Oh dear don't remember that , however I have sent 5 emails and NOT had any response , is there an email I can send my issues too ? A complete shambles of an organisation which you employ as a group but never appreciate what you are dealing with until they manage a personal flat, if you DONT want a reply to an email Listen to 8 - telephone OPTIONS and still not get through Get the phone put down on you if you ask a question And all the other rubbish, then go with James FIBB Shambles

We have been lumbered with James Gibb for many years. Last week I requested someone come to repair a light in the lift. Over a week later nothing has been done despite a second request. So how many Gibb’s employees to change a lightbulb? None because they don’t bother nor return calls.

The recent avalanche of glowing reviews may have pushed up their rating, but please please please take those reviews with the hugest pinch of the saltiest salt. In my experience, James Gibb are barely worth the one star I have given them here and you will very likely rue the day you ever got involved with them.

We appreciate Gemma McAllister's frequent visits on site. She is pleasant, well-organised and helpful. It is easy to contact her and she pays attention to problems, some of which had been outstanding from before her time.

Gemma McAllister, Development Manager is great to deal with, has the tenants and our interests at the forefront and is quick to deal with any problems that arise at the development. Any emails are picked up promptly and communication is good. Thanks Gemma.

Concerned about the type of trees planted close to the perimeter of my property. Such a difference to see Gemma McAllister so visible in our housing estate. Often seen walking round doing her inspections. Gemma is very approachable, so rare to be able to speak to someone face to face these days. Thanks Gemma.

I have found Gemma McAllister to promptly and professionally manage the needs of our development's owners. This is particularly true with regard to on-going problems that date back to the original refurbishment of our property five years ago before JG became involved as factors. Recently, she quickly dealt with numerous tradesmen and an emergency arising from major painting work on the property. It was reassuring to know that she was here to handle this for us.

Overall I am happy with the service James Gibb have provided. In particular, I must single out Clare Bugden from the Glasgow office. Ms Bugden was extremely efficient and very professional throughout, a credit to James Gibb property management. We had an issue with the boundary wall around our estate and Ms Bugden kept me abreast of developments from inception to completion of the work. Personally I cannot fault the service provided by Ms Bugden on behalf of James Gibb - an asset to the company!

Have emailed 3 times over the past 5 weeks and am still awaiting a response, have no idea why we pay them money. The service seems to be limited to getting the grass cut and some intermittent plants cut back. Recent invoice looks for payments for signs being erected as far as i can see from the VERY limited information available on their portal there was no request for these works, no quotes received, no invoice attached. Communication is shockingly bad. Service poor. And information requests get totally ignored. Would not recommend them to anyone. EDIT 27 SEPTEMBER 2022 In the response James Gibb has suggested that I use their online form to contact them - I have, 3 times, as well as 4 emails direct to their Edinburgh office, all of which have been ignored. It seems I only got a response here on a public forum where other people can view issues and where it influences their public perception. Interesting. I suggest they check their emails rather than asking me to input - yet again - the queries that I had raised. EDIT 4 OCTOBER 2022 Thank you for noting your concern for the lack of response from the Edinburgh office, for your info I have still not received a reply. Email was sent on 15 August and resent on 23 August, 6 September and again today. I also note that I haven't yet received a reply to the emails sent from your portal link - seems like the Edinburgh office is not the only one that doesn't answer. The only communication i receive from yourselves is here on Trust Pilot. EDIT 11 OCTOBER 22 Still no response to email - resent AGAIN this morning(5th time) Maybe we should start a sweepstake on how long it will take! EDIT 18 OCTOBER 22 You've guessed it, still no response, have resent again this morning. Maybe their email has been cut off and they aren't receiving any communications in the Edinburgh office???? EDIT 25 OCTOBER 22 I got a response!! Finally. Someone responds in the Edinburgh office.

I give 5/5 to my property manager, Charlene Fox. Charlene was very helpful, informative and made everything very straightforward. If everyone working there was this way, my issues could have been sorted out Long ago. I would highly recommend Charlene and im very pleased to have her as my property manager, far better service from her than her predecessor. Thanks Charlene. All your help is greatly appreciated

Hilarious to read the 5 star reviews on here are from James Gibb associates…talking about…James Gibb associates. Does not really give a true representation of the company, does it? Personally, my experiences with James Gibb over the past few years have been poor. They overcharge on services and insurances, seem to always throw in additional ‘management fees’ or ‘administration fees’, always make any requests difficult and actually seem to do the bare minimum of work. You also never see their presence on or around the developments. I really do feel sorry for anyone that has been lumped with James Gibb as their factor.

Awful practice and totally deceitful. Continual charges that are astronomical and can't be accounted for. Even now that I have moved they are trying to bill me for a "re sale charge" of £100, it's galling. This is on top of extra charges such as grass cutting although I settled.my final bill before I left. Meanwhile I'm still waiting for my £170 float to be returned. They really need investigating, I genuinely don't know how they are in business.

Although I believe he is moving on now, Paul Cattigan in the Dundee office has been a great point of contact for our factoring service. Extremely helpful and professional. I recommend getting the James Gibb app as a fast way of seeing and paying your invoice.

If they can do a 5 star job it makes it disheartening that my experience and the experience of my neighbours could charitably discrbed as substandard. I did note however the recent reviews were provided by contractors working for JG, i suspect they were encouraged to do so. Specific issue; work including but not limited to work affecting fire safety has been pending for years @ The Anchor, Granton Harbour
