Long wait - but worth it We put our house (near Watford) on the market on 2nd January 2018 with one estate agent. Sale agreed in May. Broken chain in August. Lots of frustration and worry about losing the house we wanted to buy in Cambridgeshire. A leaflet through our door prompted us to go with Nested. Success! We were able to buy the house we wanted in October and finally sell our house in April 2019. Nested were fantastic, always reassuring and professional, always friendly and accessible. Nested are incredible ! We have bought and sold numerous properties and each time there have been issues and delays related to the UK property buying and selling process. We met with Nested after our property had been on the market for months with zero viewings ! The process was outlined so clearly and every person we dealt with was incredibly friendly, knowledgeable and hard working. Nothing was a problem, everyone worked so hard for us to sell our property at a great price in arguably the most difficult market the UK has seen. The advance allowed us to move overseas together as a family, rather than my husband having to start a new job by himself and the family follow once the property was sold. The UK property market process is archaic, but with Nested you remove uncertainty, know your options from the start, and can move on with your life rather than your life being on pause until the stress of selling is over.. if you can sell at all ! I can't recommend Nested enough. They were extremely professional and had a clear strategy for attracting maximum interest and a good price for our property. Their progression team (Stuart and Nicole) were particularly amazing at holding everything together when things got pretty close to the wire, going above and beyond to make sure we got our dream home!!!

Nested enabled us to buy our new house without having managed to sell our flat due to a struggling house market. They persevered with trying to sell it and eventually did many months after we had moved and they made a loss, however this was never made a concern of ours. Communications at all times was excellent and once we sold, and I asked for all our utility bills to be refunded, this was done very quickly and without question. I wouldn’t hesitate to recommend them to others. Although we were initially hesitant in having to use their solicitors Lester Aldridge, they were excellent in the end, in particular Shelley our assigned solicitor. She was always prompt in responding to our emails and calls and pushing the sale through to the very end.

Hugely undervalued my property. Said the max I could get was £50,000 below what I believed it was worth. I went with a reputable agent (remax) who ended up getting me £50k more than Nested's valuation within a week of going on the market. Ridiculous, that's before the data breach incident!

I had an excellent introduction to Nested from Elliott who was courteous and helpful, answering my queries without being pushy. When I was ready to put my property on the market, Jodi was the most fantastic relationship manager. She truly went above and beyond for us and is a huge asset to Nested. When the valuation came through, it was completely in line with my expectations based on a recent sale on my road. There were a fair few issues on the estate agent side of things: no feedback on viewings initially; considerable pressure to keep dropping the price despite not needing the advance for a while; keys left in unlocked key safes; buyer’s initial offer not communicated and a lengthy delay on the memorandum of sale being issued with no communication. Ultimately it ended up in a good place, with a cash buyer found before I needed to take the advance but the process was not without its stresses. However, once I was passed to the sales progression side of things, service levels went back up to being excellent. A variety of issues popped up in our chain but Stuart was always one step ahead and I’m incredibly glad we had him working alongside us to help navigate that.

Nested came on board after I initially went with a high street agent. I was interested to use Nested but in truth their initial approach seemed like they weren’t that interested. They asked me to send photos of my property which we’d enhanced considerably over the 7 years we’d been owners, and they were obviously keen then to do business with us. We had more interest from potential buyers with them, and were swiftly under offer from a genuine cash buyer, by that I mean cash in the bank, not releasing equity via Nested. Nested organised great photos, much better than the high st agent, their photographer took a day and really made a difference. We also had a 360 photo shoot done, this was good too. They hand you onto different departments as you progress through the selling process, and in each case they were engaging and professional. They respond swiftly to communications and made the process fairly easy and at times almost fun!

The Nested team (especially Nicole) worked hard to guide the process in difficult circumstances, but the insistence upon the use of their recommended solicitors is a negative, particularly when Connect 2 Law made the process harder by effectively being a ‘conveyancing call centre’ proving hard to contact in almost all circumstances and to answer a phone call with a message that says “ your call will be answered in approximately 15 minutes” or leave a message, and when you opt to leave a message it then cuts you off. Impersonal e-mails without an identified sender don’t help either. They also managed to lose one set of paperwork, taking 2 weeks to let me know they hadn’t received it. Laura was the exception and proved a great help, but otherwise little to recommend them as a solicitor.

Very professional outfit and good to deal with. Tom was fabulous during our offer process and Stuart was extremely professional and clearly very experienced in negotiating the sale to completion and managing the chain. Stuart in particular has a calming, straight-talking and experienced manner which was invaluable to chain management and getting the deals done.

I don’t know if we were particularly unlucky (we certainly feel it), but we had a complete nightmare with our house sale, until we switched to Nested. In total, it took us over two years to move. We initially used a conventional high street agent, but after about five different buyers and two collapsed completed chains through no fault of our own or our property, we contacted Nested and thankfully they were able to help. We desperately didn’t want to lose another house purchase and needed the advance as soon as possible to be able to salvage our move. The people we have dealt with at Nested have all been refreshingly very professional and knowledgeable about their product and the current market. We took the advance at the earliest opportunity, which does mean we have paid the highest amount in fees, but it was worth it to us in the long run. We were able to buy the property we wanted and almost lost, plus we have now completed on our own house sale and received the remainder of the purchase price after fees. I would highly recommend Nested. You can just use them as a normal estate agent with a comparable and competitive percentage fee, but the beauty is the backup of the advance if you need it. It’s a sliding scale of fees with the advance, so if you don’t take it as early as we did, then it will cost you less. Our experience of the London housing market is that it is in free fall, so if you are serious about moving, Nested really is a great option to alleviate the heartbreak of broken chains, not to mention the costs associated with it when you lose a property which you’ve spent money on for surveys etc. I only wish we had heard of them at the start, as now we have experienced their service, it seems a ‘no brainer’ to us.

I was buying a house that was sold with Nested. They are very professional and helpful and helped with a very difficult process. I personally like their business model so if you're looking to move and become potentially chain free before selling, I would strongly consider them.
