I had to complete a product switch for an existing Landbay customer which was extremely difficult. Landbay have changed their funder which meant the customer had to go through the whole remortgage process including valuation and legals. They do not tell you this when you take out a mortgage that you will have to go through the whole remortgage process again upon expiry of your product.It was very painful to say the least. The legal Panel and conveyancing is very difficult as these solicitors do not prioritise this work. If I had known that the process is this bad I would have most definitely gone elsewhere. It has taken months to complete a product switch.

Great help in order to get a purchase completed in good time. Rahead our BDM and Sasha the underwriter on the case were great at communicating each step of the way. Really love working with Landbay and would carry this relationship in the future!

Our underwriter Adam Cross has also been of great help on completing recent two cases. It is always easier to deal with Landbay as they take common sense approach to lending and always looking at ways to lend.

Quick responses, friendly & helpful staff and a really easy to use system

the level of borrowing on the affordability for a portfolio landlord was generous, however during the process a lower borrowing of £224knet was offered due to the 80yrs lease on the property. it was agreed later with the underwriter that if the lease was extended to 100yrs lease, the underwriter (Dawn) was okay to release the full net amount as per the original application. we had misunderstood this on the offer and it only came to light on the completion statement following the lease extension to 100yrs, net amount release was still £224k. had we known that it would still be 224k, we didn't have to go round to extend the lease anyway which caused delays and stress to extend the lease which wasn't required in the first place. it is a bit disappointing experience as the fees are hefty £15k

Rahead Hussain was extremely helpful in aiding us to complete on this case. The client had purchased a property for cash and then spent further funds to add value to the property. The purchase was less than 6 months and Rahead informed me that they can refinance based on new valuation and not original purchase price allowing the client to release further equity to continue to grow their portfolio. I presented him the case to give me the go ahead before the client spent any funds on application. As for the legals they were slower than expected however Rahead helped push this through to minimise any further delays. A pleasure to business with and look forward to working with Landbay and my BDM on more cases soon.
