Poor Comany to deal with. At the end of a fixed rate mortage they do not (as policy) do product transfers so you are forced to either accept a 9%+ interest rate or go through a full product application (and pay fees) to move onto a better rate. To add insult after the mortage is paid off they don't remove their legal charge (as other lenders do) focing you to pay legal fees to remove it! Not customer focused at all steer clear

Recently I had put two applications with Landbay and I must say that the service was amazing. There is one case worker assigned to the case with whom you can have direct contact which makes things a lot easier. The underwriting and assessment was quick an within days the Mortgage offer was out. I would also like to mention that my Landbay BDM, Rahead is very helpful, proactive and guides you appropriately on certain tricky cases, as both my cases were challenging. He is very approachable and does not hesitate to offer his services even after office hours. In a nutshell, Landbay is a good lender to work with especially with its amazing BDM, team of underwriters and flexible lending criteria.

Wow, 5 business days from application to offer! Ltd company BTL purchase including physical valuation. Layered Ltd company with deposit sources from various other companies so certainly not straight forward. Wouldn't have been possible without the great communication between BDM Alex Witham and underwriter James Cooper-Smith. Purchase needed to complete before the end of the month and I submitted the case on the 08/03, both BDM and underwriter turned it around to ensure a swift offer was issued. Great to see a lender with a common sense approach to lending! I've placed numerous cases with Landbay and will continue to do so. Great work from the team there.

The process of this application elongated by the numerous requests for more and more documents, some of which had been provided. However, rather than assess the case and then give us a one off list of what was required we were sent numerous requests for further items each time meaning various trips to see our client or contact him to get documents to us. I also disagree with the fact that the client foots the bill for the lenders legal costs and that only certain solicitors can be used. This is almost as bad as the time when advisers used to sell endowment policies and other insurance advising clients that they HAD to do this to acquire the mortgage. This is practice that the FSA( as it was then) blocked and I believe that the FCA should step in and stop this practice now !!!!!

I had a nasty and expensive experience with Lanbay. After receiving a mortgage offer and spending significant money on legals and compliance Landbay pulled our just before completion and REFUSING to give any reason. Significant costs have been incurred and tens of hours have been wasted. Avoid like the plague.

From my initial enquiry with my BDM Gabrielle Latifi, through to completion, Landbay were on hand to assist and resolve any issues that arose (and there were plenty). My particular thanks go to Glenn Shipman, the appointed underwriter, without his knowledge and efficiency the process would have been made a lot more difficult and I doubt we would have achieved simultaneous completion of 39 properties. First time using Landbay and a great experience it was.

Absolutely disgraceful company. I only got involved with them due to my broker approaching them. I have 15 properties, so consider myself a professional landlady. They charged me £230 for a survey and £199 application fee. Said they wouldn't lend on the house due to rising damp, which as a responsible landlady, I would have fixed. So they pulled out, then they refused to return my application fee. I am going to send an email to the Financial Ombudsmen about this company. I would advise anyone to steer clear. As expected a poor review from Nick below basically saying up yours all for £199 taken from a customer. GREEDY and UNPROFESSIONAL!

Both the BDM Jonathan Braddick and the underwriter Chloe Newton were very accommodating to this and helped to push things through and get it over the line in very quick timescales!! Stay away, awful company. Cost me months and thousands of pounds in fees, for them to decide not to extend my offers, as it wasn’t so beneficial for them. Interest rates high, fees high, want you to pay the survey costs and arrangement fees so they can walk away when they feel like it, or make up legal objections as to why it doesn't work for them, albeit it would work for every other lender. Don’t listen to there nonsense, financial criminals in suits.

Russell and my BDM Beth have been excellent throughout the whole process. The case had to be re-offered a few times due to the applicants but at everystage Russell was patient and proactive in getting things moving. Will defo use Landbay again.
