They offer no help with negotiations or do not actively try anything differently to make the sale happen. When you yourself find a client, salvage a deal, negotiate and bring a buyer to the table, they waste no time in reminding you that you will owe them the commission no matter what. I was never against paying them for their legal work and the marketing fees were paid up already. It felt odd to pay commission on service they failed to deliver. Three starts only because their polite back office staff and the partner involved in the transaction did a good and quick job with the paperwork.

I sold my first property through McEwan Fraser. My experience with the various people throughout the process was overall positive (especially the legal department), however following more research into it I have been left really upset with how much I spent for the marketing services I received. I was immediately approached by a property valuer from MFL who was very lovely and explained MFL were aware they charged more for their services but this was because they would strive to get me the best price for my property. This gave me the confidence to use them because this was my overarching aim. They charged an estate agency fee that was a percentage of the sale price *as well as* a number of additional fees for each aspect of marketing (everything from listing on rightmove and zoopla to the 'for sale' board etc). After having done more research into other estate agent fees the last months I learned this was extremely expensive - not only do other agencies include higher quality marketing as standard (eg property video, online portal listings), but they also do so as part of the sole estate agency fee. I worked out I effectively could have paid half of what I did for at least the same service with another estate agency. The brochure in particular took very long to be produced (over and above being expensive, that I doubt many people even look at) and there was an unnecessary delay as a result of it - my property couldn't be listed online until the brochure was complete despite photos and home report being produced rapidly after signing contract. I also never had the opportunity to discuss marketing tactics prior to listing which I noticed, being on the other end, most other agents use. I feel this greatly disadvantaged me in terms of potential footfall at the start. Once I learned about the tactics, I suggested a change to the listing price, which quickly changed the level of interest for the better. During the process of receiving offers, I felt like there was not much being done to maximise the sale price from interested parties unless I explicitly asked for a certain price myself - knowing I had paid extra to get more for my property, the very thing they prided themselves in doing, made me wonder why this had to come from me. I don't think I would use MFL for any future property sales as I realised I would have gotten much better value for money if I shopped around.

The final stage of the whole process, getting our contract and money, went incredibly smoothly, Callum Kavanagh is the prime example of great, efficient service! Andrew the estate agent, our initial personal contact, was also efficient, approachable, and effective. We felt he was a trustworthy estate agent. In between, we had to keep an eye on things, but I still give 5 stars as these were minor things we could address, and got good responses from the company. Would definitely use them again.

My name is Jennifer Combe, and I was selling my house at 237 Colinton Mains Road, Edinburgh, EH13 9BT. I was full of anxiety, as the previous time I had sold a house, the buyers signed the missives without having a loan, and I was only informed a few days before the settlement date and, to cut a long saga short, I ended up bridging for months, and lost a lot of money which took me 5 years, 3 solicitors, and me ending up representing myself in court to get some of it, but not all of it back. That’s why this time, I did my research, and McEwan Fraser Legal came out top on comparison sites, so I got them to sort everything out. Initially a man called Jonny Clifford came to value my house. He listened whilst I told him my previous experience, then explained everything to me, and assured me I would be looked after. The MD also called me to offer reassurance. I had a lot of viewings and I got a lot of offers for the property, so went with the best one. However, the entry date hadn’t been set, as the buyer was waiting on his house to settle. To my horror, the buyer had put his property back on the market without telling us, so there was a delay. I was assigned a solicitor called Barry Haq, and to be honest, because of my previous experience, I didn’t exactly make his job easy. However he remained calm, explained everything to me, and was extremely patient. There was one or two hiccups, due to the amount of time that passed since I accepted the offer, but Barry Haq sorted it all out, even although I was a complete wreck, and not easy to deal with. Once the buyer finally let us know what was happening, and set an entry date, everything was plain sailing. Barry Haq was also dealing with the purchase of my next property too, and everything with that went smoothly, with no trouble at all. I would definitely recommend McEwan Fraser Legal, and if buying or selling a property, I would definitely recommend Barry Haq. In addition, I wanted to make a Will and Power of Attorney, so Barry was able to put me in touch with someone at McEwan Fraser Legal to deal with those too. A lovely lady named Erin Murray sorted everything out. An excellent company with a personal touch.

Great business to go for if you want flexible times for communicating due to extended opening hours and prefer communicating by distance (ie email and over phone). Had seen good reviews for this firm for people selling houses and I was rushed on a bank holiday to get an offer in for a property where most solicitors were shut this day and had phoned 12 places with no answer until this one. As a first time buyer in a rushed time frame to buy a property I wanted, Jamie McIntosh was quick to provide service for my initial offer and communicated all initial requirements well though following this when I had any queries communication had stopped, leaving me confused on further steps. I was confused about exact wording to use on forms and had asked for assistance but had no information with my initial planning of funds forms. On forms some information was stated as urgent but nobody had chased me up for it which I found odd. Same with most communication via email following initial phone calls when sending on documents, where in a world of cyber crime and fraud, I realised towards near the end of my experience isn’t recommended by law firms so would be asking to have things sent by post if working with the business for anyone else reading this interested. Weeks later was assigned Artur Lasisz as my main solicitor who I understand worked well to provide everything I needed alongside legal assistant Gemma Hayward. Gemma was a fantastic addition to the team who communicated efficiently to all my queries and help me understand more as a first time buyer compared to others in the business I had communicated with. She updated me regularly when I enquired with superb detailed information. Towards my initial proposed entry date it was only the day before I was notified this would not go ahead which in some circumstances where people are selling homes in a chain, would have left people not in my home situation at the time, homeless, no fault of this team though I understand not much attention was made towards this deadline or even a call to other selling solicitors to say a later date would be more advisable for notice. At this time Artur was on annual leave and the business placed Lewis Hay to cover where he had arranged mortgage and deposit payments in Artur’s absence but when I had questions about the process communication wasn’t too efficient. When it came to sending my deposit the forms terms and conditions stated CHAPS payment was needed (at an added cost to sender) though when discussing with my bank they had advised this is not required for my sum to be sent and the time it took to get a confirmation from the firm was unusual as had to ask the question several times in different ways of wording to get a final answer. Unusual a firm would do this in their terms and conditions without knowing how to answer. My bank advisor even advised that she was concerned about fraud as I hadn’t received any letters for my documents or details asking for deposit by post (anyone can pose as a business over the internet asking for money and making fake invoices such as the one advised by Lewis) which was quite a concern at the time and had me doubting al my communications so far. Thankfully a few calls on the day sorted this with the firm confirming details at the time of payments. Despite the stress of sorting this a few days in advance of my initial proposed entry date, I had got a call from Artur at my work stating the date would not be possible. At this point Artur and Gemma were excellent additions to the team guiding me through the processes and my queries whilst also sorting and passing on all relevant paperwork. I had some issues with my proposed new entry date and had been given 2 days notice for entry whilst working and only having 7 days to inspect the new home in working order (no fault of Artur here as was selling solicitor side) and Artur was generous to accommodate my working hours to receive keys after solicitor working hours or even said would arrange to assist by other means. Was able to get away from my work on entry date to collect keys early and the team were very accommodating and managed to secure me my home in the end. Communication could have been better but they did the job required. In terms of recommending to others I’d say if you’re right for time securing a property go with this firm, though don’t expect to be guided through the process and be sure to know how to research much of it on your own. Might be different depending on who is working on your offers though. May contact them in future if selling house if struggling for getting someone but otherwise will probably look elsewhere. Prices overall fair for their services though and is easier to sort things like Will Writing when same firm has all information to hand. My experience was not smooth though not fully due to this firm.

Everyone in every position within the team were fantastic at delivering top quality service. Whilst not the cheapest quote provided I am so glad we made the right choice and used this team. There was nothing they could have done better. So professional and courteous throughout the journey. Mr Barry Haq was the last cog in a very well oiled machine, taking us through the final part of the journey in concluding the sale.
