The process was very straightforward and they pretty much told us our decision in principle would be doable after looking at our credit file. We then got the DIP the same day. After finding our house the mortgage offer issued within days of the valuation. No unnecessary questions. Straight forward and with a much greater understanding of how self employed/directors have found it difficult post covid/brexit, with profits up and down. United Kingdom | 25 July 2024Absolutely disgusted, went through a hard time 8 years ago with a failed business and borrowed £42500 on my home to clear that debt, since then I have paid back just over £30000 in 8 years. I have asked for a redemption figure today to be told to clear this loan early ( ends in 2039) I will still have to pay £36500. As I understood when you ask for a redemption figure they would calculate what interest you would have paid over the remainder of agreement and deduct that to get a final payment, remember I am clearing this 15 years early and to be told that I am entitled to a £533 redemption is disgusting, I have worked my backside off to get back on my feet to find I’m being robbed in clear view.

United Kingdom | 18 July 2024Had an AIP prior to submitting full application through broker. Everything declared etc. Upon submitting full application requested lots of extra documents, including for my husband. Husband is on Family Visa, can't apply for ILR until Oct next year, as a result they £0 income. They then asked for various documents including employment contract for him etc. Despite the mortgage being for £57,000 and the payment amount £355.00 they have declined on risk, despite asking various info. Additionally, they can see I have paid rent £825.00 a month religiously for the past three years without missing a single payment. The laughable thing is, the rent and mortgage amount, shared ownership is less than the rent. Made me jump through hoops, questioning various info. I asked if we increased the deposit etc, would they consider a counter offer, no. Refused to help. Peppermoney talk about using an approach which supports people and looks at the facts of each case. Now lost our dream home, £150.00 application fee and the costs of the solicitor. I've had nothing but stress. I see many cases here reviewed where the cases are much more complex or have bigger issues such as CCJ's etc. Not willing to help. No other options, because we physically can't apply for ILR until next year, despite being almost 5 years in, I don't understand why this would preclude an offer, it's not even for a full mortgage. Avoid ** Reply To Pepper Response - 17/07/24 ** Thanks for responding. I was through a broker so not sure if you will contact the broker directly. It seemed very strange as one moment it was looking like we were 80% there. You had asked for some clarification as it looked like a pay day loan, however this was incorrect and documentation was sent to show this. You were also awaiting details from landlord to prove no arrears which there isn’t and I was in the process of getting. I would appreciate if you potentially have made a mistake you let me know asap either direct or through the broker. I had the draft copies of the sale and was only awaiting the mortgage offer to then be able to exchange. It makes no sense that the rent/service charge and mortgage is less than my current rent ! Please let me know asap as if you change your mind I could let the housing association know and not sign the discontinuation letter for the solicitor. ** Update - 19/07/2024 ** Pepper called this morning following on from the response to my initial post. I genuinely thought the comment here would not yield anything however, to their credit they followed through and called this morning. They advised that on initial review it could have been sent for exception regarding the visa situation and unfortunately this had for some reason been missed. On paper everything else was fine and they were really sorry about getting it wrong. They agreed a simple phone call either directly or with the broker likely could have resolved the issue. They rereviewed and said they would immediately send for exception and due to the stress would refund the application fee. They advised they could not see any particular reason the case would now not be approved but of course a senior manager would need to grant the exception. They advised this would hopefully be done today. They then called back (Andrea) to advise it had all been approved subject to valuation and that the valuation had again been instructed ! Despite all the stress, they have come through. They did thank me for using truspilot as this allows them to ensure when cases go wrong they can ensure a review is done. In my case I would have lost my dream home. Thank you to Andrea for being a superstar, understanding, compassionate and genuine ! Real credit to the team !
