Repeatedly asked for same documents and explanations after application. Confirmed they would instruct valuation after underwriting (this is an option during Customer confirmation so cannot be due to human error) After 3 weeks proceeded to instruct valuation (after reviewing all documents) then a day later cancel application due to not liking something they literally received on Day 1. Incompetent and disorganised underwriters seem to be their issue. Can't recommend. Many other lenders out there who deal with customers fairly and honestly.

This was a huge improvement on my last experience of dealing with Landbay 12 months or so ago. The underwriting process was much more efficient with far quicker turn around times in response to uploaded documents and clear explanations of what was required. Prior to submission I got great support also from my BDM and the client ended up with a far better product than I imagined at the outset.

My BDM Jon is very good and extremely helpful. Underwriters are also great to deal with and the system to input cases is really easy to use. The products and LTV's mean that I can place deals with Landbay that other lenders can't assist with. Overall, a pleasure to deal with.

It is evident that this mortgage company engage in unethical practices when dealing with their clients. Firstly, this particular mortgage company deliberately delays the decision-making process and takes an unreasonably long time to respond to inquiries. Additionally, they undervalued my property and even made errors in assessing the rental income. I was instructed to provide recent sales and rental data of neighboring properties that were higher in value than mine, despite the fact that I had purchased my property two years prior. My broker complied with all their requirements and even provided information on three properties as against the two requested, yet they still asked me questions that should have been addressed by the valuer. I strongly advise against doing business with this company as they are a waste of time.
