I chose this company because of its great reputation, and they've never let me down.

I don't usually leave comments on platforms, but because of the issues I faced from the start, I'm now pleased with the recent improvements.

This company is a scam. Website doesn't provide any info on money invested, agreements documents, or options to pull out. Half of the website links go to 404 Error pages, meaning they only set up the bare minimum to look sort of legit. There's no phone number to call, just a janky email form to submit questions to. I put some customer service "person" (more likely a chat GPT bot) to the test with questions and requests and they couldn't provide anything relevant or helpful. I submitted complaints to the BBB and SEC already. Doubt I'll see any of the money I invested ever again which is sad. Sucks we live in a world with scumbags who will literally just steal from unsuspecting people. Lesson learned.

This company is no good at all. They hold you funds for five years. Then without even asking you just decide to extend your commitment and keep your money longer. There is no real return on investment. It’s almost nothing. I got 7 dollars for the 6 years they held my funds. They don’t communicate well with you either.

I highly recommend reading their extremely obnoxious job posts looking for "Alphas" and then ask yourself if you want to give a dime to people who guarantee their sales people a minimum of $480k in compensation. Diversyfund owes our development company 100k in accounts payable, with no ability to pay it. **UPDATE They reached out after these reviews, said they would pay 3 months ago, and still have not submitted one payment. ** I also know of at least 3-4 other vendors they owe substantial debts to. After chatting with many attorneys on the subject, learning about the multiple class auction lawsuits that have been attempted and failed due to the structuring of this fund without an actual lender to go after, leaving no funds for the investors seeking reimbursement. I'm not one to typically write negative reviews or negatively impact another's business, but after seeing first hand how they've allocated and lost funds, I urge you to not invest in this company if you're considering it... and if you have already, I'm sorry for your losses.

Man, I'm stressed out like never before, and it feels like they're playing mind games with me. I've been with them for months and got squat to show for it. if you're thinking about jumping in, I'd steer clear to save yourself the same letdown. Do not invest your money here. I made a complaint because initially I was concerned about not being able to reach anyone or get any updates. I sent several emails requesting some correspondence after 2 weeks nothing. After further research and reading complaints and reviews I became even more alarmed and requested my money back. This company keeps not financial records and do not provide regular financials or updates to investors. I don't care that it is a long term investment they should still have some financial records readily available to investors. I went on to find out they are purchasing existing properties that are not only poorly managed but have several complaints by tenants, some even roach infestation. I received a response through the BBB from"John" who has no title and writes a generic scripted letter about he is sorry for my confusion. NO CONFUSION AT ALL you have no records to backup your supposed investments and zero record keeping of any properties.

Terrible rate of return. Terms of holding changed. Only reason I'm not giving it one star is because I still have hope I will get my money some day.

This is the worst-performing investment I have ever been involved with. Over the past 4 years, it has had an annual return of 1.8%. I suspect that they are charging high fees. Therefore the only ones making a profit (over inflation) are the founders. Wish I could just get my original investment back. No end in sight.

As soon as I'm close to the 5 year withdrawal period they extended another 2 years. I expect to never get my money out.

"I have a family emergency and need money urgently. For the past two years, I have been trying to get my funds and close my account, but this company is like (AHP Servicing) has never responded to me in any way or given me my funds. Today, I contacted them for the fifth time and still haven't received any response. Please be careful if you're dealing with this company.
