Possibly one of the worst companies I’ve had to interact with (by force) from 2014-2022. Doesn’t understand how technology should benefit the customer. Doesn’t understand that if they made their digital offering better they would have happier customers who’d pay on time. Doesn’t understand how to operate a support desk in 2022. Spent money developing a mobile app used by ~5 people. Spent ages chasing issues with flat block took ~3 years to get a resolution. From discussions with others I hear it’s normal these type of companies are poorly run and generally operate like it’s the 1980s.

Today I received an email informing me that our property manager HAS LEFT! A repetion of the one before, I welcomed the last one to my house and walked her round showing her the problems, most of which have not been dealt with.James Gibb this is not acceptable. To have your contractors write rave reviews about you is worse than dreadful, especially as one you named tried to rip us off, 18 flats or owners received a discount from our bills if I promised not to pursue the case to a tribunal. Shocking.

Had a leaking balcony causing the neighbour below issues. As it was a Common repair (all occupants responsibility) it took time and patience to bring together quotations for the work, seek approvals from other owners etc - all ahead of the work being executed. Special mention has to be made of Emma Gallacher of James Gibb who progressed the problem for me: from first reporting it through to resolution. Great to have a building factor that gets things done!

Unfortunately James Gibb was forced onto my estate by the developers after Greenbelt walked away. There was no consultation with the residents and the deal was all worked out between James Gibb and Tulloch homes before residents were informed of the change. Since then it has turned into a bit of a nightmare. Even after taking the advice offered by James Gibb to seek our own legal opinion, nothing has changed. Hopefully the court cases and the local council’s examination into the situation will provide the answers that James Gibb have up till now ignored from the residents. I would take a serious look into the company and the reputation they have on any estate before purchasing a property with them as land factor. Lastly, companies and employees that you pay to provide a service are not customers. Asking people to provide 5 star reviews that you are paying does not fool anyone and comes across as dishonest. Allow your actual customers, those paying you for a service, to give their opinion. If that does not result in a good enough score, work harder to improve it, don’t cheat and try to fudge the score. That is just pathetic.

Development manager Jo Cooper has always provided a prompt and efficient response to any queries/issues that I’ve had over the years as a contractor. She is very friendly and approachable, nothing is a bother for her.

Despite having contacted their Edinburgh office on a number of occasions and supplying bank details they have still not refunded a credit balance of over £200 due to my sister-in-law who has dementia.She sold her house in March and was told the finance department would contact me and am still waiting

Run for the hills!! James Gibb were foisted on us when our previous factor sold the business. Nightmare since. Communication practically non existent, their portal is useless, invoices do not open to allow customers to see the details of bills. Works taking years, yes years, to complete, lots of ridiculous excuses for delays. Contractors work poor with no redress from Gibb. I could go on but haven’t got the time. I would give them zero stars if I could. Complained several times, waste of time. Asked to meet a senior manager, didn’t even get a reply. DONT PUT UP WITH IT. change factor now, it’s straightforward.

I want to call out the really great service I have received from Lesley McGreish at James Gibb property factors in Glasgow. I had to engage with James Gibb as my building factor on the back of a freak burst pipe in my property. I had been liaising with my Property Manager re. this who, before resolving my issues, left the business without advising. It also transpired that I had been given incorrect advice from this Property Manager and so I had wasted time following incorrect processes. I called James Gibb to try and resolve and Lesley picked up my case. She took time to fully understand the situation and immediately took ownership of getting things resolved for me. Lesley promptly liaised internally re. the building insurance claim, making sure she had the correct documentation from me to support. She also picked up with her finance team to deal with monies I was owed. In a little over a week, Lesley had fully resolved my case and I was very quickly refunded into my account to cover my costs. Lesley also kept me fully updated re. progress throughout my engagement with her which was great. We don't often commend great service, but I just want to thank Lesley for picking up my case and resolving this so quickly - this was very much appreciated given the time I had already wasted following incorrect advice. Keep up the great work Lesley.

Terrible company! I bought my house in 2019 and was forced to pay factors which consisted of cutting an area of grass in a culdesac that my house wasn’t part of. My house was situated on a street and I had zero access to the culdesac from my home. I queried this in an email last year to which I received an email back stating “we will pass on your email and someone will get back in touch with you” so I stopped paying the factors until my query was answered… no one got back to me. I sold my house yesterday with £250 being owed in arrears to James Gibb but instead of taking the original sum, they took over £400. Just casually taking another £150 for the James Gibb Christmas night out I suppose!

Unfortunately unable to give a zero- they have been falsely billing constantly - when queried - they think it’s ok to say it’s a mistake snd refund in the next bill. There’s many things regarding incorrect billing- they think they can get away their fraudulent invoicing. Complaints are ignored. But they are accountable and there are procedures they have to follow.
