, I found Angela of Comptons to be fully briefed on the Nested model and it has been a pleasure to have her act for my sale. So, if you are in the Nested catchment area, they are the team for you. I cannot praise or recommend Nested highly enough and do hope that anyone reading this review will be lucky enough to have the Nested experience I have had.

Great service from start to finish The explanation initially given by Susan Gregory was excellent and defined well the process for moving forward. Henry was great on viewings and getting the property under offer, Rebekah moved the process along the legal side and had a great telephone manner. To my mind Nested operate between the value an estate agent 'could' achieve and the harsh reality to what your property is worth if you were in a position you had to move very quickly and would consider offers that would make you an attractive buying proposition. Essentially taking all into account they bridge this gap and provide a viable option in the market for those people who need to move quickly. In my case, my wife is pregnant and it became a viable option. We were happy with the value placed on the property and felt confident with the options laid out in front of us. Furthermore, the team at Nested then went and sold the property for what we viewed as a fair price and all in all very happy with the service, and happy to recommend.

All the way through the process, from initial referral to pay-out, I kept questioning "what's the catch, what's the catch". Well I now have the monies and can confidently say there wasn't one! Everyone I interacted with was exceptionally professional and even when we encountered the usual scrapes and tumbles, which unfortunately seem to accompany moving house, they were there right by my side to calm the waters and find solutions. I am an architect and have worked with all kinds of property agents for over 20 years, and I genuinely think Nested have the potential to reidefine how this industry works. They are not to be confused with property rescue suppliers, they have created a new, predicable and fair way to sale property. We have. Just completed 2 very complicated transactions with Nested, selling a flat and our family home to allow us to buy a larger house out of London. Nested have been exceptional from start to finish, and without their tenacity we couldn't of made the move possible. Our smaller property sold within the 90 days at a higher price than the local agents had recommended , our main property didn't but Nested delivered the guaranteed sum a week ahead of the period and covered the additional stamp due to temporary second home ownership.. and covered our running costs . When the property sold 2 months after the guaranteed period they achieved a value higher than the market had suggested and we received a 80% of the uplift. From the beginning they have been honest transparent professional and very proactive . Nested might not suit all circumstances but where certainty and timing are important they are a great option and I would highly recommend a chat with them.

Great new concept shaking up the estate agents’ industry.

I was at first hesitant to use a non-traditional process to sell our home, simply because I had no previous experience apart from dealing with traditional high street agents on previous sales. However after meeting with Nested (especially Anup and Alex) I was very comfortable with signing up. I can honestly say its been a pleasure dealing with Nested. All of their team whom I have had contact with (Anup, Alex and Fraser) have been excellent. Nested have been very fair, professional and transparent through the whole process. I thoroughly recommend the company and would use them again.

First impressions of this company were good - we thought they were friendly, professional and transparent with a unique business model. But if something seems too good to be true then it generally is and that was ultimately our experience. Following an initial discussion we received, in writing, a detailed 'Nested Indicative Offer' for our 'fantastic property'. This included a market analysis of key comparable properties. However, the company then subsequently declined to give us their 'Nested Guaranteed Offer' because they suddenly deemed it too risky. All they were prepared to offer was the services of a conventional estate agent at, unbelievably, a significantly higher commission rate than that of our local estate agents! Be prepared for a 'Nested Disappointment'.

Nested appeared extremely trustworthy and helpful. I recommend them unreservedly.

Nested were recommended to me when our chain broke down - we unexpectedly lost our buyer days before we were due to exchange on our sale and purchase. Nested responded like an emergency service and worked unbelievable fast to put us in a situation where we could continue with our purchase despite not be able to simultaneously sell.
