Crap lender, very slow, very painful - stay away at any cost. I have done remortgage with other lenders several times, never gone through such a painful process. Even if you are desperate, stay away from landbay.

Brilliant service from start to finish

We found the whole process very stressful as we were asked for information to be supplied constantly, I know ours was a complex application but the information they required dragged on too long and felt never ending... though they did allow an extra month we needed for deeds to be registered. But on the whole sadly I wouldn’t recommend Landbay.

I had to place 3 cases at the same time and was looking for a lender with a competitive rate and no tie in, Landbay sourced the highest and I was not sure of their service levels as I had not used them before. This was the first time I have used Landbay, I spoke to my BDM Ian May to discuss the case as it was 6 purchases off plan in 2013 for new build development in E1. Client is a very experienced property investor. I was seeking funding for 6 Ltd Co BTL purchases in a trading company and not an SPV. Not the usual set for Ltd Co purchases, however Landbay were prepared to take a view and if possible have the correct SIC code added prior to completion. The service from Ian to application was seamless. The underwriter was a lady called Emily. Very sharp and on the ball, a pleasure to work with. She sent the lending requirements checklist. All though this was very thorough, thats all they asked for. Emily made the process very easy for both the client and myself. 6 applications from submission to DIP and fully underwritten in 6 days for a complex case! A client interview was requested due to the size of the debt quantum. Chief Lending officer Paul Clampin met both myself and the client yesterday at the clients office. This was also reassuring to see a lender wanting to know "who " they are lending to. Nice chap! An excellent service and I look forward to submitting much more business to them! This was our first buy to let mortgage application with Landbay, which wasn't without some problems. But the case was personally underwritten with excellent feedback and the lender managed to overcome all issues on this complicated freehold purchase with the case completing from start to finish in just over 6 weeks during the school summer holiday period. Had a difficult case and the Underwriter Scott and Gabbie my BDM were just amazing and they over came all the problems and got the case offered. I wouldn't hesitate to recommend them and use again. Only down side is the restricted solicitors panel.

I've done more cases with Landbay than I can remember and never had a bad experience. They're flexible, understanding and not one to shy away from an exception from time to time!
