I was grateful that they could extend the offer for my client due to issues with 2 conveyancers on the Landbay panel that didn't have capacity to act, which took up a fair amount of time.

United Kingdom | 26 September 2022Despite having the mortgage with Landbay, I was forced to do a whole new mortgage application to switch to a new 5 yr fixed rate product. I emailed Landbay 8th June 2022, the 5 yr fixed rate was 3.54%, (Nearly 4 months later), I finally have a mortgage offer, albeit at 4.14%. My loan is £132k, the extra is £55.40pcm x 12 x 5 = I am now looking at an additional loss of £3,324. Landbay have made, what should have been an easy transition, a complete ball ache. I've encountered no other lender that does this and for good reason. RESPONSE Thank you for replying. Why don’t you do product transfers? (This was not disclosed to me). Q. Who is going to take a 2 yr fix & then redeem the mortgage? A. No one. (They would leave Landbay & go to an alternate lender). Q. Having completed a full mortgage application (again) what would happen if my circumstances changes & was declined? A. Presumably, I would be left on the more expensive SVR, which if affordability was the issue, this would add to my woes. … from a legal position, given you are now aware the mortgage is untenable (for example), what action will you take, given you’ve declined the cheaper product, but retained the now high risk customer? Im also being asked lease details (which you have already lent knowing this info) and direct debit mandate (which you already take payments) so much unnecessary duplication. Anyway, that’s a side point to my situation, that the bureaucracy involved to simply change products is costly in both time & effort. Going through a whole new mortgage application is meaningless when the customer is already with you. It has the potential to open a whole can of worms for you as a responsible lender.

They take a sensible approach to mortgages and their underwriting, if they feel a case makes sense they will normally take it. I have to say that Cameron Lovesee-Clark the Senior Account manager for the South has been absolutely fantastic every time I speak to him, he has had a well deserved promotion recently and I look forward to him continuing to fly the flag for Landbay in the future. I had previously worked closely with Ian Hall (also fantastic) and whenever you start a new working relationship you worry that it may not be as seamless as the old one, but that has never been the case. Had a tricky portfolio to place and referred to BDM Alex Witham who definitely went the extra mile to get the cases considered. He was very responsive with updates and very knowledgeable on products and criteria. The applications were submitted, valuations conducted and offers produced within 3 weeks which is unheard-of in this climate.
