This is the VERY worst real estate platform that I have invested in. They give you no personal information to see how your investment is doing. They are hard to pin down with any information and from what I can gather have not even made 5% return on my investment. STAY AWAY.

This company is a mystery. I put in money a couple of years ago. I've never hear anything from them. No statements, e- or otherwise. The most puzzling part is that when I log into my account, the investor screen is blank. Before I invested, I thought i had read enough. I understood that it's a longer-term investment (3+ years). But to not be able to see anything, even the initial investment amount and date, is really suspicious. Perhaps the SEC, which they say they are 'monitored by' (I should have done this research ahead of time), needs to hear from us. Basic accountability is necessary in a legit company.

Don't be fooled by slick slogans and beautiful pictures of exclusive properties. I am an investor in DiversyFund multiproperty growth fund and Series A convertible note. This has been a horrible investment. First of all the platform offers no liquidity or transparency. There is no set time frame for when you could expect payment of your principal or profis. Their quarterly updates are uninformative and vague. Good luck trying to get a person on the phone to redeem your investment. I have requested for the convertible note to be redeemed as per and according to the provisions of the note. They told me they didn't have the funds to pay me back upon the note coming due. It has taken 17 months for me to see my principal and some interest paid on the note. I say some cause they refuse to pay interest on the amount that has accrued during the past 17 months when it was in default despite it being in the provisions of the note. I have no expectations of ever seeing returns on my investment in the multi property growth fund. I have asked several times but have yet to get a update on the valuation or expected payoff time frame on the portfolio. There are many options for those interested in investing in real estate. Crowd street and Yield street are two much better platforms for accredited investors. Unaccredited investors would be better off investing in a publicly traded Reit or etf. I strongly recommend that investors avoid dealing with this company.

I strongly advise you to NOT invest with Diversyfund. The REIT paperwork stated one year to withdraw monies invested and upwards of 6% return. I made nine dollars in a year and they will not return my investment. Diversyfund stated they can not return my money because they are not in the " liquidation process". They have not communicated well and have made countless reasons not to release my money. This will be a ponzi scheme on 60 minutes.

DO not invest with this company, I asked them to return my money and they gave a bunch of reasons not to release the funds! We should unite to file a complaint against this company! Below is their reply ############################### Hello, Thank you for getting back to me! Unfortunately, once the investment is processed there is not much we can do. The funds are committed to purchasing properties and real estate is not like cash or a stock investment that can be traded. I've provided more info on how the investment term and liquidation process work. The DiversyFund Growth REIT is designed to build wealth over an approximate 5-year timeline. The investment strategy for this fund is a growth strategy, which will be executed through a series of stages Acquisition Stage: The REIT uses the capital raised to acquire multifamily properties with approximately 100+units. Renovation Stage: We do what is called a "value-add play". We add value to the properties via renovations. We renovate the individual units, common areas, etc. We utilize cash flow from the properties to fund the renovations over a period of time. Stabilize & Hold Stage: As we finalize the renovation process, the forced appreciation means we can increase rents and stabilize the property. We’ll then hold on to the assets for several years allowing the property to naturally appreciate in value. Liquidation/Disposition Stage: This is the final stage. By now, the properties have appreciated naturally and through forced appreciation via the renovations. This is the ideal time to sell the properties. We’ll sell the assets and liquidate our investors. We aim to invest in projects that can be liquidated/sold within approximately 4-5 years. Due to the nature of the investment and our growth strategy, we have no premature withdrawal policy. It's been nearly 5 months since I received a dividend after investing 5 figures... this company is the worst! Do NOT invest with them. They do not have any clear communication about what's happening with your money. They don't post your account statements in the portal, you have to go and ask for them - what are they hiding? Oh, their POOR performance. I am so disappointed that I trusted their website and invested with them. Now my money is stuck until this REIT closes.. and I will barely get any returns. It makes me sick thinking about what I could've done with that money instead. This is the biggest disappointment. Take your money to a company who actually cares.

Updated: They did respond to my inquiries and posted more dividends to my account. The dividend was painfully small, under $2. I have added a star, total of 3 up from 2 stars. The website is lack luster and I am still not 100% sure it isn't a scam. Original: Started investing with Diversyfund a few months ago and like others that have offered factual reviews I am finding their dividend system is not actually what they say it is. They say on their website that dividends are posted by the 15th of each month. Since I started investing there has been no payment on or before the 15th and the one dividend I did receive was a very low amount(under 2 bucks for a $500 investment). Straight answers and timely answers to inquiries does not seem to be a priority for Diversyfund. This company appears to be deceptive, inept or more than likely both. Stopping short of calling them a scam, I do believe I have lost my money. 2 stars because I have a little hope left. I should have stuck with just investing with Fundrise.

It seemed to be growing nicely on the investments, but suddenly in October of 2021 they stopped posting dividends to any of my investments, they made it near impossible to see the progress or documentation around my investments, there’s no information on when my investments will mature, and responsiveness from support is non existent. At this point and based on the above, I’m assuming they stole my money. They claim to provide dividends monthly but they stopped doing so in October 2021. Their app now has under 100 users and is reduced to no useful functionality, and the one responding to stuff just copied templates and doesn’t actually address the support question. They lost my trust and the latest is that my investment counter is not 5 years from when I start “investing”, but 5 years from when their REIT is fully funded.

It would be nice if diversyfund could show the appreciation the same way fundrise does. Right now all I see is the dividends I get each month. I guess I'll have to wait the full 5 years to see that. No?

Something strange with this company. First, no monthly statements just a posting of your original agreement each month. Second, my auto investing just abruptly stopped in one fund called Growth and started up in another fund called Growth II but I never signed an agreement for Growth II so it took my electronic signature and just signed the new agreement. What made it worse is that they claim after a few emails that original investment fund was closed but I still see on website that I could invest in that fund and the dividends stopped in that fund which they said is because it is going into phase II of the process so I will no longer get monthly dividends anymore and stated they sent a notice of this change. I looked all in emails and complained its not there then suddenly a week later they sent one explaining why no more dividends and in a year they expect to give cash dividends but will keep updated on your investments which how can they do that if they do not give you a monthly statement. Lastly on website they keep talking about 1099 which my accountant needs for 2020, thats fine if I need it to file taxes last year but we are in 2022 now so should say 2021 tax forms, because I opened the account in 21 not 2020. I do auto invest but have stopped monthly auto investment until they can get act together. If you are investment company you can surely give monthly statements of your money invested, and I am not talking about online screen that shows your transactions and dividends, like monthly statement or quarterly statements like most companies do. I do like this idea and hope that it can turn around but do not like the secret stuff like just stopping your auto deposits and dividens and they siging a new contract using your old fund electronic signature and I did notice the wording in new contract did change from original one so that would require a new signature not auto populate which I intend to report to FTC because you do not just self populate contracts using electronic signature from one contract to a new contract when you abruptly change investment vehicles or if you alter the wording from first contract to second.

This company is a scam! I deposited money in early September, which didn't clear for almost the entire month. I didn't receive emails October or November about my dividends posting (should have been on the 15th of each month). After numerous complaints to their horrible joke of a customer service, they told me it was a technical glitch with the dashboard. They have yet to provide me any proof that the dividends were posted. I have reached out to them about 25 times now with just the same responses about the dashboard glitch. I've filed complaints with the SEC and BBB and welcome any ideas on how to get a fairly large sum of money out of this illiquid fund, which is clearly a fraudulent company.

I had just been conned out of my entire inheritance money. £54000. Please don't judge me, think me stupid, my own fault. They suck you in with promises that if were true, would change your life. Well they've certainly changed mine. After 2 weeks of asking for a withdrawal, and riding a constant emotional roller coaster, worrying if I was being scammed or not, they  just told me I must pay their fees ( £10,000 ) upfront, then get it back in my withdrawal balance. This was never mentioned before. I didn't even have £1000, never mind £10,000! They suggest that they "help" me to get a bank loan to pay it! I So I was now left with nothing. I was totally DEVASTATED. Until my son got me In touch with , saulredmond at gmαil. whose email I got and was able to get every single dime forcefully . don't know how they all sleep at night.i hope they all have long, painful illnesses and then burn in hell. UTTER FILTH. What goes around comes around, SCUM OF THE EARTH

Have "left a message" three times w/ their web chat bot over the past week and still my issue has not been addressed. Don't try to call the phone number you have to "google" to find, because you will just get a Voicemail Box w/ the same results as w/ the chat bot -NOTHING! Interesting when you ask the "HELP" bot about withdrawing your money, this is the response: DiversyFund · Bot I couldn't find any relevant articles. You can ask another question. Will be withdrawing my funds when I finally speak to someone, in this day and age it is unacceptable not to be able to talk to someone or at the very least get a timely response to a request.

A really poor customer service. It's almost imposible to know about the investment status at any stage of it. I used the promo code Diversy50, and it was a joke ...Diversyfund doesn't honor the promo code.
